Oh and to echo PPs, it is startlingly common for buyers not to have surveys in my experience! I recommend them to every buyer though, just to be on the safe side (and to cover my own arse I guess Grin)

@kerrymucklowe2020 our buyers are going to get a structural survey ASAP. Obviously hoping it comes back ok but mind keeps jumping to worst case scenarios.

Yeah it’s going to be a very anxious few weeks I’m sure. Obviously a big shock tonight, hoping I’ll be able to sleep tonight and then I’ll feel a bit brighter tomorrow.

The annoying thing is we only bought this house 2 years ago and nothing was flagged by the bank or on our homebuyers report. I’m hoping that means it’s relatively new and will be quick (and cheapish) to fix but tbh I’m clutching at straws because I’m clueless.

Wowsa @Simonsaysitschristmas nightmare, fingers crossed they’re being over dramatic.....are the buyers having a structural engineer out? Have to say seems good of them to do that and not just walk away and leave you to work out what’s going on. They must really want the house.

@Lemonylemony yep, we’ve said we’re happy to pay for the survey and for any fixes required. They are FTB so it’s not like they have a tight deadline. They have said they are still keen to proceed as long as we get to the bottom of it & fix it. Fingers crossed it stays that way.

Just trying to think of what I can do for the next few nights as I feel like sleep is going to be out of the window for a while.

@kerrymucklowe2020 our packing materials arrive later today but I feel like I can’t even look at them now because I do not want to jinx anything 😂

@Simonsaysitschristmas Sorry to hear that. How stressful. Seems odd if it didn't come up on your survey a couple of years ago though. Fingers crossed it's an easy sort and the valuer was just being extra cautious.

You don't have to start the packing, but for me, I had to do a LOT of decluttering! ( Tip runs/ charity shop donations etc ). Just ideas to keep your mind busy!

@Anyoneoutthere123 hopefully! It’s so annoying because I cannot see a crack anywhere and the bank won’t give us or our buyers anymore information. I would think a crack that he has spotted in the 15 minutes he was in our house would be able to be seen after hours of searching last night. I’m hoping an independent structural engineer can come out ASAP because I’m going to send myself mad.

Not sure if it affects anyone but hsbc have withdrawn all 90% mortgages.
I think everyone has their mortgages in our chain so hoping it isn't an issue.

I'm wondering if we'll complete this month although don't know if it's feasible?
We offered end of July..

@Jujuball good luck with your viewing today! & thank you for the info about the charge the other day, I can’t remember if I ever thanked you.

Things are gradually happening here; we’re just waiting on our sellers to sort out their end of everything (some forms which have been signed and sent but are coming from a different continent; various guarantees/building certs and a handful of enquiries). I’m hoping we might be on track to exchange, or at least be ready, by the end of this week or early next week.
We’re going to the new house to measure up for furniture and stuff tomorrow - will be nice to remember what all this hassle is for! Although I have to say since my new ‘taking a step back’ policy I’ve felt much more chilled about everything. The serenity prayer seems quite apt in this situation!

Things not moving along here. House has been on the market for 12 days and only two people have wanted to view it so far, and one of them had to cancel as their dc came down with a temperature on the morning of the viewing...

The only people to view so far do want to buy it but the offer they had on one of the two properties they have for sale has fallen through so they are not in a position to proceed at the moment...

I'm starting to worry slightly as nothing new is coming into the market in the area we are looking in and there's just one property we like at the moment - what if we can't find anything if we do manage to sell ours? What if no one wants to buy our house?

From next week I will also be doing 400 miles a week on the school run as both children have got into the school in the new area... argh!

Good to read other people's experiences, and hear about successes and things moving along for people. I do realise that maybe I am letting anxiety get the better of me...it's only been 12 days after all...

@Simonsaysitschristmas £0 how can that be? That's awful. Do you think there was just an error if you can't see if. Could you ask the buyers if they want to take a look themselves so they can question it if you don't see it

I think my EA is truly hopeless. They missed two second viewings. We had one yesterday and they bought 8 adult members of their family to view it in three cars. I know things are a bit dull at the moment but this isn't the Hollywood star map.

My STC has gone up on Rightmove and made it so real I cried 🤨 anyone else feel sad about selling. I’m only selling to be nearer to daughters school and away from noisy neighbours, I actually quite like our house and it’s the one bought on my own and have bought my daughter up in, why the hell do I feel so sad it’s bloody ridiculous!

@FAQs I get really emotional about property and still yearn for my childhood home, it's like a form of grief. I have to admit I haven't felt it for the house we've just sold yet, but I think it's because I'm too excited for the new house and once we are all settled in and it becomes real I will start to feel sad and reminisce!

@notheragain4 thank you for your reply. I’ve put an offer in on a house which ticks most of our criteria but can’t get excited about it, no idea why as it’s perfect (apart from only electric). I’ve no idea why I can’t get excited !

I think it’s along the lines of what you are saying, it’s my daughters childhood home.

8 days on the market and we will have viewers 9 and 10 today. Mostly getting rejected because the house is on a corner plot with no rectangular garden, and has 3 beds not 4. Why tf waste everyone's time viewing it then??

I hope the amount of viewings means we'll find our buyer soon. I think we need to touch base with the sellers of the house that we want, and ask if they have a deadline in mind just to ensure they know we still want to buy/haven't lost interest!
