Checking in to the new thread - also optimistically hoping it’ll be the last before we exchange/complete! Am in the same boat as lots of you - waiting, waiting, everything ground to a halt. Waiting for our sellers/their solicitors mostly. Need to do searches/enquiries on our purchase and then I think we’ll be ready to start talking dates. I googled the local authority we’re moving to and they said they aim to return search requests within 10 working days so I’m still hopeful for a mid-sept move! Would really like end of August but that doesn’t seem likely.

@Kelsoooo oh I wish! Our buyer is buying by himself so I assume not!

Argh so we can't change our move in date for our rental, so we have to get the keys tomorrow. Thankfully it's with my DH's work (military quarter) so rent and council tax is only £350 for a month so it's not a huge cost, but it's more the stress of having two houses tbh and not knowing how to manage bills etc. I'm really going to push for exchange and completion this month now, we are ready to exchange, he has his mortgage offer, done the first lot of enquiries and searches due back this week so it doesn't seem entirely unrealistic does it???

Hopping on to this! We're FTB- we had an offer accepted on 24th June and are completing on 11th August, exchanged on Friday! All gone very quick luckily! We thought it would be sept/Oct time as we were told the mortgage would take a while as DH is SE and the surveys would take ages so we've been extremely lucky!

eeep we just got a message saying our application for our mortgage has been submitted. Fingers crossed.

Got a call from an estate agent about a gorgeous house (and it is beautiful and way bigger than the one we are buying) but the locations completely wrong (facing train tracks, away from the good schools, further from my family and about double the distance from the station). I know we made the right choice but still hard!

Checking in! We had an offer accepted 2 weeks ago. We're FTB in rented, so can move as quickly as needed. House needs modernisation so our survey was done today- hoping the house isn't too bad! Saying that, the earliest mortgage appointment with First Direct was 1st Sep, so we still have a while to go :-(

Oh the broker just called to say our application has been accepted subject to valuation. Literally within minutes yay (we are both in professions with high job security, no debts and putting down nearly 50% deposit). But it's gonna be at least three weeks for the survey. We aren't in a massive rush as we are currently living in a rent free accomedation but very excited.

@notheragain4 Shock I had a convo with DH about renting a MQ and finding another house to buy. He said they were hard to get. (meaning lets continue buying the new build as I love it)

@Poppiesandnettles lol are you guys a military family too?! It's so weird how similar our situations are right now! No to be fair it's been really easy to get (and we aren't even getting an MQ at DH's base, we've been allowed to get one close to where we live so we don't have to move our kids out of school while we wait for our new build to be ready). The only difficulty has been trying to time it right, because they get booked up for March ins/outs we've not been able to adjust our date so we are possibly going to have a big overlap between houses now, but thankfully they're relatively cheap so it's not too bad but not ideal.

Be good to follow from the start. We're early days (two weeks in). Our chain is complete and we have our mortgage offer already.

Let's hope it's a smooth process.

Does anyone have experience with purple bricks as everyone else used them as agents in our chain?

Finally had an update from the solicitor today and the update was that they haven't started the searches despite being paid two weeks ago to do so Sad apparently they will do so this week

Still waiting on Santander re our mortgage offer too, nearly 4 weeks after our offer was accepted now and no further ahead really

@baxdream our sellers are using Purple Bricks. I'm almost 8 weeks into the process, aside from the initial blah emails introducing the after sales team, there has been nothing. You have to be on their back all the time which is hard as the regular person on the street doesn't understand the process and why things take so long. Nothing pro-active at all. They just hope the solicitors do the work and things will magically happen.

Hope everyone's sales are going well. It's such a frustrating process!
Solicitors are going so slow. We were hoping to be exchanging last week to complete next week but still haven't received the information pack for the house we're buying yet! Been told it is being sent tomorrow. I called Thursday and thought they were doing it then. We still haven't been given a date. Solicitors said weeks ago about discussing one but still not been done. Is it normal to not know a date yet? (weeks have been discussed by EA and our preference was given). I don't know what we should be doing-need to book time off work etc all so frustrating

Hello new thread. Wishing us all lots of positive progression during this one.

Had communication today that mortgage approved in principle, but have to supply lots of additional things (all in exactly the right format which is a pain). But pleased that so far it looks like we might get it. Terrified about the valuation though as we offered 2.5% over the asking price due to a lot of interested parties.

I really don't understand the process of buying and selling though. EA had minimal update about our buyer but it's not been too long yet. But how do you find out when the chain is complete? Does the solicitor tell you or is this something you need to proactively find out for yourself? I feel so clueless!

After receiving the mortgage offer at the end of last week we were expecting to exchange this week but it doesn't look like it is going to happen. Mortgage paperwork has come back stating we must do things as shown page 19 and 22 but it's only a 5 page bloody document!

FTB here, buying on my own in SE London.
Was cheeky enough to ask a 90% LTV mortgage and it paid up, because I have it!
Just received the mortgage deed from my solicitor, now waiting for a date for exchange.
I was told "6 to 8 weeks", but I'm prepared for more.

When did you have a date for exchange?
Can you trust that date? Or is it just a kind of finger-in-the-air date?

I'll probably have to find a short term accommodation, I need to clear my rental flat by mid-september.
I kinda wonder when I will start to get nervous about the whole "buying a flat" thing.

@Wherewhatwhy We offered 5% over when we were buying our current house and luckily all was okay as mortgage valuation agreed with it. Do you have the funds to pay the extra if required or would it mean pulling out?

@Cluckycluck it probably depends how much under the valuation would be but I'm hoping we could put in less deposit (which wouldn't affect our LTV) and get round it that way. And then I guess pay the vendor the difference separately? Hopefully the solicitor know the answer to this! Good to hear the valuation agreed with your higher offer. I have read they compare to previous house sales but there have been so few on the road that it's hard to draw a comparison. I would argue that's why it was so in demand because houses very rarely come up for sale there but I also know they are likely to be extra cautious in the current climate.

I need to check actually, I'm supposed to have a call with my solicitor tomorrow.
Do you get a date once the searches have been requested / completed ?

I can see on the conveyancy app that they've completed 75% of searches, but don't know how reliable this app is to be honest.

I feel like I'm such a newbie, I'm not on top of this, I should probably be a bit more pushy with my solicitor.

@Wherewhatwhy Yes, that is exactly what they do and it is why we had no issues with them valuing higher. Properties in our village rarely come up for sale so they had no recent sales to compare to. With the current property we are buying we were told because there is nothing else like it in the area they can't compare to anything to knock the valuation down, so if the house you have offered in is different to the others on your road that may help also.

I do have the agents mobile number so I do get text contact from her and she's fine with me texting her too.
It's good to know I need to keep on at the post sale team!

@FastFood this is what I want to know, our buyer has done almost everything we are just waiting on searches. I'm hoping they don't flag anything worrying and we can jump straight to dates on their return, we've done some enquiries. I'm really hoping for August exchange and completion. On our purchase it's all gone so much quicker, we were ready in 6-7 weeks.
