Today we have the 9th viewing of our house. Been on the market since Feb, and it just feels relentless now and I’m struggling to stay positive.

We had one offer which we accepted, but then they pulled out as they realised they actually couldn’t afford it.

I just feel like we will never sell. Every week making the house pristine, letting strangers look around and judge your house for them to give really positive feedback and then radio silence.

I guess this thread is just a bit of a moan really. Any positive stories welcome :)

Grin kerb crawlers! Sounds like potential viewers to me (unless you come back today and say you’ve been ransacked in the night).

I think it’s important for us all to remember, you can only have one buyer so you only need one buyer. It changes so quickly too! I am sending you lots of positive vibes for your two viewings.

As for us our house is now displayed as under offer on rightmove. We just need some final documentation from our buyer (I think we’re waiting on solicitor details) and then we will go Sold STC which is exciting. I just hope the house we want is still available 🙏🏻

@Simonsaysitschristmas - I didn't realise that was the difference between Under Offer - and Sold STC - you learn something new every day :-)

@Maybenexttime08 me neither! I always thought they meant the same thing but apparently it’s only officially “Sold” when all parties have solicitors instructed. Although I’m sure I’ve seen some properties marked as under offer on Rightmove for ages.

@Simonsaysitschristmas our viewings are quite spaced out over the next couple of weeks which is a bit annoying but they are all people moving to the area. Your situation sounds very positive, hopefully all will run smoothly

Thank you @Bigoldwimp! Honestly when I started this thread it felt like we would never, ever get another offer so I hope this gives everyone else hope that if I managed to sell my house, your houses will definitely sell soon too Grin.

I’m just praying the chain holds up because I can’t face any more viewings 😂

The house we want to buy is now Sold STC as well so we are officially in a proceedable chain, all of our solicitors have been instructed and now the second phase of stress begins.

How is everyone else getting on? Any viewings for this week?

We have another viewing tomorrow, had one on Saturday but it's a no from them, they weren't from the area and decided they weren't ready to buyHmm. Wish they'd decide before they look round. It's just getting me down now but will just keep goingSad

How annoying about Saturday. I honestly don’t understand some people, I think they just see it as a nice day out to go and view a house they have no intention to buy. Very tough when you are on the other side and your hopes are constantly getting raised then dashed.

Thanks @Simonsaysitschristmas, tomorrows viewer is buying for a relative so I don't hold out too much hope. I can honestly say I have never wasted people's time when buying houses in the way we have suffered this time.

We have 4 more viewings lined up @fluffysugden I totally get your frustration, I don’t think I appreciated how much effort it was to get a house ready for viewing. I wonder if we’re doing more than is necessary but want to show it to it’s best.

4 more viewings is great @Bigoldwimp. Are you getting good quality viewers? Some of ours have been a complete waste of time, have to wonder how much the agent finds out about them

@fluffysugden I think they are encouraging people to view it when they can afford to spend much more so they aren’t all good leads. When we have 3 or 4 in a day I dont mind but it’s when you have the one that can only do 3:45 on the second Tuesday in a leap year and then they are not that serious is when I get down hearted. I think it takes about 4 and a half hours for me to get the house ready for each viewing and I’m carrying our baby in a sling and hope I don’t knock him out with the detol. I might move to Peru

What’s the next step for you @Simonsaysitschristmas surveys etc?

Hopefully fluffy we will be under offer soon. I’m hearing a few horror stories about mortgages at the moment

@Simonsaysitschristmas ours was one of several they were viewing, just seemed like a browsers day out! We're thinking of another price reduction, so sick of it all.
@Bigoldwimp yes much easier when you have a group of viewings. Also people we've had on Saturdays have generally been better quality viewers. The worst time wasters have been in the week.

We had a few viewers who brought their toddlers at bedtime and then would rush through the viewing in 5 minutes because their overtired child was playing up. Just made me think they weren’t taking it seriously at all.

@fluffysugden could it be worth paying to go premium on rightmove. OR increase the price of the house and then reduce it back to its current price? That will get your house on the rightmove email they send out (I think weekly).

@Bigoldwimp yeah gave all of our paperwork and ID to the solicitor today, the bank are currently organising the valuation of the house we are buying so I don’t think there will be much to do for the next few weeks.

@Simonsaysitschristmas definitely need to do something, I'm so impatient just waiting around for the odd viewer. DH is fed up of me being so miserable, I just want to move! You're in a different kind of wait now, the whole process always feels out of your control, I think that's really what I hate

@fluffysugden I was absolutely the same as you, especially towards the end I felt so so fed up. I think that’s why I’m so nervous now because I know of this chain collapses I have to go through it all again and I don’t think I have the mental energy to do it.

I think it’s just important to keep reminding yourself how quickly it changes- you could have a viewing request tomorrow, a viewing on Thursday and an offer by the weekend. It will happen soon Grin

Well we've cut the price, just want to sell now. It seems every house around us is selling and ours is just stuck. I'd be happy to just get a low offer, so many viewings without a single offer has really got me down

@fluffysugden me too! We have six viewings on Saturday, not all able to proceed but I Don’t mind if they are all in one day as long as some are in a position to buy. We’re Doing slightly less furniture movement for the 15min tomorrow for the sake Of our sanity but hopefully they can see beyond our temporary home office etc and we will be pristine for Saturday.
