@Burnout101 we asked our vendors to get their boiler serviced as quite an old system - they did that happily.
@graduatedbob we got both electrical and gas safety certificates done on the flat we are selling quite early on in the process, as knew they would probably be asked for.

Thanks @ChristmasTree999 , it's an old system in the one we're buying too so hopefully they won't mind.

We weren't going to get an electrical or gas check as it was completely rewired in 2012 and has the installation certificate in there, and the boiler is the only gas appliance we'd be using there (the vendor is taking the cooker and there's one gas fire that we don't want to use anyway, we're going to have it ripped out) - does this sound ok or should we have the checks anyway?

So in less than a week we have had our valuation and full mortgage offer through and all approved. We couldn't believe how quickly Santander moved on it all.

Tomorrow we have our buyers survey being done and we are nervous about it all as its an old building.

@ramblingsonthego We have Santander too and we were surprised at how quick they were as hadn't heard amazing things. We got our full mortgage offer the day after our survey

@Bells3032 they didn't even come out and do a valuation on the property we are buying, just a desk top valuation. So its all happening very quickly. We have a very good friend who's a builder coming to view the property tonight that we are buying and we will not bother with an independent survey as they missed so much when we bought our current flat it was a waste of money. Also builder friend knows how much he is going to make out of the jobs needed at the new place so he is more than happy to come and have a look lol.

We did when we bought the flat we are now selling. It was OK but they continued messaging us for months and months afterwards. And then a year later messaged us reminding us to get the boiler serviced. It was so weird!

Yes we've avoided exchanging contacts, there are too many weird people out there and whilst I've no doubt it would be great if they were level headed like minded people, the risk of how much of a nightmare it could be if they aren't made me avoid it. Our EA did a great job of communicating between us.

We ended up in a bidding war today Hmm and ended up walking away from it. Back to house hunting now but will go into rented if our buyers want in before we're ready to buy somewhere.

Zero updates here today. I was too busy at work all day to phone anyone to chase and no one updated me with anything. So doubt that completion will be on Friday.

Pants. I’m just so tired of it all now.

@graduatedbob did the surveyor highlight any particular concern about the gas/electrics or is it just arse covering? When were they last updated and any certificates? We did get an electrical survey (EICR) and very glad we did as it’s highlighted some major issues that are actually dangerous so we will rewire before we move in. Sections of the electrics are of unknown age - at least 35 years old - and it’s been hodge-podged on top of since, there was no paperwork for any of it.

@Burnout101 we asked our vendors to get the boiler serviced - last done 2 years ago and it’s 17 years old (“nearing end of expected lifespan” according to surveyor) and they refused. We haven’t pushed it, it isn’t a dealbreaker, planning on getting it done in first few weeks.

My head has gone tonight!! I have 3 weeks left on my mortgage offer with no extension available! I am 4 days in to the wait for the structural survey! I have requested that we are ready to exchange next week and complete the week after in preparation for the report coming back in the next few days 🙏🙏🙏

Hi, I think I might have posted on am earlier thread.

We are 6 weeks in from completing our chain (of 3 - we are the ones in the middle). We still probably have around 3 weeks to wait for searches and 2 until we have the survey done on our new house.

I am finding this limbo so difficult. We are moving areas and we have just started seeing friends/going back to school here, but I know that soon we will be 100 miles away and won't see them any more. My eldest is quite upset and I'm just finding it really hard.

I'm also anxious about our sale and if there is anything they will want us to do. Everything works ok but we have never had any checks done and didn't sort out any of the minor issues from when we bought the house 10 years ago. I am definitely getting the boiler serviced every year in the new one! And of course I'm worried about the same with our new house, and if there is anything, and the seller won't pay, we could be stuck with bills for two houses. I am one of life's worriers. Money is so tight as we are buying without a mortgage, but also the ability to get one, so we don't have much wiggle room if they decide to reduce their offer.

I have everything sorted re moving company and have done everything on time, it's just this unbearable waiting! We need to be moved by November really for school places and my final worry is that the space that the school had last month when we checked will have gone to someone else and then I have to decide where to apply for my 4 year old next year.

I'd live to say I'm never doing this again, but it's not our dream house, just the sensible and best choice with the funds we had at the time, so we'll probably move in a few years!

Sorry i disappeared for a bit. I'v decided to not chase for a week or so. My solicitor is nearly ready so it's out of our control now. It's the top sale that's behind by a few weeks.

Those that are exchanging, when did your chain complete? Ie how many weeks has it been?

Ooh! Just got an email from the lender saying that my mortgage advance has been released to my solicitor!!

So maybe we will buy a house tomorrow, if our vendors sorts themselves out ......it really shouldn’t be all so last minute, should it!
