What's wrong with our house 13 days no viewings

Help us out Please 🙏
We put our house on the market 13 days ago we have friends in the area who have put theirs on and been busy with viewings straight away but we've had nothing.

Three Estate agents said £375 so we started with that after no viewings at 9 days we dropped to £367
We know house is a bit bottom heavy a bit like me and doesn't look pretty but is well presented and has over 80 Sq m of downstairs living space. A huge Kitchen and lounge, 10 mins walk to most amenities as well.

We have seen a house that we love that won't come up again we've put in an offer for asking price but not sure we'll get it as they say they've had 6 offers already.

Anyway here it is do we drop the price some more or just wait a bit?

I think the house Curiosity linked to is inferior, personally. It hasn’t got three bathrooms, it’s got two and the kitchen’s not a patch on yours, OP.

Thanks @VinylDetective it's good to get different perspectives I thought the same but know that other people see things differently.

Also know it's easy enough to be blinkered with your own house and I'd rather be honest with myself than not.

Spoken to EA he thinks leave it for a week and see what interest we get then reduce again if needed. It's a difficult one because we don't want to undervalue it but at the same time we want to sell and move on with our lives.

Also that we are getting regular viewings so the price is in the right region the only consistent feedback is people being unsure about the downstairs bathrooms but that they really love the house and space there's little we can do about that unless we wanted to spend money and time on extending over the kitchen which we don't want to as it still wouldn't give us everything that moving would.

I'll tell the other people on the market that they are all mistaken and the three EA we originally had value the house they are all incorrect plus the report I get sent each week is wrong which is attached especially for you.

Or I could listen to the sensible advice and gradually find the correct price point by reducing it slowly and seeing plus listening to the constructive criticism on here.

After the comments about price I've had a further look at what our competition is and it's a real mixed bag. I think it would be easier to say we are at the right price if all the house on were similar to our but none are.

Been looking at slightly more unusual houses like ours so there's:

So we have this in a side road so quieter but not as big downstairs on at £33995, Here

A quirkier shape house here less room downstairs than us but more conventual bathroom set up at £350000 Here

Not as nice (although not horrible) area and a close so quieter road but near a school so problems with parking. Main bathroom downstairs but ensuite upstairs. Less room downstairs but they could extend at £340000 Here

This quieter road not as big and not as much scope to extend does have a garage. Looks like it's well kept but not sure if the kitchen & bathroom need updating. At £325000 Here

So I'm thinking that the region of £325000-350000 as suggested by the EA is about right and we just keep going people can always offer us less but it's harder in this market to go higher.

Nothing to report at the moment 😔 we dropped the price to £335000 last weekend. Stone who are interested are still waiting to sell there's others have gone for different properties.

EA reckons we are the best house in the 325-335 bracket so now we just wait and see apparently lock down had made it quieter as some have put their plans on hold.

Yes it is frustrating even our EA is saying honestly the house is lovely inside none of the viewers could fault or and none have said it's overpriced. So it's just a waiting game 🤞

Don't tell anyone in case it goes wrong but we have an offer, the EA needs to check their chain is robust but we might actually be there 🤫 hopefully we'll know more soon.

Thanks all really hoping everything goes well and we've made the right decision as we've just put an offer on this house today obviously letting them know our chain needs assessing.

I would have preferred a different style house on this estate but they are like gold dust and often over our budget.

Hi all so after my last post our buyers turned out to not have a secure chain so we missed the house I posted luckily though this week we accepted an offer that was higher than our original offer.

So we have offered on this and they've accepted we just need to do all the usual checks.

Hopefully by some miracle we can be completed by the time the stamp duty holiday ends 🤞

I now have the fun of packing and organising to look forward to, we are fairly organised but there's clusters of random stuff in the kids rooms that I'm not looking forward to sorting.

I hate this part where you end up with stuff in boxes just waiting but I'd rather slowly pack things up than have to do a last minute rush.

I would budget for not being in by end of stamp duty holiday. I very much hope you are though. It just took us a little over 4 months to complete on a house with a 2 person chain (including us). Searches were taking 6-8 weeks to get back
