@kerrymucklowe2020 I have an update but I'm afraid it won't be great news for you as your buyer is using the same lender as us; unless they are ahead of us in the queue. I spoke to them earlier today and they reiterated to me that it is still taking them 6-8wks from receiving application to mortgage offer. They received our application on 6th August. 6 weeks will be 17th September. Gah.

No update for us this week as our solicitor is on annual leave until Tuesday. Have responded to our buyers enquiries and I think everything else is basically ready for exchange! There have been a few dates mentioned for completion which needs to be agreed between the chain. Fingers crossed we get to exchange next week.

@Notyetthere - Which lender? We are TSB and they are being slloooowwwwww..

We're also ready to exchange on our sale but for some reason nobody is talking dates yet - it is only our buyer and nobody else!

Four week countdown @notheragain4 very exciting!

I'm feeling fed up. Practically the whole week has now passed and the only snippet of progress I have to report (after badgering the EA sales progression team) is that our buyers have now paid their solicitor to carry out the searches. But I don't think they have yet even applied for the mortgage which will probably take months to be approved.

On a similar note we are still awaiting our mortgage offer - it's now been 5 weeks. Strangely enough the lender has it in their website that they will pay £100 to the applicant if they don't offer within 10 days of a 'fully packaged application' which I'm presuming ours is as we've sent in everything they've asked for, twice. Today is (working day) 10... really thought I'd hear today!!

No contact regarding whether the survey has happened or not. Really just feels like we are making progress at a snails pace.

I've stayed off this thread because I am so sick of the whole situation. I won't regale the whole story but despite our new buyers having a cash buyer, it turns out there is a ftb below them. And they only started the process last week. We should have exchanged this week but our solicitor was on holiday, now it looks like another 6 to 8 week delay. Have had enough. We were talking about pulling out last night, but our DS starts 6th form in a couple of weeks, and if we don't move we will have 2 years of taxiing and complaints about curtailing his social life.
We are both desperate to move too, we have no connection to our current location. But delays plus the thought of a far higher mortgage are giving us a wobble.
Having taken since May 2019 to get this far, I just want the whole thing done!

@Maybenexttime08 we are with Platform. We are porting and borrowing a little extra. There have been others who have had theirs looked at quicker but we definitely are in the huge pile of applications sent off at the busiest time followed post lockdown.

Not much to report here either - have sent in one of two required bits of paperwork- the last one should be ready on the 7th sept. Our sellers new flat has had the maintenance work done, so really hoping we can start to talk about exchanging now.
Have been stressing reading the thread about flats not being able to sell because they can’t get the required certificate for cladding. Our flat doesn’t have cladding so assume we aren’t affected, but the last bit of paperwork I need is a fire risk assessment. I am so fed up of stressing over every little detail it’s exhausting.

Can I join? House sold within 24 hours to a FTB. We had our offer accepted on a lovely house a few days ago. EA calls today to say that the couple who had their viewing cancelled as our offer was accepted have rang and offered full asking price without ever stepping foot in the house!! AngryAngry
We decided to walk away as they were willing to pay above asking if it turned in to a bidding war. Back to square one and getting a bit flustered that there is nothing on the market..

I am so annoyed! Really expected to exchange this week and now the buyers have come back with more enquires (not sure what) and my seller still needs to return some information! I really wanted to move 8th Sept latest - not looking likely now 🤔 is it??? I think next week will be responding and getting responses and exchange the following week if even then! I just need a date to work towards?

I hate how paranoid I get about something innocuous like a stain or dust or a smudge on the wall being the thing that puts people off. I'm worried too about the lack of carpets upstairs and on the staircase being a turnoff too. We've put huge area rugs down as it's a bit cheaper and people tend to redecorate anyway, plus I doubt we'd get an appointment with a fitter in good time while the market's still lively here, but I keep worrying that it'll be in the way of a sale.

Weather is poo here so I can't go for a walk and take my mind off the house sale, I'm stuck in here trying not to look at the flaws and worry about which ones will put people off.

If we lose the dream house, I can't decide if we should pull the house off the market for a few years or whether to take a chance on something else. Our main reason for moving is so that I can have a separate workspace instead of using the living room, and there is room for a small family here, so if we start one we're not going to be instantly cramped. But if I want to work post baby, that separate work room will be essential.

So many thoughts swimming around in my head 😵

After agreeing a sale 10% below asking price on our own house, so we could keep our chain going, our vendor has had an offer over asking price so is now 'taking the weekend to think about it' 🙄.

Earlier this week they offered to drop their asking price by 5k to help us out so I'm mightily pissed off that they are now doing this over a couple of grand. I've called the estate agent out and said we will go up but I really don't want to.

We have already done the survey etc.

I'm so heartily sick of everything to do with this move, I really am. Everyone seems to be trying to fleece more cash out of us.

Completed today. Started the process in March. No chain. I was keeping an eye on other options just in case my purchase falls through and in my view there are very very few new properties on the market. I'd struggle more to find a suitable property now than a year ago, I think.

@ibuiltahomeforyou really feel for you. That is similar to what happen to us. It's so frustrating isn't it. Hopefully they will be fair. The wait is painful though isn't it.

I can join! Accepted an offer on my house today, 3% below asking but I’m ok with that, just got to find somewhere now and have two booked to view two properties this weekend, getting excited (apart from the thought of clearing out my garage 😳)

Has anyone successfully insisted to solicitors and EA that things need to move quicker??

I all along wanted / needed to complete w/c 7th but we haven't exchanged yet. I want to insist we do whatever it takes to tie everything up and exchange this week so we complete next week.

Any tips...?

@jelly79 ask your solicitor what you are waiting for your end, then ask them and your EA to chase the other solicitor (both to increase urgency) and ask then the same question. And ask them if you can complete 7/9, it'll depend if they have enough lead time to get funds from mortgage etc.

I've heard from the estate agent that our vendors are going to stick to our original offer price... now we just need our chain to stick together with our lower asking price.

Weirdly, our own estate agents are still showing people round our house despite us accepting the low offer last week... this is unusual, isn't it? They say they want to have another offer lined up in case the survey falls through for us. It feels v odd.
