Hope this is the final one for us!

I dipped into a previous thread. No news here - we’ve had two viewings last week but our estate agent is a bit shit about getting/passing on feedback.
Tempted to post a link on chat so unemotionally involved people can tell me why our house isn’t selling.

MovingTowardsANewPositivity · 06/09/2020 15:07

I'm going to continue to lurk if that's okay? Our house has been on the market for 16 days and we've only had one viewer so far who wanted to offer but the offer they had on one of their properties (they're selling two) fell through Sad

Our estate agent has completely ignored my last answerphone message (Weds) and two emails sent Thurs/Fri last week...so we have decided to give 14 days notice and use a different agent when notice period is over, as if their communication is this bad in the first two weeks we don't have any faith in them should we ever actually find a buyer Sad.

Feeling very despondent tbh, the dc start at their new school tomorrow, so it looks like I'll be doing the 400 mile weekly school run for a while yet... and we've found a property we love but daren't even go and view it as we're not in a position to proceed at the moment, so far I can safely say I am not enjoying this process much!

Hope everyone else's sales and purchases are ticking along better than ours so far!

Purplepooch · 06/09/2020 15:37

We went on the market just over a week ago and the agent made a huge deal about early momentum and having an open day the first Saturday. We had one viewer.
Fed up not with the fact it is only week one, but the way he built it up. I know they are all sales people but he totally drew me in!

SecretOfChange · 06/09/2020 21:37

I started the process before lockdown in March and completed in the end of August. No chain. I'm glad it all happened because otherwise I imagine it would take that time again to complete on any other property and I need to move.

jelly79 · 06/09/2020 21:49

I literally can't sleep! Have a head full of lists (I've just written down) hoping to exchange and complete this week so the not knowing is awful! I am working till Wednesday and want to move Thursday! Trying to be as organised as possible if we cross the line

Please can you let me know what's on your lists? I want to be organised but don't want to get toooo excited.
Sweetpopsicle · 07/09/2020 09:43

@jelly79 me too !! Im hoping to exchange and complete this week aswell..so very nervous ..

jelly79 · 07/09/2020 10:11

@Sweetpopsicle it's unreal isn't it! I am doing a 4 hour travel today to work from home. Parking outside my new house to walk my son to nursery haha! It's the not knowing that is killing me! I'm packing up as if we will complete on Thursday! (Whilst working)
How likely are you to complete? Good luck!!!

Bells3032 · 07/09/2020 11:30

hello all.

Some positive movement for us. for our purchase we have transferred the funds to our solicitor for our exchange. just waiting for the final bits of paperwork. our sellers seller is being a little slower but we aren't too bothered on that front. we said we would wait (actually the longer the better for us tbh).

For my sale my tenants have agreed to move out on October 25th so told my buyer they have 7 weeks to get all legals in place so we can finally exchange on October 26th! fingers crossed it'll all go through.

AmandaHugenkiss · 07/09/2020 12:07

@jelly79 so excited for you! I can’t wait to get to this stage.

AmandaHugenkiss · 07/09/2020 12:08

Today’s update: our estate agent has called our buyer a CF and gone to tell them their demands are unreasonable. She’s a pit bull, so I don’t envy them 😂

tigerbear · 07/09/2020 12:13

Rejoining. I was on here months ago, house been on the market since March 😭
We got an offer as soon as restrictions lifted after lock down, for way more than we expected, then our buyers were rejected for their mortgage.

We’ve had loads of viewings since, and have reduced the price by £25k.
We had offer accepted on another place 3 months ago (when ours was under offer) searches done etc, but understandably they’ve put it back on the market.

So fed up of the whole thing now!!

JustFrustrated · 07/09/2020 14:00

@ScotsDream post it on here?

jelly79 · 07/09/2020 15:05

@AmandaHugenkiss ahhhh thank you although it's painful today as I have messaged solicitor twice today and had no response! Need to know!!

BumbleNova · 07/09/2020 15:38

i need to join before I have a complete breakdown and murder the estate agent, our vendors and their solicitors.

Hoping to exchange this week and complete the next. My buyer is already in temporary accommodation and jumping up and down to get in. but obviously our bastard sellers solicitors will not respond to any emails about whether they are good to go thursday or not. its been nearly a week.

I'm heavily pregnant and loosing my mind. its a really simple chain and its taken 14 weeks to get to this point. the communication has just been so so bad.

Our sellers have been wildly unreasonable but its just time to get this done.

graduatedbob · 07/09/2020 16:14

Joining this thread as we are in the process of selling and buying,. Offer was accepted on 15th August. In theory it is a short chain. We're selling to a FTB and buying somewhere chain free as cash buyers as we're moving to a cheaper area. Our buyer is having mortgage survey this week although the buildings survey has just been delayed by two weeks. Really want to exchange before October 31st to help with secondary school application, but we have till 11th December at the absolute latest. Things are moving quite slowly at the moment though!

Maybenexttime08 · 07/09/2020 16:18

Sadly not much for me to report today. Our buyer told the estate agent last week that she would like to exchange this Friday, so I duly emailed our solicitor checking that this should be possible. Of course complete stone cold silence since, so no idea if it's going to happen or not. On the phone first thing tomorrow!

Fern204 · 07/09/2020 16:25

Checking in. Its been six weeks since we accepted an offer on our place, but three weeks in, the bottom of the chain cash buyer was replaced by a FTB who needs a mortgage, so everything has slowed down. We are pushing to complete end of September, might end up first week of October.
Our DS starts sixth-form on Thursday, which is a 10 minute bike ride from the new house. Sadly its a 40 minute drive from this one, so I will be clocking up the miles until we move.
Our last sale fell apart the day before exchange so stress levels are high.

kerrymucklowe2020 · 07/09/2020 16:38

OMG! Someone mentioned contracts today - fucc k this is getting more real now!!!!!

Zebrahooves · 07/09/2020 16:47

It sounds like a lot of you are getting closer to the end.

We are into our 11th week now. Our solicitor is still on holiday and our seller has decided to change some of the furniture that we had agreed to buy. Aaarrgghh.

Good luck to those with actual exchange / completion dates.

Baxdream · 07/09/2020 18:33

I've been so good and haven't chased anyone today! I haven't heard anything but I normally harass them all 🤦‍♀️

Nearly 7 weeks in now!

jelly79 · 07/09/2020 18:53

Absolute silence from the solicitor today which makes me think things best move along tomorrow! I need to sleep tonight I was awake half the night!

What are you doing with unwanted furniture? I need to get rid of a bed and table but being messed around with Facebook - need them gone!

Zebrahooves · 07/09/2020 19:30

@jelly79 I've had some success selling unwanted furniture on FB.

I have had weeks of silence from solicitors before. Hate this process.

caffeinebuzz · 07/09/2020 19:35

I'd like to join! We accepted an offer on our house 7 weeks ago to a couple with a buyer and completed surveys / searches. Then we found a place and had an offer accepted a week later. Six weeks later, survey and mortgage all done but still no draft contracts from their solicitor Hmm

jelly79 · 07/09/2020 19:42

@Zebrahooves I've sold some bits but put others up for free and get loads of questions and no real commitment - not sure what to do with it
