Help us out Please 🙏
We put our house on the market 13 days ago we have friends in the area who have put theirs on and been busy with viewings straight away but we've had nothing.

Three Estate agents said £375 so we started with that after no viewings at 9 days we dropped to £367
We know house is a bit bottom heavy a bit like me and doesn't look pretty but is well presented and has over 80 Sq m of downstairs living space. A huge Kitchen and lounge, 10 mins walk to most amenities as well.

We have seen a house that we love that won't come up again we've put in an offer for asking price but not sure we'll get it as they say they've had 6 offers already.

Anyway here it is do we drop the price some more or just wait a bit?

The original listing is marked as off the market now, hopefully they're going to come around no the fee 🤞

Yes we ended the contract with Yopa unfortunately unless we want to get into a fight with them we are going to have to pay the fee.
Luckily the new agent is offering a deal at the moment so after paying both agents it will work out at about 1% so the standard estate agent fee.

Been madly tidying the house all afternoon/evening even though it started the day spotless 🙄 my DM came over and bless her was rushing around helping.

We decided to change our plastic bath panel as it was the one thing bringing the bathroom down DH got a bit stuck and got rescued by DSis very helpful boyfriend so we are all tired but lucky to have such helpful family.

Yes we can't find a way to take the unit apart in the extension without destroying it.

I know you have probably already signed up to a new agent, but I've just sold with Strike and they had really good customer service :)

In my experience many moves, a real!! estate agent will barrack the solicitors, chase up mortgage companies who are putting you on the back burner, they work hard on your behalf and the purchasers. Not for me the free cowboys.

There is nothing wrong with your house. Lots of people live in similar. I have no idea if it is overpriced, maybe speak to your estate agent on that. The photos are awful though. Maybe pay for an independent house photographer. They make a massive difference and will help you with the presentation.

@willitbetonight RTFT! OP already fessed up on page 12 about the haunted grave yard behind the swing set. No amount of good photography can overcome that.

@Inmybackyard you had me going there for a moment 🤦‍♀️ I had to go look back through my posts and check some typo had not misspelled add grave yard!
I can reveal that the both neighbors died at home within weeks of each other so perhaps that is it!

Annoyingly the new EA lined up 2 people to look at it and both cancelled after either looking at it on Google earth ( can't do much about that the picture is at least 3/4 years old) or doing a drive by.
We definitely have a kerb appeal problem ....As of we didn't already know it! I'm hopeful once we get some new photos and floor plan people might give it a sound look especially as both potential buyers had specifics very few houses in the same bracket over.....see that downstairs bathroom might work in our favour 🤣

It looks lovely now. My DIL has painted her fence panels a sort of off white.cream which has made her plants look so much better. You could have a go at that if you are bored now Grin

It’s looking like a home now, iykwim. I can ‘see’ myself pottering, and enjoying the garden, and chilling in front of the TV.
