Today we have the 9th viewing of our house. Been on the market since Feb, and it just feels relentless now and I’m struggling to stay positive.

We had one offer which we accepted, but then they pulled out as they realised they actually couldn’t afford it.

I just feel like we will never sell. Every week making the house pristine, letting strangers look around and judge your house for them to give really positive feedback and then radio silence.

I guess this thread is just a bit of a moan really. Any positive stories welcome :)

Great news on your viewings @Bigoldwimp. Really hope one of them is the one! We have one for Saturday, just praying at least someone else books in but I guess one is all it takes.

A little late to the party here, but I wanted to post to say thank you all for the thread!! You have restored some of my sanity :)

We went live on Rightmove Wednesday afternoon, this resulted in 2 viewings yesterday - but since then it has been radio silent, gaah!!

Our 'hits' are good, 628 views in first 2 days, but no further viewings (or second viewings) lined up :(

Totally appreciate it has been less than a week, but I was hoping for the initial flurry, especially going into a weekend...

@Simonsaysitschristmas - it was brilliant to read through your journey, and hope you remain SSTC!!

I also belly laughed at some of the cleaning comments... TOTALLY feel your pain there!!

Welcome @Bwiththegoodhair Smile glad this thread has made you smile! 2 viewings since Wednesday is ace - early days yet but that’s a great start. I am still sstc for now, praying that there are no bumps in the road (my big worry is if our buyers will find an 90% mortgage!). Please keep us posted as you have more viewings and we will join in with all the moaning of no shows/last minute cancellations/ cleaning woes.

@fluffysugden how exciting that one could be promising. Let’s hope for good news next week :)

@Bigoldwimp hope today is going well and there’s an offer at the end of it 🤞🏻

Thanks for the welcome - and helping me be slightly less neurotic Blush I thought 2 was pretty low!

We’ve (maybe foolishly) just came back from a second viewing on a property, really like it in the most part, and it’s totally liveable - but to make it exactly how we (I) want it would be c£20k, and the owners have already declined an offer £15k under asking price so that one may be a non-starter Sad

On our property: viewer 1 liked it, wants to speak to boyfriend and hopefully come back with him

Viewer 2 was ‘dithery’ her head said yes but something in her heart said maybe not.

Apparently both said the house was beautifully presented, and nothing negative - which like you guys is nice to hear but doesn’t give me much to work with Confused

Our EA is such a lovely guy, decades of experience and set up as independent a few years ago. He’s been ‘on it’ and great communication, but isn’t on Zoopla which bugs me maybe more than it should...

You guys have boosted me though, fingers crossed next week will show some more activity (have heard nothing since Friday’s viewings)!

@Bwiththegoodhair that sounds really promising. Excellent feedback. Don’t worry about the lack of follow up viewings yet, it’s very early. What sort of people do you think you’ll attract, people already in the area or people moving for work? A lot of people will check out the area first then go and see the property. Our viewings increased in week 3 and 4

@kerrymucklowe2020 thank you for asking. We don’t know yet. I won’t get my hopes up as i think people who are really interested often offer on the same day but on the upside all this cleaning does make our house look lovely and we’re getting fresh flowers each week :)

@Bigoldwimp you’re really saving me a few grey hairs, thank you! Our EA has said ‘unfortunately/surprisingly no further enquires today’ - I’m hoping the terrible weather put people off doing a drive by, and if you had more activity in weeks 3/4 this is good news. Apparently the Rightmove hits are still good though - he’s suggested seeing how the next few days go then possibly reviewing price...

One of the very corporate EAs we had our for valuation suggested an OIEO approach, which as a buyer I’m not a fan of, but maybe that’s the way forward - I’m also not sure when the sweet spot would be for a reduction... aargh too many variables and unknowns Blush

In terms of ‘who’, it’s a real mix bag. We’re professionals in our mid 30s, bought off a couple with 2 young kids, others in the cul-de-sac are towards retirement age. It’s in catchment areas, has nice rural pubs in walking distance but also retail (M&S, cinema, nandos etc) a 10 mins drive away...

