@Lemonylemony well that's what the vendors told me but the title plan isn't clear so in theory it could be somewhere else. Have tried to look for the gardenlaw forum but can't seem.to find it

Just received feedback from my EA to say that a couple who viewed my house at the weekend loved it, it ticked all the boxes... but they’re put off by the fact that the heating system isn’t conventional, and don’t want the hassle of putting in central heating.
Arghhh! So frustrating, especially as the house heats up really well on the current system.

Congratulations on the exchanges and completions!

Sad day here as it looks as though it's all falling apart. Buyers cancelled their survey and have gone awol, completely non contactable for several days. EA takes this to mean that they've pulled out but they've not communicated this to the EA. We are facing the unbearable reality of having to repost and have even more viewings. I don't get why this is happening to us as we are extremely well priced against the competition. Who pulls out but doesn't let the EA know that they have. Something just doesn't make sense. Clinging onto the last bit of hope that there is some sort of misunderstanding but we are following our cues from the EA and they seem to indicate it's bad news. Feel like having a sob into my pillow.

@Wherewhatwhy that sounds very frustrating, how much time are you going to give the buyers before remarketing?

I’ve asked my solicitor if we can exchange today and complete Monday, as it would give me piece of mind over the weekend. She’s taking that to the vendors solicitor 🤞🏻

@Wherewhatwhy sorry to hear that. It’s so devastating when people do things like that. If they don’t want to progress, why not be open and honest about it, instead of going AWOL! A few years ago, on a previous sale, I had buyers go AWOL on me twice in a row at exchange stage!

Thank you for everyone’s supportive messages earlier today. I feel like I am in a roller coaster. We put the house back on the market last night and we now have 2 viewings tomorrow morning. I now need to get the house ready to view by the morning because we had started to pack!

@Wherewhatwhy I am sorry to hear about your buyer, it is such a horrible feeling. I would go with your agents instincts and get it back in the market.

Oh I am flipping fuming. So now we can’t even complete on Monday, as one half of the vendors (divorcing couple) onward purchase is not ready to complete until 5th October! Which means the other half’s mortgage offer is going to expire.

I’ve just spoken to both my solicitor and the estate agent to ask if someone can ask if the half whose onward purchase is delaying everything not just go and stay in a travel lodge for a week. Everything is in jeopardy here.

Tenterhooks again.

To me this going awol thing is a massive red flag but for now we are holding off remarketing as apparently a mortgage valuation is still booked in (not for ages though). But surely it could be that they could've just not cancelled that either as I doubt they are paying for that so won't be financially worse off. When else will they be impossible to get hold of?! I'm going to have this worry hanging over me for the rest of however far this godforsaken process lasts for. I wish we had met them so that this process was more personal. It's so much easier to treat other parties badly when they are faceless.

@ElvisandAngel great to hear you already have a couple of viewings lined up. Fingers crossed you get to progress again soon.

@Lemonylemony what a stressful time! You almost wonder if they are doing it on purpose in spite of their spouse. Very annoying situation to be caught up in, I hope you can work out a solution soon.

I agree it might be a spite thing.... but it seems they’re both still living at the address together, as we have to get both of them out and in to their onward purchases to complete, which is bonkers if they are not getting on to the point of sabotaging each other!

I am so angry right now. If they don’t at least exchange on Monday I’m not sure I want to stick with them. I have no faith they’ll ever complete and the clock is ticking on our SDLT holiday if we have to start the whole process again.

@Lemonylemony that is truly appalling - surely the divorcing couple/their solicitor were aware of both the expiry of the mortgage offer and the position of the other onward transaction?! This sort of last minute chaos absolutely drives me mental from a professional point of view so it must be truly infuriating when it's actually happening to you!

@Wherewhatwhy absolutely awful behaviour from your buyers if they've gone AWOL. Your agents will be experienced in this kind of thing so I would take their lead, if they do turn up again you can always take it back off the market and continue with them. One of my colleagues has a client who is on her 6th potential purchase transaction now, she's pulled out of the first 5 for various flimsy reasons. The latest one she's gone AWOL on and the house is now back on the market as of this week, because she wasn't responding to the EA or my colleague. She actually came to view my house - I think I had a lucky escape when she didn't want it Shock

Had our homebuyers report, all low risk (level 1 and Green) apart from the back door of the garage which is a 2 and the gas and electric which is a 3 because they haven't seen the certificates. I'd have had a massive panic if it wasn't for this thread.

I have a couple of questions for our solicitor to ask but not many. Even though it was all fine these reports still make for worrying reading. I suppose they hedge their bets so much that it still reads like the place is on the verge of falling down Grin

Another step forward to exchange I hope. I really want to move in now.

@Lemonylemony I've come on to check in on how you got on and I am appalled! Who holds the cards here in these situations because it depends on who's solicitor puts their foot down! Can you say Monday or game over? Risky bluff calling?

So the estate agent managed to speak to both of the vendors, and the one whose purchase isn’t ready actually did agree to complete this Monday anyway and go into storage/hotel for a week....BUT their solicitor had already returned the other ones mortgage money 🤦🏻‍♀️ so that’s not happening. There was proper swearing from me when the EA told me that. These solicitors are really fucking useless. They don’t seem to want this to bloody work! It’s been the estate agent doing all the hard work talking to people.

After discussion with the EA I said I want to push to exchange on Monday and complete the following Monday, and if they don’t then I have very little faith they actually will ever complete the sale and will be considering my options.

I don’t know what this all means for mortgages, my solicitor tells me if we don’t complete Monday, which we clearly won’t, we have to return the funds they have to my lender and then “hopefully”(!) we can get them back a week later.

@Lemonylemony that is truly shit. I really hope that they come to their senses and sort something out very quickly. It is so stressful normally, but that can go to super stressful when people act like this.

Our estate agent has been brilliant and has sped things up so much more than the solicitors acting on their own.

I really hope that it turns around for you and you can come back with good news.

I'm really sorry to hear what some of you are going through, it is just the most painful process. There's GOT to be an easier way surely.

So we got keys at 1pm, house looking gorgeous, kids LOVE it. Snagger came around and said it's the best Barratt house he's seen and would be very happy with it so we are very relieved from that point although do have a plumber coming Monday as there appears to be a problem with the pressure.

Cant believe we have to move again tomorrow after just 4 weeks but last push now, they kindly gave us some Prosecco and chocolates so will enjoy that tomorrow night!
