Help us out Please 🙏
We put our house on the market 13 days ago we have friends in the area who have put theirs on and been busy with viewings straight away but we've had nothing.

Three Estate agents said £375 so we started with that after no viewings at 9 days we dropped to £367
We know house is a bit bottom heavy a bit like me and doesn't look pretty but is well presented and has over 80 Sq m of downstairs living space. A huge Kitchen and lounge, 10 mins walk to most amenities as well.

We have seen a house that we love that won't come up again we've put in an offer for asking price but not sure we'll get it as they say they've had 6 offers already.

Anyway here it is do we drop the price some more or just wait a bit?

I live near you OP! In a very similar house - one storey extension, but with bathroom upstairs and shower/toilet downstairs. We also have a small third bedroom which is probably a similar size to yours but ours is a pain of a shape, not a proper shaped room like yours. I think most older houses in Bicester have an annoying sized 3rd bedroom, most of Glory Farm where we have lived before definitely does! Your house is also a hundred times tidier than mine and I love your kitchen!

We bought this house 2 years ago for £275k. Unfortunately I agree it’s the price as you can get a 3 bed new build in Kingsmere for this price. I didn’t want to live there but we did compare prices and weigh up maintenance costs/unexpected boiler repair sort of things against the price of a new build with warranties on. The location of your house is great, it’s perfect for the schools/shops/trains.

Waves to @NextName2020 when we relist we are going to be at £350 so should be in a better price bracket looking at what's on Rightmove.

Interestingly we've replaced the boiler & literally everything else, so I'll make sure the agent advertises that. Hopefully the non viewers will be back when they discover there's very little in their price range that meets their requirements which is why the new agent recommended they come look.

Hi all thanks for the kind words. Photographer came on Tuesday and we've restyled the whole of the house it's looking lovely.
The new listing should be up today or tomorrow they said it was going on this afternoon but don't know how long before it is actually online.

So you will all have something to critique soon 🤣

Hi all it's up on the agents website and should load onto Rightmove & Zoopla soon.
Over all I'm happy with the pictures there's a couple of things I've spotted that could have done with not being in the photos but not the end of the world.

@Ringsender2 Yes there's part of me that wants to stay it's a great size downstairs but we need more bedrooms with 3 kids whilst we could extend this house even more we've both mentally made the shift and now with no stamp duty it's the perfect time. It will probably mean moving to the edge of Bicester or into a village nearby and I do love the central location we & do walk into town regularly.

What is surprising is how little extra space we get for our budget we are going up a good few brackets it shows me how much houses have gone up in Bicester.

I like these two photos even if the safety clip to stop.the inquisitive 4 year old get into the cleaning products looks a bit weird. It could probably come off now he's nearly out of that stage.

Hmm wondering if I should get them to add more nice pictures of the garden as it is looking lovely. Although might be better to get some updated pictures once we have the wonky fence fixed it was straight when we put it in 🤔

Thanks @Honeyroar & @TheVeryHungryTortoise it's amazing he's done really well at actually showing the space, it was amazing the difference he really took his time and spent a good hour and half were as the other one was half an hour.

I would say the second photographer is like how most people like their lovers he's taken his time and paid attention to the details except since child number 3 is still an earlier riser I'd rather have the over in seconds 😉
