Solicitor emailed asking for proof of buildings insurance. Bank details submitted to get £8250 refunded in stamp duty! (From developer as negotiated before SDT holiday) we are good to go for tomorrow, this has been the longest week ever!

That's great. We're nearly 8 weeks since the chain completed so we're about right then. The seller at the top only returned her paperwork last week though 😳 so searches will be 4 weeks ish.

We've provisionally booked mid October but we'll see!

Thank you! We completed our chain 12 weeks ago, I mean it's just us (FTBs) and the sellers, they are purchasing their property separately to avoid the chain from collapsing. Mortgage took 7 weeks to process Hmm

@notheragain4 isn't it a great feeling to get the money back! Do you know what you'd do with it yet?

5 weeks since chain completed; contract and transfer signed for our purchase, FTB having our cash buyer's house now have their mortgage approved, so just searches to wait for then can set an exchange/completion date.

Word of warning- DO NOT EXCHANGE telephone numbers with your vendors. They will harrass you if the solicitors dissagree- arghhhh.
I exchanged email addresses with our vendors and it's been really helpful!!

@littlecontis paying off the credit card which has all our new furniture on it currently haha!! It's great as it's enabled us to get the house set up just as we'd like it, it'll be show home ready within a couple of weeks lol (although DH fuming with me as I'm impatient and got lots of it delivered here which means having to transport it to new house....)

- rant alert--
Well my solicitors sent queries over mid August. Vendors solicitor keeps sending back half arsed answers not fully answering them( Ive seen them) AND, despite the fact that it took me less than 30 mins to find out who owner of ransom strip is, she STILL HASN'T MANAGED TO DO THIS. ( And has told vendors MY SOLICITORS QUERIES at this late stage are causing delays!). PLUS despite vendor assuring me all ready to go on his forward purchase, apparently the mortgage company are not happy with the mining report so have sent this in house. - FUMING!!!!

@kerrymucklowe2020 we exchanged emails and I agree with you, don't do it. Our buyers have our email address. I do prefer all communication to be through solicitor and EA.

Exchange on our sale didn't happen yesterday. I will check with our solicitor to see what the holdup was to see if we can exchange today. I had a glass of wine last night and a piriton (reacted to something as rash on my arm) and I slept very well last night. Drug induced sleep but I really needed the rest.

Our bank are sticking to their word that offer to be done in 14 working days so it is looking very likely that we shall have gap between our current house and our purchase. How long the gap is will depend on the number of days ours solicitor needs to draw down on the mortgage and when our bank receive the signed offer from us.

@littlecontis Congratulations! Hopefully we aren’t too far behind you with exchange on our sale.

@JustFrustrated and @ntoheragain4 hope all goes through smoothly for you tomorrow.

@Jujuball I’m sorry you didn’t get the one you wanted. You never know though; our purchase was like this. We lost out to someone else but 6 weeks later it came back on. As for moving out to break the chian and not lose your buyer, it is looking like a lot of this is happening for many people. We also agreed to exchange and complete on our sale sooner than we wanted as our buyers’ rental contract ends soon and also something about secondary school places but having checked this, it looks like this wasn’t as urgent as they made it out to be; deadline is November. Our solicitor wanted to challenge this as she too is local and going through these applications for her DC but we just want to be done with this. At the latest we would have completed maybe a week later than the date they are insisting on.

@Lemonylemony @graduatedbob our buyers got the EICR completed on our house. They then pursued us to have a whole bunch of C3 ratings completed. I think I would only get your vendors to rectify C1 and maybe C2 but then maybe you will want to get this work done yourself to ensure it is done properly anyway like what @Lemonylemony is doing. The house we are buying we know has old electrics and we shall get them checked out when we complete as it needs modernising throughout.

@jelly79 fingers crossed the survey comes through sooner.

@Baxdream our short chain (our buyer/us/empty house) formed on the 14th July when the offer on our purchase was accepted so we are 10 weeks into it. Completion has been agreed for 8th Oct so about 12 weeks. It will be 14 weeks for our buyers from when we accepted their offer on our house.

