@Lurchermom we went ahead and booked our surveyor before we’ve done our mortgage. We have our mortgage appointment on Monday, but the surveyors were booking three weeks ahead so if we wait until the mortgage is back it could drag on. We’re porting our mortgage though and thanks to some inheritance won’t need to up our borrowing.

Have you all found delays with searches are holding you up? Our solicitor has warned us that we’ll be lucky to be in for Christmas and considering the chain is only our house and the one we’re buying that feels a bit pessimistic. We need to move DD schools but without a date to work towards I’m a bit stuck.

Lemonylemony · 03/09/2020 17:15

I’m so fed up of this!

Just want to be in and fiddling with the garden and painting walls and things. My Pinterest board/eBay watch list are both overflowing!

Kelsoooo · 03/09/2020 17:22

Anyone able to advise?

Yesterday we were told we were completing on 10/09
Today we received a message from Nationwide advising us the funds had been requested and would be with the solicitor for 09/09

Today our vendors solicitor has e-mailed him to say

"Currently waiting for XXX to confirm they can complete on 10/09
I have spoken to their solicitor today (fucking purple bricks) who have had advised they have some outstanding queries on the sellers related purchase and cannot agree the date at the moment.
The sellers have also advised they cannot break the chain and move out of Osprey drive before the purchase is ready"

(they always said that they would move out if they couldnt complete when needed)

Im up shit creek arent I?

Yeah that was our main concern that it would end up being a huge wait if we waited for mortgage too.
We've been told searches in our area are on a 6 week delay. Christmas seems crazy on a 2 person chain though!

ChristmasTree999 · 03/09/2020 18:17

Hi all. Sorry to all those sounding stressed by delays. Week 8/9 here - everything is just about done - just a couple of minor pieces of paperwork to come through. I managed to get our solicitor to say that we might be able to exchange w/b 14th sept, though of course not guaranteed. Fingers crossed!

FastFood · 03/09/2020 19:25

I'm exchanging on Monday.
Now I have to transfer the deposit on to the solicitor's account.
I am TERRIFIED.

I'm imagining that it's a huge scam planned by a fake estate agent and a fake solicitor and their fake assistants / receptionists everyone is fake and the house is made of styrofoam or maybe it's actually an hologram am I even alive and real?

I'm a bit stressed out 😬

jelly79 · 03/09/2020 23:26

I really need some progress tomorrow, to exchange Monday and complete Friday at the latest...positive thoughts anyone???

Solicitor has said they will do what they can! Buyer has agreed to complete even though they are on holiday! Seller is keen because it's empty but the delay has been with him returning paperwork!

Need a good day tomorrow so I can bloody sleep this weekend

notheragain4 · 04/09/2020 07:57

@jelly79 we completed on our sale while away on holiday, if they've vacated the house there's literally nothing to do on completion, we'd moved out the day before and posted keys through the letter box (estate agent had a key for viewings). On exchange day they just need to get a hold of you both for authority to proceed.

Best find out if they'll have vacated though lol!

Lemonylemony · 04/09/2020 09:36

We may end up completing and not being able to get to the house for a few days as we’re away the next few weekends. EA has already said she can drop the house keys to my work if I can’t get out of work to pick them up (few mins walk from their office but my job means sometimes I’m stuck/can’t take a break for ages).

Might be an insurance issue tho I guess, does the EA have to definitely hand the keys to someone?

Wherewhatwhy · 04/09/2020 12:55

Survey on our house has been booked on, for which I'm really nervous about. It will be the biggest hurdle in this whole process so I do feel a bit sick about it. Is it better to be or out when the surveyor comes round? It looks like we will be out...

Six weeks and still no update on our mortgage!! The SLA for the lender says average 3.5 weeks from application to offer and 1.5 weeks to review documents. We sent last documents 3 weeks ago so I'm getting frustrated now. Broker also not providing any useful update as I guess it's out of their hands but I'm losing patience now.

Talia78 · 04/09/2020 15:00

We accepted an offer on our house 4 weeks ago and the buyers want to view this weekend.

I know this is normal and not unusual but I do feel very stressed they will suddenly change their mind and withdraw offer HmmWine

Reread my post and read listed it doesn't make sense. Meant to ask is it better to be in or out when the surveyor comes round?
Notyetthere · 04/09/2020 15:56

Absolutely no update from me whatsoever. I'm losing my patience but literally nowhere to vent my frustration.

Our very short chain - FTB, us and home we are buying is empty. We are the ones behind. Everything is done apart from our mortgage offer and us receiving the survey. Our bank said yesterday that they haven't even got to our application yet. gahhhh... Another weekend of nothing to celebrate but nervously pack more stuff in the hopes that we get an update next week. I just want to move.

Notyetthere · 04/09/2020 16:00

@Wherewhatwhy we were in when survey, EIRC and gas safe plumber did their surveys for our buyers. I work from home and DD works nights so we were never going to be out. Surveyor just got on with his own thing. I saw him pop up on a ladder a few times round the house but we generally weren't in his way.

JustFrustrated · 04/09/2020 16:21

Balls, we need a new thread. I was really hoping to not still be here by the time we filled it.

daisymill · 04/09/2020 16:25

Really really hoping I'll be updating next week to say we've exchanged

Maybenexttime08 · 04/09/2020 17:10

We have whispers of an exchange date for our sale - next Friday. Still a couple of queries (one that could potentially turn difficult) but our buyer has handed in her notice to her rented flat so that shows promise :-)

kerrymucklowe2020 · 04/09/2020 18:06

New thread ( hopefully final one for me )

@Wherewhatwhy I was in when the surveyor was done. It was exceptionally awkward in all honesty and I left partway through.

He didn't ask me various things that would have been easily remedied, eg if there was a smoke alarm. It came up on the survey that there was no smoke alarm but had he asked I'd have been able to answer. (I'm a bit bitter as the buyers dropped out after the survey!
