What's wrong with our house 13 days no viewings

Help us out Please 🙏
We put our house on the market 13 days ago we have friends in the area who have put theirs on and been busy with viewings straight away but we've had nothing.

Three Estate agents said £375 so we started with that after no viewings at 9 days we dropped to £367
We know house is a bit bottom heavy a bit like me and doesn't look pretty but is well presented and has over 80 Sq m of downstairs living space. A huge Kitchen and lounge, 10 mins walk to most amenities as well.

We have seen a house that we love that won't come up again we've put in an offer for asking price but not sure we'll get it as they say they've had 6 offers already.

Anyway here it is do we drop the price some more or just wait a bit?

Can't believe it's the same house! The other agent should be shot! How they justify their commission is beyond me. Hope you get a buyer soon

Don't worry @kursaalflyer they have compensated us..... Wait for it £50 out of £1399 🙄 I have so much stress at work at the moment normally I'd fight this but not now it will only affect me!

My Dsis reckons we should have a ceremonial burning of the green rug which has moved to the other room...and is actually nicer in real life

Looks amazing. The photographer put the lights on, took the car off the drive. In other words he knew what he was doing. Where did you hide the trampoline Grin

Don't worry the trampoline is definitely still there he just angled the pictures well.

Although looking at some of the houses on the market in our range the trampoline might have to be binned or shrunk!

There's hardly anything but new builds on which is fine if they came with more than a postage stamp garden 🙄

I like these two photos even if the safety clip to stop.the inquisitive 4 year old get into the cleaning products looks a bit weird. It could probably come off now he's nearly out of that stage.
Don't take the safety precautions away. They can be be more inquisitive/rule breaking/plain stupid from 4 on. Better safe than sorry!

@MJMG2015 very true believe me the extra locos pin the windows are definitely not being removed DH thought I was being over the top when I insisted on them as soon as he could walk, until he found him on the window ledge at 5am!

I now need everyone to magic a house for us to move to think we are all still mourning this house which we all loved and bid for but someone else was in a better position than us so they accepted their offer 😭😭😭

Yep, better too early than too late!!

Forget that house, you'll find something you love more, if you're open to it!

I prefer houses that need a bit of work done because I'm very quite fussy & prefer to choose my own things.

You did a great Job on the last house- but good bones & do it again.

Wow what a difference, its not only the pictures OP, you have worked hard and taken everyone's advice so well!
I would send this to yopa and demand your money back, they done a horrendous job! I thought you had taken the pictures because a photographer couldn't come around because of covid!
I have requested to see a property via yopa before and they completely ignored all of our requests. When I asked if I could come before 10am on any day they said no because no one will be awake in the property then.........
I hope you find a new house soon and sell yours :)

Just an idea but could you could add some more plants and flower pots on your neighbours side? That would look a nice pathway, like a garden to your doors Smile

Things that put me off- it looks cold and like it's been rented. You have to walk through one room to get to another downstairs rather than rooms being off a hallway. The extension has ruined that garden. I can't see potential because it's already been extended but not how I would.

Pros- it looks clean and isn't too expensive. I could imagine it being hinched up to within an inch of its life and the garden being pimped to be a bit more 'room outside'

@Lougle we are actually planning to go see that house or looks to me like it's been a HMO.

We just aren't sure of the location is close to town which is great but the road is busier than ours & we went sure if having the park opposite is a positive or not. But we are going to give it a go.

This is a contender but we are both groaning at the thought of having to renovate everything again although at least this time we have money to do it & know the actual costs!
