What's wrong with our house 13 days no viewings

Help us out Please 🙏
We put our house on the market 13 days ago we have friends in the area who have put theirs on and been busy with viewings straight away but we've had nothing.

Three Estate agents said £375 so we started with that after no viewings at 9 days we dropped to £367
We know house is a bit bottom heavy a bit like me and doesn't look pretty but is well presented and has over 80 Sq m of downstairs living space. A huge Kitchen and lounge, 10 mins walk to most amenities as well.

We have seen a house that we love that won't come up again we've put in an offer for asking price but not sure we'll get it as they say they've had 6 offers already.

Anyway here it is do we drop the price some more or just wait a bit?

As others have said it offers nothing from the kerb . The layout is a little difficult , I'd guess that the back reception room was a garage and the toilet and utility room were added linking to the house. Really wanted extra space upstairs as the bedrooms look tight. The rooms want dressing , have a look at new build show homes , most of the house builders will have them on their website.

For me it's the layout and bedrooms. If I was looking for a 4-bedder I'd rule yours out straight away. It's more like a 2 bed house plus tiny study upstairs, with a slightly peculiar extra reception room downstairs.

If there are other 4 ( or even 3!) bed houses with a more conventional layout in that price range then yours wouldn't get a look-in I'm afraid. Was it sold to you as a 4 bed house?

It says four bedrooms but I'm only seeing three, one of which is tiny. The bathroom is downstairs, which is v strange in a modern 4 (or 3) bed. There's no front door. All the rooms are white and boxy with no character except for oddities like a huge picture of an old lady's face. The extension isn't the usual kitchen/diner, I can't quite tell what that room is - is it the long thin one in picture 7 that seems to be an office with a owl cushiony thing in the foreground? The dining room around a corner is also odd. None of these things would doom it at the right price but they're unlikely to make it the top of anyone's list if there are alternatives that have four beds, a bathroom on the bedroom floor etc. Sorry to be harsh, but I can see why it's happening and it's quite fundamental so not something to be solved just with cushions etc. I think you'd probably find your buyer from people who thought they could only get a 2/3-bed flat but were pleased to find a house in their budget, that kind of thing. It's not what someone looking for a 4-bed semi would be expecting imho.

In Bicester you’re competing with all the shiny show homes in the new build developments. Have a look at what they’re going for and use them to present the house better. Also, yes it’s a 3 bed so sell it as such.

Agree with others - it’s a 3 bed. Advertise it as a 3 bed - then people will be pleased with the additional room downstairs.

If you advertise as a 4 bed, people looking for 4 bedrooms will dismiss it. People looking for 3 beds won’t see it.

I don't agree, I would market this as a 3 bed with potential 4th bedroom for teen/granny annexe

The 3 core bedrooms are tiny and the main bathroom is downstairs which is a pain

The rooms are big but all furniture is pushed against walls making it look soulless and corridor- like downstairs. It needs zoning better

As previous posters have mentioned, it's three bedrooms and the bedrooms are tiny, the staging of the house wouldn't make a huge difference to me, but there's nothing you can do about the room sizes.
You bought it so it will sell eventually, I guess with a lot of jobs being very uncertain at the moment, people are reticent to move house?

I agree with the lack of bathrooms upstairs: forgivable in a cheapish Victorian terrace, but not in a reasonably modern house. Also it is clearly not a 4 bedroom house. One of the bedrooms upstairs seems too small to be a proper bedroom with a bed, realistic storage etc....

Potential issues others might see:
Close to 3? schools and train station- worries about noise and traffic
Poor quality photos (the angles used make the house look small and dark, doesn't showcase each room well, plus makes it look like upstairs has a master bedroom and 2 small bedrooms)
Lack of homely pieces- flowers or decor or something to show a family happily live there
There's a ceiling beam left in the open plan downstairs area in what probably was the divider between the living room and dining room
Confusion over where the front door is
Is there a shared driveway in between your front door and next doors front door? That can be off-putting
Small looking garden- again could be due to photos taken
Floor plan- are both bathrooms downstairs? This can be off-putting too
The house shouldn't be marketed as a 4 bed when it's a 3 bed semi with an extension, some buyers will be turned away from this marketing technique and question if there's anything else that has been jazzed up or lied about or if the sellers or estate agents will try to put it on, causing issues later.

