Our IFA has said most banks are in meltdown. Nationwide's whole admin side collapsed on Friday and NatWest too is in melt down. So if anyone is with them it might be why you've got delays.

Found our purchase property valuation went through fine, phew. Have chased our EA about the valuation of ours but we are hoping no news is good news.
Our mortgage application with Virgin Money got delayed as they said we were missing a document, but our IFA has been on and proven it was sent with the rest so hoping they can just approve and not stick us back of the pile again as it was their fault. Currently waiting on our surveyor to arrange a date with the vendor, but earliest they can do is end of the month which is frustrating. Have also chased our EA about if buyers want a survey. We are going to offer them ours if they want it instead - only 7 years ago, not much in the scheme of a 300yr old house.
Solicitor current in process of seeing if we can negotiate on 10% deposit on exchange - thank you to everyone on here who advised us on that!

We've just found out our vendors vendor hasn't got their pack from the solicitor yet! Apparently they've been chasing and chasing. It blows my mind that people don't just go to a different solicitor. It's end of chain so it's just the sales part. How long does that part take?
The rest of us are all answering final queries etc and have signed our contracts etc!

AAAAHHHH I need a new phone.

Bank called this morning. Having waited for 6 weeks for the 'call' to say that they are looking at the our application, it just happened to be the time I was speaking to my boss. I quickly spoke to the bank and we agreed they would call back in 10mins. They called back but my phone did that thing where it crashes so you see a call but the touch screen ignores everything you are doing and carries on ringing to voicemail. FFS even the phones are playing into the delayed mortgage offer.

Now I'm calling back, it takes me on average 45 mins in the queue on phone to call my bank. This is so painful.

And now because I'm waiting to see what sort of update the bank had, I can't concentrate on anything else.

RANT over.

@kerrymucklowe2020 I think it depends on your solicitor. Ours were sent at about week 5 but our solicitor is brilliant. Have you signed yours yet?

Specialist damp survey did show small amount of damp in living room wall sadly ☹️ Quote says 2k to fix. Our buyer is however only talking through their solicitor it appears as the EA can’t get hold of them, which is stressing me out and dragging it out so much!

Just had a call from our EA. Buyers mortgage is through, but they want their family round to do a second viewing and take measurements. Now my anxiety is through the roof that the family might not like it and they'll pull out. It's just like one panic after another!!
@AmandaHugenkiss have they said what is causing the damp?

@Lurchermom failed DPC in party wall they think, just needs injecting a new one and they guarantee it for 10 years. Not a big job but they can’t do it for several weeks and our buyer wanted us to do it before completion!

If my mum lived close enough to view she would definitely want to come round and get excited at a second viewing, I’m sure they will love it!

As in you need two people to witness your signatures. We just popped straight to our friends house to do it so it was back in 24 hours.

I never asked our solicitor. I always assume you need someone else plus our solicitor is wfh anyway 😂

Can I join in? We have a buyer with a fabulous deposit (about 56%) but we cannot find anything to buy in our price range as the market has stalled a bit round here and nothing new is coming on. Very frustrating.

So we were all ready to exchange on our sale on Friday.. until we hear from our Buyer that we haven't responded to final queries - yes we have! On Friday! And my solicitor has proof... grrrr - this better not stall things!

@kerrymucklowe2020 one witness per signature ie one for you and one for partner, if applicable.

One in the solicitors might know if a receptionist can do it, I wouldn't have thought so though @Jujuball ??

So our estate agents seem to think our vendors vendor are 8 weeks behind everyone else! What do we do?
If it gets to next month, do we ask her to go into rented? It was part of our asking price offer that things progress or she goes into rented! Aghhh
