@jelly79- have you contacted any charity shops? OR there's a charity ( not sure what it's called. ) But they help people with little or no money with furniture to set up a home?

@kerrymucklowe2020 I got some moving tips off Pinterest

Notyetthere · 07/09/2020 20:36

Eeekk @kerrymucklowe2020 that is definitely hopeful mutterings for you. Fingers crossed.

@Zevrahooves I feel you with regards to furnitire and other things. Our vendors have offered a few items for free which we have gratefully accepted. We also offered the equivalent of those items to our buyers who also were happy to have the items. Only then for our vendors to come back a few days later and say the washing machine they offered isn't draining and is broken. I almost cried as I didn't want to tell our buyers that we withdraw our offer of our washing machine as they have been very patient with us and our slow mortgage process. Now we are going to have to buy one when we move.

@tigerbear I'm sorry you are coming back here. Good lick with the sale and hopefully it is a quick one. The banks having tightened their lending criteria has affected many.

Jujuball · 07/09/2020 20:48

Congrats to everyone making progress today Smile hopefully the finish line isn't too far off for you all, I'm very jealous!

New EA is coming to take photos tomorrow so I'm leaving work half an hour early. Already stressed at the thought of my email inbox after leaving it unchecked for half an hour Sad! Feeling quite nervous about how the new listing is going to go too. I'll be gutted if we still can't shift it after changing agents and dropping the price considerably.

boredboredboredboredbored · 07/09/2020 21:08

I'm week 10 into the sale of my house. I'm going into rented until next summer as relocating but need to stay local so DS can finish GCSEs next year. You'd all hate me as I'm dragging out the sale for as long as reasonably possible as the less time I can spend I'm rented the better. I've told my solicitor to drag her feet! I wonder how long it could go for without chasing anybody up?!

tigerbear · 07/09/2020 21:35

@Notyetthere thank you. Sadly, I don’t think my house is going anywhere quickly. We reduced it by 25k on the 8th August, and still no offers. Other places in our area are selling quickly, and I feel like mine is a dud :-(
Only glimmer of hope is that we’ve had an offer from a private buyer, but they need to get a buyer for theirs.

Sweetpopsicle · 07/09/2020 23:11

What do u think of this property..i may need to find a new house to buy as David Wilson want me to exchange next week and i havent completed yet..

Can I join? I have today done all the formalities at the estate agent to get the house on the market so I’m just at the start of this journey. On EA advice it’s going to sealed bids by early October. I’ve no experience of the sealed bids process so would welcome confirmation that I’ve done the right thing.

moveandmove · 08/09/2020 08:21

I thought I was ready to exchange but had an email from my solicitor this morning to say we're waiting for a couple of things from my buyer (mortgage offer and local searches).

I was told the buyer was a cash buyer so waiting for a mortgage offer is a surprise to me. We're 10 weeks post offer accepted so why are we still waiting for a mortgage offer? The mortgage application obviously wasn't done at the start for some reason.

This is going to be a massive hold up isn't it Hmm

Notyetthere · 08/09/2020 08:55

@moveandmove It is likely the mortgage application was done at the beginning but because of the massive backlog with banks, surveys and even some brokers, everything is just dragging. We are now at the beginning of week 11 in our process and we too are waiting for mortgage offer. Our offer was accepted on 14th July, called bank same day for porting and borrowing extra, appointment for telephone application on 23rd July. Then it took a week for paperwork to arrive for us to sign. They received the full pack with required docs on 6th August. They instructed the survey the next day on 7th Aug and survey company could only fit us in on 1st Sept. We received the survey yesterday and I know that our bank would have received the valuation within 24 hours of survey being completed. No mortgage offer yet. Our bank timescales are about 6-8 weeks from them receiving the full application pack.

Baxdream · 08/09/2020 08:57

@Notyetthere that is crazy! We're porting ours and borrowing extra. We submitted our full application via our broker and we got our offer in 4 days!

Notyetthere · 08/09/2020 08:59

The 11 weeks timescale also includes us accepting an offer on our house on 6th July and then spent 2 weeks viewing until we found the house we are buying now.

moveandmove · 08/09/2020 09:00

I had my mortgage offer within 2 days.
Our buyer had a homebuyer survey done a while ago and I asked him if he was doing a mortgage valuation and he said no as she was a cash buyer which is what we've been told all along.
I'm so annoyed.

Notyetthere · 08/09/2020 09:10

@Baxdream you are telling me! Our bank is Platform. They have been so busy and I also believe they had furloughed some of their staff so as lockdown eased the application flowed in. They tend to have competitive rates which is why they received so many applications. However, due to this they have since increased their interest rates on some mortgages and last week even removed all BTL and 90% LTV products to slow down the number of applications they were receiving. I think.

We could have considered another bank but we really didn't fancy paying the ERC of £3k so we are stuck with them for now.

I believe Halifax are quite quick; our buyers used them and they were very quick. I read somewhere that also HSBC were also quite quick but don't quote me that.

Some banks have also resorted to desktop valuation surveys but ours had to be a physical one. Could be due to its age maybe? We are selling 1950s (desktop survey) and buying 1930s.

I'm not knocking our bank as they were great when we initially started with them but if we weren't locked into our current fixed rate, we would have gone to another bank.

AmandaHugenkiss · 08/09/2020 09:11

Our solicitor asked for potential exchange dates in September yesterday! Yay!

Just need to sort out this “damp” reading on the buyers survey now....

AmandaHugenkiss · 08/09/2020 09:22

@Notyetthere we are with hsbc and had our offer back within 5 days through broker. They were very quick.

moveandmove · 08/09/2020 09:26

Yes my offer that came back in 2 days was Halifax.

Baxdream · 08/09/2020 09:36

Yes ours was Halifax too but we're already with them. Ours was a virtual desktop valuation too

Maybenexttime08 · 08/09/2020 10:59

Just heard our buyer has started transfer of funds.. feeling hopeful that exchange on Friday might happen.. now if only our lawyer would reply to us!

Sweetpopsicle · 08/09/2020 11:14

I just had an email from ny EA to say my solicitor hasnt answered outstanding enquiries yet. !!

Im at my wits end..ive messaged and called her..but no response as yet !!!

Wherewhatwhy · 08/09/2020 11:28

I'm shocked as I thought HSBC was weeks and weeks for a mortgage offer but that's promising as that's who our buyers are going through.
I'm still waiting seven weeks later for my offer from Virgin. We should be a simple case and I feel like we've been forgotten about.

RAINSh0wers · 08/09/2020 11:54

We had an initial appointment with the bank last night to discuss porting our mortgage and borrowing extra. We’re doing the full application next week. We’ve booked a full survey which is happening in two weeks and just waiting for our solicitors to get going. We want to get the searches in ASAP as we’ve been told theirs delays but solicitors are so slow! We’ve moved twice before and I’m swearing that this is the last time. The whole process is so slow!

Notyetthere · 08/09/2020 11:57

@Wherewhatwhy I feel you. I worry our bank has forgotten us too. I last called them on Thursday last week and still not got to us. The wait is pure agony. I worry they will come back and ask us for more documents putting our application back down to the bottom of the pile. Somebody on MSE mentioned this and that it added at least 10 days to their application.
