Can someone send positive vibes or advice

Today we have the 9th viewing of our house. Been on the market since Feb, and it just feels relentless now and I’m struggling to stay positive.

We had one offer which we accepted, but then they pulled out as they realised they actually couldn’t afford it.

I just feel like we will never sell. Every week making the house pristine, letting strangers look around and judge your house for them to give really positive feedback and then radio silence.

I guess this thread is just a bit of a moan really. Any positive stories welcome :)

@Bigoldwimp a second viewing from last week who is 'considering things', another from the weekend who has another 2 second viewings to do this week and we've had 2 other viewings - one just not interested, the other only just started their search. Lots of viewers, no buyers! I think you'll get there before me. I just had a cry today about it, I let it all get to me, hope you have more resilience than me!

Don’t be disheartened, all but one of those is moving in the right direction for you. Things have really quietened down here with properties , not as much coming on the market and not so many viewings. We had a young couple peer through our windows yesterday and walk up and down the street looking down The drains for ages! It was very peculiar.

@Bigoldwimp hopefully they are a potential viewer? Although drains wouldn’t be the first thing I would personally choose to inspect Grin

OP it will happen soon. I’m on the buying end of things and I am surprised at how deeply unhappy I am at the process. I’m sure you’ll find a buyer soon.

Thank you @Simonsaysitschristmas . Viewing 37 just booked In too. Think our furniture is quite large so we might see if our neighbours can store a sofa in their garage . We just need to get viewings converted to sales. We have had so many who feedback that they are strongly considering it as they liked the house but then don’t get pushed over the line. How’s your big move going?

Ps after this I’m never cleaning the house again . I’m going to wallow in uncleared toys and not mind. I might even hold on to some of their artwork

@Bigoldwimp it is S L O W.

Our buyer has their mortgage appointment today (so fingers crossed, although they have an AIP from the same bank so hoping it is straight forward). Their solicitor has started searches etc already, although not heard anything about them getting a homebuyers report yet.

As for the house we are buying, we had our mortgage offer come through yesterday and we’re just waiting for our home buyers report to come back. Solicitor sounds like they are plodding along, but still too early to think about exchange dates.

Agree about living in filth! I’m really hoping our chain doesn’t collapse because the thought of another house viewing is not pleasant! Hopefully one of these three you have booked in will be the ones 🤞🏻

Just put our house on the market, I was only joking with my adult Ds’ that more work has gone on in our house in the last 10 day, for the last 10 years! So wanting to move fingerscrossed we will get some viewings soon.

Yes all of them. Some priced a bit lower (but smaller) and some 10% more expensive. It's a suburban estate so not much difference between each house, a couple of sq m here and there.

We're getting such positive feedback , the EA said that at least two from last week wanted second viewings, so we cleared the house told the EA they could come that day, and yet they never got booked in. Since then another one of the competition has sold. I just wonder if another EA is working harder. , I'm willing to make any necessary changes to our property but it's not clear what else to do , so we will see the contract through to the end then wait another year I think.

@bigoldwimp no! Viewer number 38 tomorrow. Sorry you're having no luck either. We're just stuck, current agents just have no ideas, we're going to move to a new one probably with another price cutSad

@fluffysugden oh dear. We're coming off the market today. Our agent can still do viewings for two more weeks then I think we're calling it a day. I hope you have better luck with a new agent. You don't necessarily have to lower the price again

@Roselilly36 Our agent is currently working to about 14 viewings to an offer (not with our house but on average ) so hold out it might still happen

Thanks @bigoldwimp. Can totally understand you coming off the market. We felt that way but decided we would give another agent a go as we really do want to move. Viewer today hasn't sold yet but has had a lot of interest, felt like telling them that means nothing in my experience!

@bigoldwimp we cut the price a little and moved agent and the first viewer the new agent sent bought it! Things are progressing but we're in a chain of 9 housesShock so living on the edge that it will all come crashing down. I feel permanently stressed. Are you going to try after xmas?

@bigoldwimp hello!! Yes we did, we’ve been in just over 2 weeks now. It was SO stressful but I’m really glad we persevered and I feel so much better in the new house & area.

Our house went on the market in Feb and we didn’t complete until November, and we first viewed the new house in January so it has been a long slog.

I don’t blame you for waiting a bit, I think it’s so stupid how the government have allowed a stamp duty holiday to keep the market moving but failed to realise that without 90 LTV mortgages available FTBs can’t buy, which means those in suitable FTB houses can’t sell.

@fluffysugden I’m so glad you found a buyer , that’s really interesting about the agent too. We definitely won’t go with the same one. I think we’ll probably do it at Easter but we’ll see . @Simonsaysitschristmas hurray!! Is it wonderful? So glad it was worth the wait

Hope you’re still enjoying your new place @Simonsaysitschristmas and that your mega long chain completed In the end @fluffysugden
