Today we have the 9th viewing of our house. Been on the market since Feb, and it just feels relentless now and I’m struggling to stay positive.

We had one offer which we accepted, but then they pulled out as they realised they actually couldn’t afford it.

I just feel like we will never sell. Every week making the house pristine, letting strangers look around and judge your house for them to give really positive feedback and then radio silence.

I guess this thread is just a bit of a moan really. Any positive stories welcome :)

I've been lurking for a while.. OP late August sounds terrible! We used a broker called One77 and we had a very rapid experience! Appreciate the market has changed somewhat (we moved in March) but we had a mortgage offer within 2 weeks of first application at 1.79,% for 5year fix. They don't charge either. Worth suggesting your buyers investigate other options.

Personally I'd be tempted to put it back on the market until they have an AIP. Don't put all your eggs in one basket otherwise if they can't get a mortgage you're 6weeks later and back on the market. Confused

Hello. I moved on Lockdown day! 🙈I just wanted to say from the other side ‘kept going’. The whole process is so stressful and a constant to and fro of power play! We put our house on the market last August and the market was slow to dead. We had lots of viewings but that included time wasters and day trippers dispite us telling the agents proceedable parties only. Brexit and the election were looming and I was giving up hope. Then after the election things sped up. We found ‘the one’ for us and accepted an offer on ours in late December . By Xmas eve our offer had been accepted and we moved on Lockdown day which was a trauma in itself! Grin So I just wanted to say that about a year ago I was in your shoes and seriously getting fed up of making the house presentable and pointless viewings. Positive feedback but no offers. The market changes quickly and we all know the unexpected happens. I hope everyone gets their offer and so hang on in there. I am typing this sat in the kitchen of my dreams in the forever house that I love more each day . It will work out for you too, sit tight and have hope 😊

Literally in the same position 10 viewings now, 1 offer pulled out as they changed their mind on the location.

4 viewings in a row last night
1 not on the market
1 on the market
1 first time buyer
1 was second viewing
Between 6and 8pm last night, not heard anything yet have not slept a wink! Spent hours round the mother in laws with the kids doing dinner and bath time you all know the hell of house viewings 🙃.

The house we are buying has given is a week to sell, talk about pressure.

I hate this game 😖

@makingmyway10 your story does give hope! Can I ask did you have to reduce your asking price or did you hold firm at the original selling price?

@Fluffysugden when we put it on we factored in a price reduction. Left it on at the original price for about 12 weeks then reduced it . This was always in the plan if it had not sold. We had a firm eye on similar houses in the area and what they were asking and reducing to. Regarding the actual offer we held back on things we were intending to include such as curtains and the range etc and used them as negotiating tools to get the price we wanted. So when the viewer who became the buyer asked about the bespoke curtains we said that they were not included but could be negotiated on, we could then ask them to meet our price if we included the extra items. However to avoid lengthy negotiations after their initial offer we laid cards on the table and said this is what we want and this is what we will include and made it clear that that was the deal. We wanted avoid a lengthy a table tennis counter offers game. Also we wanted to be upfront and get the sale through! .

Although we had a steady stream of viewers it does become hard when they don’t bite. As a previous poster said all the feedback was either positive , or ridiculous. One viewer did not like our bed?? HmmThe market just before the election was dead and post election changed overnight! We had our fair share of time waters too. In the end though you only need the one who wants to buy it. We did have a family view who loved it and really wanted it but had not sold their property. As far as I know they still haven’t. I felt for them. I could see myself in their shoes. However the actual buyers were chain free so it was worth the wait! Good Luck.

@Treacletoots our buyers do have an AIP, this is the appointment to get the official offer 😊 I’m worried because I assume the bank is a lot tougher during the mortgage appointment than they are for the AIP. Although I’m pretty certain they are using the same lender as us and it wasn’t too bad for us to get our mortgage so fingers crossed.

@makingmyway10 I love when people comment their stories of hope!! Makes me think that I’ll get to sit in my dream kitchen one day (hopefully soon) too Grin

@organisedmother I’d be dead after 4 viewings in a night no wonder you’ve not slept! I hope you get some positive news today Smile

I’m so impatient all that work yesterday and you get no feedback yet. I know it’s not even been 24 hours but I just want to know what’s going on!!! 😣

I’m on my phone constantly checking my emails I’ve been on the market 36 days now with 2 price drops need a quick sale we’ve only had 2 viewings from people who are ready to actually buy and had 10 in total.

