You guys are pretty good with the constructive criticism, can you help me with my house advert please!

It’s estimated on Nesteria at £325k. It’s been on since Nov and we’ve had 5 viewings. All feedback except one says that they like it but not in position to buy yet 😖 Other feedback is too much work so looking at new builds - there’s a few going up in our village so having to compete with them. But we do have lovely views which the field won’t be built on as the neighbours collectively bought it. Also there are no bungalows for sale in the new build estate.

Ny husband is currently paining the master bedroom... then the rest of the house, all white to freshen up.

Help me please

The owners of that barn conversion should have unleashed Mumsnet. Wink
I can see why you are trying to widen the appeal, but some older people who are downsizing will have plenty of cash to do their own renovations, and probably enough imagination to see past whatever you have done or not done to the property.
We (mid 60s at the time) changed two bathrooms and a loo, had the house redecorated to our taste and remodelled the garden within a couple of months of moving in. Other friends (early 70s) have doubled the size of their bungalow with an extension Mumsnet would love. The key is always the price.

Thanks @MaxPaddyandHarry, yes we will be dropping the price soon. Most of the houses on our road have been converted in to dormas at some point or have extensions out the back, so there’s scope for this house! But yes, at the right price

As lots of other people have said, it looks a bit soulless in the photos.
Homebase and B&Q do cheep light shades, bare bulbs are off putting.
Can you move the toy storage away from the radiator?
Make sure the house is warm for viewings and lights on if at all dull outside (which for this time of year is pretty much all of the time!)
I hope the new manager injects a bit more spark into their marketing.

Do you have any friends or family that are good with home decorating/design/dressing? Could you ask them for some help to dress and update your house?

You don't need to spend a fortune, but you do need to dress your house to its best. It needs to suggest an appealing lifestyle to buyers. At the moment it just doesn't. It looks cold and unloved.

Looks much better because it is now cosy.

I would pull the standard lamp away from the corner and place it by the couch. I would put a tall indoor plant in the corner where the low lamp is.

Leave the music stand in the corner - it suggests a nice use for that area.

Take the cloth covering off the coffee table. Put a decorative tray there instead, a low vase of greenery/flowers, and a little stack of books.

You probably have all those dark red throw blankets on the couches to protect them from the hound, but please don't include them in your photos, and remove the antimacassar from the far couch too.

You need to put something, even a basket of logs, left of the fireplace (other side from the TV) and you need a piece of art on the wall above the fireplace.

The tea and red cushions are not great. I would stick with gold.

The throws are covering the really shit horrible sofas!! The red/teal is to come away from the gold/beige as there’s too much of it in the sofas and curtains... both of which I hate.

You can't just plonk two different colours on top of other colours/tones for photos though. The visual impact is jarring. Take them away for photos/viewings.

Are the sofas ripped or visibly stained? If not, leave them uncovered for the photos. You can cover them up immediately afterwards. Take them off for viewings too.

The gold is not everyone's cup of tea (not mine certainly) but it's a nice unifying colour for the comfortable space around the fire. Including other colours breaks up the space and distracts the eye while it is absorbing the message the room is sending. The message to send in this room is space, comfort, relaxation and warmth.