Ideas to help:
Retake photos with lights on and from lots of different angles, switch up the decor to make it more family friendly, add candles and flowers/plants
Add plants to the front and back garden
Advertise the house as a 3 bed with extension

4 bed usually means 3 doubles and a single, but it looks like 2 doubles, a single, and a room downstairs that looks like it's not big enough for a bed (even though it is from the floor plan).

I'd get the photos redone at a better height (the angle is really odd!) and dress the 4th bed with a bed. Then have that room as the 3rd bedroom photo with the single as the 4th bedroom photo, if you follow me. Remove the boxes from the top of the unit in that downstairs bedroom if it has to stay.

And make sure the listing blurb says that back area is a granny annexe because it is, rather than potential for a lodger. Sell it as a benefit that needs no further work to implement, rather than "if money gets tight you could maybe have a lodger....." as that doesn't sound aspirational.

I've been trying to put my finger on why I'm not keen and I think it might be the white walls throughout, especially where you have cream/off-white kitchen units and other furniture. It just looks a bit stark, like someone has plonked some furniture without living in it.

I think you could get a better photo of the study- those big units block the view of your desk area which people might be more interested in seeing.

In the room with the corner sofa , you could turn the sofa round to subdivide the space better, and bring the matching chair from the space near the dining table, to make a cosier snug

Then bring the table central into the space where the cream fireplace is to make a more clearly delineated dining area.

It's lacking colour. Paint some walls with strong colours.
The front garden needs sorting. Again, put out some colour, pot plants, anything to make it look inviting and lived in.
The photos really need redoing.

All I can say is I’m glad I live in the north. A house like that could be easily 159k cheaper than that up here.

I agree with others. It hasn’t really hot 4 bedrooms and it just looks like a big modern box that isn’t really done to a great spec.
From outside it looks like a brick block.

Reading that back sounds really harsh....

It's advertised (and priced? Don't know the market round there) as a 4-bed but then talks at length about the 80sqm of living space - it can't be both.
To get over the unusual layout and lack of kerb appeal, it would need to be priced very competitively for me to view it.

It’s the dreaded Guide Price, that will put people off.

But also the downstairs bathroom, small 4th bedroom and just my persona thoughts is the fireplace is in such a strange place.

But looking at your competition the layout and floor space isn’t very competitive in price.

Some of the others have been on the market for a while so you haven’t been on very long yet.

I think thr floor plan needs to be amended to show the room that’s the fourth bedroom and it needs to be dressed as such.

I think it’s over priced op, for most peoooe that’s a three bed house.

The front of the house looks like what I used to create when I used to build a house on Sims as a teenager. You need to make the downstairs look more even to the top (e.g. something in the gap next to the downstairs window)

These are on paper similar properties, the decor is somewhat out there in the first, but they all appear larger and better laid out than yours. So you need to present yours in a way to make it stand out.

Agree - if people are looking for a 4 bed and view this, they see it's really a 3 bed where the third bed is a box room essentially.
Other than that, perhaps try to make the garden/external more appealing?

Price seems ridiculous to me but then I'm in SW so no idea.

I like the inside but i agree the exterior photos aren't very good. You need one without the car taken straight on. You can't really see the garden, it looks quite small but the photo is taken from a funny angle.

The floor plan is awful and hard to understand.

You should always have the first picture as the outside of the house, or people know straight away there is a problem.

I agree no kerb appeal, you need to dress the front of house. Not much you can do but the extension from outside isn't great, why wasn't it done with bricks like the rest of the house?

That 3rd bedroom is so small. And its not a 4 bed, its a 3 bed.

Having now looked at your competition on RightMove, you are significantly overpriced.

Although the good news is bland seems to be par for the course for Bicester!