At least I’m ranting on here and not giving my husband the same broken record 😂

@organisedmother I was (and still am) exactly the same. I wish I could just do everyone’s jobs for them. I also wanted to be a fly on the wall so I know what everyone is thinking/doing. I always wondered what viewers said on the car journey home Grin

Wonder it be lovely if we could all just go on holiday for 3 months, come back and everything is sorted Gin

Did your EA say they would chase them today? If you haven’t heard from them today I would give them a polite nudge tomorrow morning.

I think in all honesty if viewers are not interested they don’t contact the agent to give feedback so it depends how ‘on it’ your agent is and the balance between getting feedback for you and badgering potential buyers. We did not call agents to give feedback unless we wanted to offer but of course if they called us We were happy to give feedback. It is frustrating to hear ‘it’s lovely but we want to see More properties ‘ or ‘ we love it but need to sell ours’ . The whole process is frustrating but that feeling when eventually you are sipping champagne among the packing boxes at your new home is fabulous! Hang on in there!

We've had no feedback from yesterdays critical second viewers. Just going to move on, thankfully another couple of viewings tomorrow.
@organisedmother we only allow proceedable viewers, fed up of browsers! Hope you get feedback from last nights 4, its rubbish when you hear nothing.

@fluffysugden oh we’ve both been in a mood today then about our 2nd viewings get my hopes up aswell and not even feedback, I have 2 tomorrow aswell not exactly excited about it, good luck with yours my fingers are crossed.

@organisedmother our agent once said no news is good news, I think he was running short of positive phrases, it's not - no news is no buyer as we both know!

I tried to get a viewing with purple bricks a few weeks ago. He was arrogant and rude. I asked why there were no photos of the conservatory " he keeps his motorbike in there" and no pictures of the bedrooms " they were a mess - he's a bloke who lives on his own". Even after that he said o had to go online and book a viewing. I didn't bother .......

My experience with PB has been mixed. Sometimes my agent really annoyed me by not communicating I.e we would text him something for him to do, he would do it but he wouldn’t text us to let us know he had done it so we had no idea. I sent him a very snappy email in the end Blush and he sent a snappy email back and then it was fine.

But couldn’t fault him on photos/advert/working at whatever hour to negotiate deals, getting feedback etc. I know lots of people on here seem to be put off houses that are with Purple Bricks but it didn’t seem to put people off ours as we got lots of viewings.

@Simonsaysitschristmas I do like the process of purple bricks they get your house on the market where everybody can see it, like all the other do they just don’t search for buyers but that’s why they are cheap, my agent sounds the same as yours the communication isn’t great feel like I’m always messaging him, I actually re took my own pictures as mine were better and made a brochure for him to hand out as he said purple bricks didn’t do them I handed him one and said “they do now” 😂 he must think I’m nuts, my only complaint I’m getting is parking, everyone’s driveway down the street is in their back garden as was mine but I couldn’t bare to see a car in my garden so got rid of it and have parked 3 cars outside my back gate for 10 years with no problem.

Me and my husband are having a date day today kids being shipped off to the grandparents so we have about 7 hours of antique shopping and drinking wine.

And I will not spend the whole day taking about the house sale, talking about the new house we want, complaining I don’t want to buy antiques for the new house incase it falls through and having anxiety about coronavirus 😂 wish me luck

We’ve had a few “maybe” but need to see other properties as feedback and some that are daft: like they didn’t like they could see someone else’s garage from a window and that they didn’t think their dog would like it! We have four houses now in competition with ours and none have sold. One think that our garden is letting us down as it’s quite petite but we’re opposite a ginormous open space

Well our 2 viewings went ok but you never really know. I think after so many viewings I just can't imagine an offer. Have another viewing tomorrow so will just keep going. Hope you've all had good days x

Thanks @Simonsaysitschristmas. The agent says the same, in the end one should offer. I've got to try and think of other things as the house selling just dominates my thoughts!