Your comment about flowers made me laugh, we too are bankrolling the local florist at the mo Grin.

Another quandary is the house we have found, but will save you from those moans!! Hope you and all the others have managed a well deserved gin (or 4!) this weekend, god knows this is a bloody exhausting period!!

@Bwiththegoodhair our weeks with the most viewers were 2 and 3 so don't worry yet. The waiting is really hard. We've just reduced after 7 weeks, over 20 viewings but no offers. Agent is confident the price cut will tip viewers into offering but then agents are often confident about everything!

So more feedback through. Nothing negative but all first time buyers so wanting to have time to see what else is out there as just starting their search. I spoke to one estate agent who has shown one couple over 65 properties!

One of our Saturday viewers is coming back for a second look this evening. Trying not to get my hopes up but they are the most promising we've had, FTBs from the area. Only hope they don't sense my desperation!

@Bigoldwimp - wow 65... we are at 31 Blush and counting!! We've just done a second viewing on one and think we would like to offer, although the owners have declined two very close to asking price, and it is our absolute top end, so doing a lot of 'mulling over' tonight!!

@fluffysugden, we decided to completely go off plan and reduce today - less than a week on the market! Our EA things it is the right thing to do as although we are getting several hundred hits a day, they aren't converting into viewings - he thinks this, like yours, will get things moving and best to take the hit now. I 'get' it and have put trust in him, but now feel like we don't have any cards up our sleeves, eeek!! I really hope your FTBs come back SOON!!

@Bwiththegoodhair 31 Shock may I ask how long you have been looking? Is it that they’re meeting your needs on paper but you get there and you don’t get that feeling that it’s for you? Sorry I’m just so intrigued because I am the polar opposite and the house we are (hopefully) buying is the first one we viewed and I just knew straight away I wanted it Grin (although we did view others just to make sure)

@Simonsaysitschristmas - ask away, happy to answer anything! That's why I stopped lurking on the thread lol, found it honestly intriguing all of our different approaches and takes on things!

All of them 'on paper' have been what we are looking for, and I'd say 80% have come to market within the last month.

I am trying to get my head around not finding 100% perfection, so they all are at least 70% what we are after - some would need work (which we don't mind if price is right), some are already done up and just need a lick of paint.

We have a fairly broad approach, ie maybe 10mile radius. Of the 31, only 3 have warranted a second viewing, and only 1 we think we want to offer on (once we have the elusive buyer on ours!).

Incredibly jealous of your knowing straight away!! I had that with one 3 years ago, and still drive past in longingly!! The one contender at the moment gave me the same feeling, so letting a little bit of the heart creep in, rather than solely "This is a business transaction" approach"!!

Well they've been back, picked fault in absolutely everything, assume it's to hammer down the price although given how critical they were they probably shouldn't be buying it! Think they've had some tactics lessons from someone although all they've done is totally piss me off! Tomorrow's feedback will be interesting.

@fluffysugden what on Earth!! People are SO rude. Even if they didn’t want to hammer down the price there’s nicer bloody ways of doing it. Did you do the viewing yourself or did the EA do it? Ugh I’m annoyed on your behalf.

@Simonsaysitschristmas we did it. Honestly they were really rude, apparently the roof needs doing, there's damp, there's asbestos that would need removing and so it went on. Don't know what made them experts, they revealed they're nurses! DH and I have agreed its the last viewing we're doing ourselves. Jesus wept. On a brighter note I hope all is well with your saleSmile

Ugh, if they were that good they would have noticed it on their first viewing wouldn’t they Wink. I know I’ve said it before but this whole process really opens your eyes to just how rude and bizarre so many people are.

Not much to report on our sale, our buyers can’t get a mortgage appointment any sooner than late August so it’s just a waiting game now and hoping they manage to get the mortgage 🙏🏻
