What's wrong with our house 13 days no viewings

Help us out Please 🙏
We put our house on the market 13 days ago we have friends in the area who have put theirs on and been busy with viewings straight away but we've had nothing.

Three Estate agents said £375 so we started with that after no viewings at 9 days we dropped to £367
We know house is a bit bottom heavy a bit like me and doesn't look pretty but is well presented and has over 80 Sq m of downstairs living space. A huge Kitchen and lounge, 10 mins walk to most amenities as well.

We have seen a house that we love that won't come up again we've put in an offer for asking price but not sure we'll get it as they say they've had 6 offers already.

Anyway here it is do we drop the price some more or just wait a bit?

Thanks @Lougle everything is on the list we saw this house today it is lovely the garden is gorgeous and it's well decorated & cared for plus in a nice location but not sure about it which is strange 🤣

That's beautiful, but the inside photos make it all seem a bit 'boxy'. I think it's the grey (I'm quite a grey fan, usually). I reckon with a splash of colour it would be great. The garden is stunning. I'm not keen on the kitchen...think it's the clash of styles with the burger on the fridge/freezer!

OMG a Hygena kitchen, haven`t seen one of those for decades. I do like the house though. The roof is interesting. The orientation is not good the back faces north so in the winter might be depressing. The front faces southish though.

Ah a dormer really. Again back faces north so gloomy in winter sun in front. You have to be so careful with insulation or you will cook upstairs in the summer.

For your house OP I would have looked at turning your extension into a parents retreat, with sitting area, ensuite and private access to the garden, and put the office in the tiny upstairs bedroom. Then you would have had 3 nice sized bedrooms and a fair size office.

Great job though. Second lot of photos was a huge improvement.

Yes we have viewed that house it's on the shortlist, it has been well cared for but never updated so needs completely gutting and modernising then it will make a lovely home.

Probably needs £100k if you wanted it perfect but at least £50-60 if you were doing it on a shoestring.

Its not just your home that might be the issue .We went on a “dry run” looking at houses for sale in Shrewsbury .Just searching via “Rightmove” .We turned up at one that looked great .Then we spotted the neighbors house opposite. About 100 St George and Union flags outside and all over bushes. Garden gnomes and those large windmill things ! And I swear..a car that had bamboo or something growing out from the sunroof. Jesus...what a sight .Why are some neighbors just so bloody awful.I doubt the house will sell !

Thanks @chergar I wouldn't say the neighbors are perfect certainly the one next to us on the left of the pictures could do with weeding their drive more often but they do it about every 4 months so aren't really awful and they mow every few weeks.

We are still waiting a viewing the new estate agents have been very proactive and let us know they are working on it they've also come today to measure the garden as it's fairly big for the price point & area, they did have someone interested who said the garden looked small so hopefully they might entice them back.

It's frustrating but they have reassured us it's very quiet as everyone is doing stuff for the BH and back to school next week, once that is sorted it will pick back up. I discussed price with them as well and they think we should stick with it and that it's good value ( we are paying them a fixed fee) they actually knocked when we were with Yopa they are doing a promotion to gain customers on more prominent roads, we are on a road off a main road if that makes sense so not ultra busy but still not a quiet no through road. We are also just down the road from some shops with a very popular butcher & bakery....should put that in the right up.
That 5 minutes from the house there's Donuts &Cake

I many parts of the Uk ,Homes are selling for asking price PLUS within first few viewings .In facts in some places WITHOUT viewing !! The market is mental

Yes I've heard that it is very busy in places but I'm not sure how that helps us though @lucye1 there's always variations in markets and even at different price points.

It does make me nervous though, although the new EA has been very straight with us and has said if they get feedback the price needs to drop then they will recommend it. Although the fact this house is on as similar also gives me comfort as similar to ours in not being a "pretty" fronted house (sorry not being rude to the owners, it is what it is) but central location, nicely decorated, main bathroom downstairs.

Love looking at houses. Can’t believe how expensive they are around that area for what you actually get though. I know it’s London way so they would be a lot pricier than Wales.

Thanks @Suzi888 yes the variation in house costs/prices is always shocking. We often look at what we could get but all our family & friends are here and that stability/ being near them is more important to us. I know we can make new friends if we moved but that's not what we want.

When we moved here 16 years ago Bicester was cheap but has really gone up & facilities have improved is looks like it will continue to grow & improve. I'm glad we didn't move to Abingdon ( were some friends & family live) which was another choice, nice as it is as a place it seems to have lost some of it's facilities over the last 10 years and no train station(s) / close by motorways.

@Namechangetoshowhouse Agree- being near family is hugely important to me too. The houses you are looking to buy are lovely. I can remember going to Bicester shopping village at Christmas a few years ago. Lovely place. Good luck in your new homeSmile

Houses are flying here it may of course be a result of nothing moving in Wales for months. But they are being snapped up some at daft prices.

The bathroom sitch is weird. I can't quite make it out.
Tiny 3rd bedroom might be better being marketed as a study in this day and age.
You've decluttered a bit too much I think.
And I agree you need to pretty up the outside.
also, nextdoor's garden looks a bit unkempt.

Not sure what we are expected to.do about the neighbours a few people have said about it I suppose we could try a flame thrower not sure how we'd explain that suppose we could try oops our fingers slipped 😂 ???? Halo
