@Notyetthere thank you again! Can we just exchange the day the enquiries are sorted or do we need to agree a day to exchange? I am off from Thursday and my daughter moved to uni Saturday! All very tight 🤣

Joining in miserably. We are at week 12 and on our third buyer, first two pulled out due to financial issues, and mortgage offer being withdrawn (due to her situation not the house).

There are completed searches and surveys on both the house we are buying and our house we are selling, and NOW our buyer has come back with a list of work he wants us to do before exchange. It’ll take weeks, and we will lose the house we have offered on I’m sure if we wait that long.

We are scrambling for quotes and going back to the buyers solicitor to say we will knock the cost of the work off the price of the house but we don’t have the time to do it ourselves. That’s the standard practice in these situations right?

Also apparently their survey showed high levels of damp on our living room party wall; in 4 years we’ve had no evidence of damp (late 70s end terrace) and the surveyor was literally dripping with sweat as he took the readings 🤢 which I’m sure was the problem!! No idea how to respond to his request to “fix” the non existent damp, will talk to the solicitor on Monday but suspect paying to get a damp surveyor out is the only option.

Getting that email at 6pm on a Friday massively ruined my weekend when I was hoping we had reached setting exchange dates 😭

You poor souls, what a strain on your nerves! I really hope you can get it sorted, I do feel buyers can be so cheeky about getting work done. Yes maybe to some stuff which wasn't easily seen (and I'd probably want a damp surveyor to check it out) but I do think buyers go too far sometimes, its almost as if they want you to do the renovations before they move in. Infuriating. I'm terrified for our survey bringing up damp, it's a 300yr old building so naturally we do have some issues because we don't have any foundations and damp courses etc (and nor should we). Our surveyor when we bought the house was an old building specialist on purpose but if our buyers just got Joe Blogs used to checking on new builds O dread to think what they will come back with.

Also checking in. Two months since we appointed our solicitor and he is still staunchly refusing to discuss exchange!! We have our mortgage in place now (phew) but still waiting on a few bits from vendor's solicitor, which apparently precludes setting a target date. We're desperate to move in but work is absolutely crazy for both of us right now and neither has time to be chasing house things up during the day. Sad

We are buying an 1890’s semi which has a bit of damp in the basement (expected and visible) and a few low readings on party wall which surveyor wasn’t worried about. We’re not worried as it’s expected in a period house, and our vendor has been very open with us. Hopefully even if you get a spot of damp in the survey, your buyer will be a sensible individual!

That's what I'm praying for, and if they do kick up a fuss I'm across I doubt I'll be too conciliatory. We are desperate to keep them, but buying a 300yr old house, albeit renovated, isn't for the faint hearted so they'll need to learnt that early on if they haven't already!
Do you know what other works your buyers are expecting/hoping to have done by you?

Checking in too. We are approaching week 11 and managed to move a bit further forward last week. I thought we had received our last bit of information but apparently there is another question to be answered before we can move.

Checking in. Just closing out week 10 here. Hoping to exchange next week if vendor have replied to enquiries and got the paperwork requested by our solicitor sorted, and then complete the following week (unless we can exchange by tues and then we could complete end next week, which would be amazing but highly doubtful!). Seems like quite a few of us are limping through the last bit of the process! What a huge, faffy pain in the arse the whole thing is.

No updates here, nothing happened at all last week except that we went to measure up on Thursday and still loved the house, even in the cold grey drizzle, which was nice. Reminded me that it will all be worth it in the end! Oh and Friday afternoon I had a phone call from our very confused solicitor, asking if we were breaking the chain as she’d had a call from our buyers’ solicitor saying money had been released and he was ready to exchange and complete...right then. Wtf?! Not only had no one agreed to that, I’d actually spoken to our EA the week before (so PLENTY of notice!) saying there was no way it would be possible! Which I explained to her and she went back to ask what the hell he was playing at and I never heard anything else, so don’t know what happened after that. Am now hoping the buyers hadn’t been expecting to get the keys yesterday or they must have had a pretty big let down!

I hope you dont mind me joining you! We accepted an offer on our house about 3.5wks ago and starting to feel the pressure as we havent found anywhere to buy yet.our buyer is a FTB and said she was happy to wait for us to find the right place but obviously won't wait forever. In the mean time we offered but missed out on a house we absolutely loved and now there seems to be absolutely nothing coming on the market that would suit us and I'm starting to worry it was all a bit of a mistake! Eurgh house buying and selling....fun times!

Our buyer has asked us to extend the bannisters, stop the wooden floorboards creaking on the stair, upgrade the loft installation to modern standards, and replace a slightly cracked glass pane in the bathroom, and “sort out” the damp on the living room wall. Which isn’t damp 🤦🏼‍♀️

I emailed our EA this morning to give them an update, and they’ve actually just emailed back saying they will call me on Monday to discuss how to proceed if I send through all the details of what our buyer is asking for. So feeling like they at least know where to go with this even if I’m so frustrated I could scream!

Extend bannisters and fix creaky floorboards?!! Erm...nope!
I might be tempted to replace the glass and tell them the damp has been fixed, should be an easy fix if it's not damp! 😏

Exciting to hear a lot of us are limping to the finish line. My buyer wants the standard 2 weeks between exchange and completion, but it seems that most of you are having a lot less.. should I be asking for less?

Hello, please may I join? We are approx 6 weeks in and things were going quite well - we had an offer on our house within a few days of going onto the market and luckily the house we wanted was still around once we were procedable. It's an ok chain (4 houses, our vendor has no onward purchase) and everyone seemed to be quite speedy with things. I commented to DH yesterday that things were going suspiciously well... (suspect because when we bought our current house it took 6 months despite their being no chain at all!)

And BAM today we have had the environmental search report back and its flagged up that the new house is at moderate risk of ground instability Shock which sounds bloody awful! I could weep although DH keeps telling me not to panic until our solicitor has called us. Easier said than done!

I'm now remembering why I got through such a lot of wine last time around.

I have a question for you lovely people..i complete on.my new build mid october. Completion on sale of house that i sold is hopefully next week. Should i order all thr furmiture now to br delivered when we move in or wait...ive been to measure up and have.all the measurements i need. I thought id do it when i get my money from my property sale as it normally takes a few weeks for new sofas etc.

What do u all think x

Hi sweetpopsicle, I think you can order furniture now but be very clear to the companies when you will be moving. Some are happy to deliver them and some want the stock gone as soon as they have a sale. You need to communicate clearly with each company you're buying from.

So my mortgage offer came in on Wednesday last week and my buyers valuation on my property is booked in this Tuesday so I'll have to do another clean for the valuer.

We haven't received the contract from the sellers solicitors yet , that seems to be our hold up.

The property I'm buying has tenants in until February, we should complete 2 weeks after they leave. I really hope they don't claim squatters rights!!

Another one with mortgage offer having just come in, luckily no problems there, we only got the letter through yesterday so hopefully solicitor will have their copy next week. Solicitor has been very tight lipped, just saying they're waiting for responses from searches and the vendor's solicitor so no idea how near/far we are to getting an exchange date suggested. Building survey should be back in a couple of weeks so just trying to stay patient until then!