@notheragain4 I have been looking at salt and pepper grinders...and rugs and candles, all the completely unnecessary items haha! I missed your completion date - when is it?

@kerrymucklowe2020 sounds so bloody annoying. I sometimes wish I had done the queries myself. At one point we had been waiting one outstanding query which our solicitor never even asked....we found out when we told the our solicitor to forward us the email chain.

@notheragain4 same here.! We have ordered stuff to here to take to the next house. We are replacing all our beds so we didn't want to take the old ones to the new house so we are selling/tipping the old ones at the moment. We have thrown out our king size bed frame and are sleeping on the mattress on the floor. We have two new ikea mattresses - super king and double for DDs room ready to be taken to next house. We have several bathroom items and a bedframe on order for the next house. We most likely will be putting our stuff in storage so moving twice which is rather frustrating.

We've held off on buying anything, but got to decide whether to take old stuff with us and get rid when we get the new stuff in, or get rid before move to save on transportation and just live with minimal furniture for a while in the new place. No kids yet so slightly easier. So excited to order our super king bed. Only have a double atm and the mattress is terrible!

Thank you for the info re gas and electric tests. We are buying a second hand new build only 5 years old but I guess it's always worth checking and will wait to see if our buyers want to have a test done on ours.

I have emailed our solicitor as we haven't had any info yet on the property we are buying. I'd like to view it again before we exchange but don't want to do that till I have fixtures and fittings list etc.

We have a secondary school deadline of having to exchange before 11th December, (surely that has to happen-right?) although if there's a miracle and it all gets done before 31st October that would be so much better. Both surveys have been done, buyers mortgage secured searches underway etc.

I'm just wondering about booking a removal company as we are relocating from London to Kent. Do I wait until I have a clearer idea of when we might complete?

Oh my word guys......high stakes drama here. Just spoke to the EA, who is still chasing the vendor to get this final document to his solicitor, if he does, we can exchange/complete tomorrow. If we don’t complete tomorrow......the vendors mortgage offer for their onward purchase expires!!!! So it’s basically tomorrow or it all falls apart!!!!

I don’t know what to do with myself.

@kerrymucklowe2020 that all sounds most ridiculously frustrating. I had some half-arsed crap answers from the vendors’ solicitor on some of our queries, luckily nothing major though so I didn’t feel it was worth pursuing further as they were clearly disinclined to be helpful. Hope yours gets themselves sorted ASAP

I am gobsmacked that the vendor is behaving like this and it’s all coming down to the wire. At least I’m not working this afternoon cos my mind would not be on the job! We’ve just been to B&Q to look at a few things, thinking optimistically. Just picked up about 100 paint colour chips (not even joking!). Going to live in a rainbow.

Been reading through all of this! I know I’m a bit late but wondering if I could join for some advice.

We are relocating and I’m so desperate to move, as DH is currently working away during the week so I’m alone juggling work and our little girl.

We sold our house mid August, our buyer lied about being chain free and said they had exchanged! By then we’d put in an offer on our house on the basis we were in a chain of 3 (our new place is chain free).

Turns out there’s 3/4 people behind our buyer. It’s already fallen through once but has restarted. Luckily our seller is still going ahead ( we felt bad as they’ve had a chain fall through before us). We were fuming and in other circumstances I would have walked away as our buyers are quite unpleasant but we need to move so decided to proceed.

Our mortgage is done, and our home buyers report for the house we’re buying. Searches are taking 6-8, and we only started them on 1st sept.

How soon after searches come back do you think it’s possible to move? I’m told everyone in the chain has mortgages in place etc.

Anyone else in a bigger chain? I feel like I’m on edge all the time. I’m so scared it’s going to fall through, it’s our dream house too and a complete new start in a lovely little village.

My mortgage offer expires in 3 weeks and I am spending today making sure the buyers are ready to go and begging the surveyor to send the report! I have insisted on next week exchange and the week after completion. These deadlines are stressful!

Update from my solicitor, who said she’s spoken to vendors’ solicitor and they’re just waiting to get confirmation from the onward purchase solicitor, and she’ll let me know.... so that sounds hopeful right? Like the vendor might have submitted his homework?
