Help us out Please 🙏
We put our house on the market 13 days ago we have friends in the area who have put theirs on and been busy with viewings straight away but we've had nothing.

Three Estate agents said £375 so we started with that after no viewings at 9 days we dropped to £367
We know house is a bit bottom heavy a bit like me and doesn't look pretty but is well presented and has over 80 Sq m of downstairs living space. A huge Kitchen and lounge, 10 mins walk to most amenities as well.

We have seen a house that we love that won't come up again we've put in an offer for asking price but not sure we'll get it as they say they've had 6 offers already.

Anyway here it is do we drop the price some more or just wait a bit?

News flash
We had a viewer today! They haven't sold their house yet but they spent over 30 mins going round the house and it sounds promising.
The feedback was they wouldn't have looked at it if the agent hadn't encouraged them to so really we've got to keep doing things to get those viewers through the door.

Thanks all it's frustrating but I can understand why people are not looking at anything they don't perceive as not perfect. That's a lesson I learnt early on always look at everything as what you think you want a) might not exist b) might not actually be what you like.

I fantasise about a country retreat but having lived in the country I know it doesn't actually work with my lifestyle and what I enjoy, I like being able to wander in to town or stagger back on a very rare night out.

Waves to @bumblenbean Piddington is a lovely village I do miss the space and views you get by being in a village but having grown up in the country as a teen it can be very isolating we've realised over the last few weeks we want to stay near the town.

@Wanderlustnearorfar I'm afraid I can't help there as I lucked out and it was in the local charity shop. It looks like it's been resprayed. So maybe that's an option if you can find one, we had a round glass table from IKEA years ago don't get the plastic see through chairs that go with it though the feet pick up loads of dirt I much prefer this style with actual feet.

Just thought I'd update everyone that over this weekend we've had loads well 3 viewers the estate agent said everything seemed to hot up on Friday Grin
The feedback has been good as well nothing that we don't already know people love downstairs but are not sure about upstairs although it sounds like each viewing it's only been one of the couple who was worried about it.

Fingers crossed someone will make an offer soon

I'm actually just going through our list of houses in the hope we can start looking again, we stopped as we thought it was pointless.

Thanks for asking had lots of interest and steady viewings a couple of nearly offers that them decided not to relocate to the area!

Unfortunately DS has been sent home from school as someone in his bubble has Covid so we can't have viewings for 2 weeks but we are going to make a video of the house at the weekend, all fun and games trying to sell during a pandemic 😷

Well the saga continues, had a fair few viewings after DS finished his isolation including a second viewing but still no offer 😔

The feedback has been no one particular thing just not right. I've even updated the garden with autumn/winter planting a bit feed up now.

We've reduced the price this weekend by 2% which is what the EA recommended so that might help so frustrating when we see everything we like being sold but not much we can do except keep going 🤷‍♀️

Thanks @VinylDetective I hope so, we are starting to get a bit disillusioned with it all! Perhaps I'm expecting to much it's been on for 8 weeks 2 of which we couldn't allow viewings we've had a good amount of interest and no one has said the price is to high.

I think you're right that it's difficult to work out exactly what could be slowing things down (other than the pandemic / needing to isolate for a couple of weeks of course!).

But... I do wonder if it's still overpriced. I wonder if it's less about it being too expensive as much as people can potentially get more for very similar money. So people (where possible) will stretch to the 4 bed if they were considering your house? Or if they're ok with a 3 bed are more likely to go with a cheaper one?

Thanks @Curiosity101 it could be, interesting though as that street whilst not bad the houses are much closer together than ours so people would compromise being more packed together and smaller.

Though surely people wouldn't view if they wanted a four bed. For each viewing people have liked the space and house but had different reasons it wasn't for them from being near a road (they were looking to buy to let) to they decided to stay in Essex so really random reasons.

It's a hard thing to know regards price we've gone with what the EA advised and they aren't getting paid a % so not a vested interest in getting the best price.

@Namechangetoshowhouse I checked the floor plans and the house I linked to is a significantly larger footprint indoors than yours. And has 3 bathrooms which will potentially be quite desirable.

I totally get that I don't see why people would view a 3 bed if you want a 4 bed. But my thought was more along the lines of, if there is a 4 bed available for only £7k more (2% more) then why would you limit yourself to a 3 bed. Surely you'd either go for the 4 bed that's 2% more or go for a much cheaper 3 bed (and there seem to be a lot nearby in the £300-320k range).

It's just a thought, I reckon price could still be the main factor. Like you said before there's no point dropping it too quickly though, you've gotta give the potential buyers a chance to see it and make a decision first.
