Today we have the 9th viewing of our house. Been on the market since Feb, and it just feels relentless now and I’m struggling to stay positive.

We had one offer which we accepted, but then they pulled out as they realised they actually couldn’t afford it.

I just feel like we will never sell. Every week making the house pristine, letting strangers look around and judge your house for them to give really positive feedback and then radio silence.

I guess this thread is just a bit of a moan really. Any positive stories welcome :)

It depends on how much your house is "worth" as I don't think 10% off is particularly insulting & not unusual where I live.
Personally if I was selling & moving up the ladder & obtained the same discount which would mean a bigger gain for me I wouldn't have an issue. Obviously everyone's situation is different though.

We’ve got a very last minute viewing for tonight just booked in, so I’m trying to run around the house and put everything away between meetings. Here we go again 😂

@Simonsaysitschristmas so they called DH this afternoon for a chat about it Hmm and then we've just heard they've decided they want a bigger garden. Fair enough, but how odd to ring him about it this afternoon if the garden isn't big enough for them!

Ah @Kopsy that’s a shame. Maybe it wasn’t the garden that was the issue and it was the hill but they were too embarrassed to admit they couldn’t manage it Wink

Our viewing has been and gone. Loved the house but had no clue on area so they are going to do some research and let us know in the next few days. I know they have some viewings in nicer (but pricier!) areas but we will see.

Ah good luck! I really hate the not knowing when it'll all happen, hanging around waiting for "no" from the agent 😩 it's draining me now I won't lie!

@Kopsy got the feedback - the garden isn’t grassy enough for them so they won’t be putting in an offer.

No more viewings currently lined up, but staying positive as I know how quickly things can change :) let’s hope we are all luckier this week!

Ooh good luck for Wednesday- I will be sending the positive vibes.

Last night we got an email notification that a house a few doors down has just gone on the market for 25k more than ours (they have an extra bedroom and an extra bathroom but our plot sizes are very similar.

As a side note the photos on their advert are awful. The house is v cluttered and cramped (and why do people let photos be taken when they haven’t made the bed!?)

It will be interesting to keep an eye on it and see how quickly it sells!

I won't lie I feel like it's never going to end at the moment! We've had quite a few viewings but for whatever reason it's not been "the one" for any of them. I wondered whether to reduce the price but the agent thought not since we're still getting viewings.

That's interesting about the house nearby, I'd save it on Rightmove and keep an eye on it but I'm very nosy Grin

Gosh you do see some crazy photos on Rightmove and wonder what they were thinking don't you! I remember seeing one with dirty plates literally all over the house, and another with tv character life size cut outs in EVERY room! Homer Simpson was at the end of the bath Shock

The bloke who took the photos for our house was very fast. I thought I had done a good job of the house but when I saw the photographs, I have to say the beds didn't look "hotel" standard!

We have another viewing tomorrow and my husband just tramped a load of muck in from the garden after getting caught in the downpour. I suppose I could clean the floor (again), or I could just have a MASSIVE glass of wine.

@Simonsaysitschristmas we had ours this afternoon. The agent did it for us and said it went really well, a girl came with her mum and he said they were both really positive but she wanted her fiancé to see it, so she wanted to speak to him tonight and get back to us to book another viewing. Hopefully they do, we've had a run of people sounding really positive and then disappearing so I think I have trust issues now Grin

We've got another booked for tomorrow just after I finish work too. Really hoping we strike it lucky soon!

It’s been radio silence for us this week in regards to viewings. Looking at rightmove we’re now the cheapest 3 bed semi in the area. There were a few who were 15-25k cheaper than us that had been on for ages and have shifted in the past few weeks. Everything else is 25-40k more expensive. Not sure how to interpret this!

I’m also hoping it means we are next too! I’m not impressed with our estate agent at all, he’s very hands off and I wouldn’t use him again so he’s not very helpful when we ask things like that.

I think you hoping for some viewers for me soon has worked though as someone has just booked in for Monday :) let’s hope they don’t cancel the viewing between now and then Grin

Viewing done. All the right noises but of course they're bound to say that, or risk being attacked by a woman who just spent 10 hours cleaning and hoovering. I gave up on the dusting.

I intend to spent tomorrow eating all the food, and opening wine at 11am, then possibly watching a rubbishy movie or back-to-back episodes of Columbo after taking a hammer to the internet router.

Hi folks put my house on the market on Monday and have 5 viewings lined up for Saturday. The EA hopes to add more - he feels then seeing other people coming in and out creates a buzz. We will be out.

I'm curious though that a few if you seem to be doing the viewings yourselves. My EA isn't keen on us being here and I'm not sure if that's also because of Covid too. Is my EA unusual? In London do maybe it's easier for the EA to get to all their properties.

I don't just want an offer - I want a good offer. I guess everyone does!

@Bouledeneige we do a mix of the agent doing viewings and us doing them, depending on our work schedules/when the agent is free. I'm using a small high street company in the NW though so very different to London! Good luck for Saturday Smile

@Bouledeneige we do all of our viewings ourself (but that’s because we’re with an online EA and it’s an additional cost for them to do the viewings)

Out of the houses we looked at, only one was done by an estate agent and he wasn’t very good. He didn’t know anything about the house but luckily the seller was in the house (she wasn’t meant to be but she was injured so couldn’t easily pop out) and she answered all of our questions and joined us for the viewing of downstairs and the garden.
