@notheragain4 thank you! I sent an email to solicitor and EA saying we need to create some urgency and asked for some particular actions / deadlines to be done to exchange this week. I have said that I can complete from 8th - 11th otherwise I will have to wait a few weeks so hopefully next week even back end will be achievable

Our buyers came over to measure up this weekend, I feel less stressed that they are going to randomly decide to pull out now 😂 now we’re just waiting to see if the valuation from the bank agrees with the price of the house. I’m hoping by the end of this week we may be able to start talking about potential dates for exchange & completion.

@Simonsaysitschristmas same here. We had our buyers come to measure up about a month ago. They are ready to talk exchange and completion so hopefully we can have that conversation later on this week. a little less worried now.

The building and valuation survey is currently taking place at the house we are buying so we are nervously waiting on the promised surveyor's phone call this afternoon. Hope the survey is fine and that we can get a move on. Everything else is done apart from the mortgage offer.

Our current house is now even more difficult to keep looking neat. Boxes everywhere. I still don't want to wait to closer to the time of moving to do most of the packing as I would rather continue with packing a box or two a day. It is much less stressful that way. I still would have liked to use movers, however, DH and FIL won't have it and now it looks like we really will need every penny to sort out the new place out. As of this morning we found out the water tank in the loft leaked over the weekend which our vendor's plumber has sorted out. So it is looking like we might have a few teething issues with the plumbing and electrics which we can't put a price on how much it might cost us. They offered us their washing machine and consequently we told our buyers we would leave ours for them. It transpired later that their machine leaked all over so they withdrew the offer of it. We have decided not to go back on our word with our buyers as they have been patient with us all this time as we looked for a house and our bank's delays. So now that is another thing we have to buy.

Why isn't anything straight forward.

@Notyetthere ah it’s so stressful isn’t it. The house we are buying is pretty much done, just waiting for the last searches to come back this week. They are also leaving us their washing machine and dishwasher but I’ve enquired about how old they are before I think about leaving ours here as ours are only 2 years old.

The thing I can’t work out is if our buyers are getting a home buyers report or not. They’ve not mentioned it at all but it seems a bit strange if they don’t.

Does anyone know how common it is to not get a report? I just assumed 99% of people got them to be sure.

@Simonsaysitschristmas are you selling a flat or house. Most people in a popular, newish block won't bother getting one - i had a quick look to check for damp and checked the managing agents finances and that was about it.

If a house most people would get one but not neccessarily

@Simonsaysitschristmas our buyers had desktop valuation survey and they did have a homebuyers report. Most people would have the homebuyers at the very least. Maybe have your EA to ask your buyers?

We’re selling a house. I wanted to ask them at the weekend but DP doesn’t want to encourage them to get one if they’re not planning on. The house isn’t a new build so I was fully expecting them to get one. They are FTBers so my main concern is that they don’t realise they need one until the last minute and everything gets delayed by 2/3 weeks while they organise one. I’ll see what they say when they get the valuation back from the bank this week. Thanks all!

Our buyer didn't have a homebuyers survey done, he just had the desktop valuation. The house is only 10 years old but we still had a homebuyer's done when we bought it a few years ago, I'm not complaining though ha. We didn't get one for our new house as it was a new build (paying for a snagging survey instead).

Yeah ours was built in 1970 which is why I was expecting them to get one. I’m wondering if because we only bought it two years ago they may think they shouldn’t bother (not that we have shared our report with them, although I’d be happy to). Maybe they are just waiting for the mortgage valuation to come back before they think about or maybe they’ve decided they don’t want the extra costs of a homebuyers report.

The house we're buying is in quite a sought after location. It's 1980s. We're renovating it anyway so there's nothing that would put me off.

As for our buyers, our house is newly renovated throughout. I can't answer for them obviously but there's nothing wrong with it anyway.

EA asked today if the solicitor had asked for our deposit money. Nope not yet. EA is chasing. But looks like we might be buying a house any day.....

@kerrymucklowe2020 oh crikey how are you managing that? Where are you staying? I've just applied for schools today for end of the month, I know there are no spaces in our top 3 schools but I applied anyway in the vague hope something might come up, really don't know what to do :(

@kerrymucklowe2020 it's so hard to gauge it. Yeah thankfully I am working from home and it's only 30 minutes away from their current school so I can keep them at their old school if needs be to wait for places, but not for too long as that's 2 hours of driving a day I'd rather avoid!

@kerrymucklowe2020 Are you sure you aren't our buyers? Our buyers are going to have to do a 50 mile round trip everyday for the school run until we move as they managed to get one of their DC in the school round the corner from us. This might have to go on for about 2-3 weeks.

Surveyor called DH and mentioned something about woodworm in the loft timbers, crack in the kitchen wall and water tanks needing replacing. Hopefully none of these lead to a down valuation by our bank. We shall have to wait and see.

We’ve just had the valuation from the bank come through for our current house. Valued at £0. Trying very very hard not to freak out. They said there was a horizontal crack where the garage and the house meet but we can’t see anything so I can’t work out how bad this is going to be.
