You guys are pretty good with the constructive criticism, can you help me with my house advert please!

It’s estimated on Nesteria at £325k. It’s been on since Nov and we’ve had 5 viewings. All feedback except one says that they like it but not in position to buy yet 😖 Other feedback is too much work so looking at new builds - there’s a few going up in our village so having to compete with them. But we do have lovely views which the field won’t be built on as the neighbours collectively bought it. Also there are no bungalows for sale in the new build estate.

Ny husband is currently paining the master bedroom... then the rest of the house, all white to freshen up.

Help me please

@HelpMeSellMyHouse I think how you view your house shows unfortunately and most people tend to like the idea of buying a ‘lifestyle’.

It’s not the end of the world but I think you need to either spend some money to try and get the best price you can for it, or drastically reduce the price to appeal to people wanting a bit of a project.

It’s got great proportions and view so I think it’ll sell eventually!

It’s one of the most sought after areas of the village as it’s away from the main road, at the top of the hill and views over the fells.

@lovelyupnorth where would you say was more sought after area of the village?

Paint tiles and cupboards in kitchen, remove stuff from tops, add a blind, are the kick boards missing? Dress it.
Bedroom needs a throw or at least a valance, couple of cushions, soothing over bed or a wallpaper behind bed. It feels cold, rug maybe?
Boys rooms need plain bedding, really nicely made for photos/ viewings
Lounge needs the sofas closer, mirror over fire, cushions etc. Footpuff or coffee table. Dress the harth. Statement vases on window sills.
Dining room, turn table around, put it on a large cheap ikea rug.

You have no light fittings??
Bit of colour out front.
It lacks colour or personality. Maybe paint an odd accent wall?

Thank you, I agree the photos are really not good especially as none show the view, it just looks a bit unloved & as though vendor has lost interest in it, definitely needs a bit of colour/artwork/fresh flowers/lampshades
The bedrooms are not presented as well as they could be, maybe some new bedding & again some artwork etc.
The kitchen could do with a makeover possibly painting the cupboards but it wouldn’t look so bad if the rest of the house had some ‘life’ too it.

I also know the area well and agree it's massively overpriced.

Did you go with H&H because they gave the best estimate? Most of their work Is sales of big country estates, farms and land etc rather than 3 bedroom bungalows. I'm also interested in what the other local estate agents said.

The market is reeeeeeally slow in the South Lakes at the moment, partly because of the number of new builds tempting families.

We went for them because the lady was nice. We haven’t had valuations from others. I’ve had trouble with Poole Townsend and a guy from Your Move who now works for Hayton, in the past.

Things you can fix - it needs much better “dressing” - yes, it’s great that you’ve got rid of any clutter but as PP have said, it’s so bland. The things that would put me off, that you can’t fix - I’d never buy a home where visitors have to walk past the bedroom windows to get to the front door. And I wouldn’t be keen on French windows in one of the smaller (children’s) bedrooms. Not hugely helpful, I know.

But ultimately, anything will sell if the price is right. If you want to sell and don’t want to spend time and energy tarting it up, you need to lower your price.

Looking at other properties selling prices I'd agree the price is the issue here op.

The house in itself looks like a rental property, bare walls, no softness, no warmth. However it's clean and tidy looking. The kitchen and bathroom look dated, which what I assume people mean by too much work.

Everything sells for the right price, and that appears to be your main issue.

Get some more valuations in and check on Zoopla and Right Move to get your own estimate. I do think it's the price, coupled with the fact it's not showroom-ready (as you are competing against newbuilds).

If I were looking around it, I would immediately query if the windows need replacing and mentally budget for the kitchen. So expect people to haggle down to cover that.

Worth looking at Hackney and Leigh, they are selling the new builds in your village.

In the same village You are competing with the likes of this 3 bedroom barn conversion which is priced £50k less than yours, and a load of shiny new builds that will be around the same price as yours.

Depends how desperate you are to sell really, it's unlikely you are going to lose equity but at the same time in this climate no one is going to be rushing to pay £300k for a pretty average bungalow.

I'm curious though, why are there no light shades just bare bulbs? That's likely making it look harsher, the kick boards also seem to be missing from the kitchen? Why were they removed?

I’m sorry but it looks soulless and unloved . If I were viewing I’d be adding in the cost of a new kitchen and a new bathroom as corner baths are awful .

Don't think it would take much to brighten it up. You've done a great job of decluttering. As PP have said, inexpensive lamp shades, plants, nice bedding on the double bed. Think the smaller bedrooms look much nicer.
Look on Airbnb for ideas what makes a property look tidy but appealing
Agree with pp that there's too much ceiling in the photos, show people the nice flooring not the kitchen strip lighting

I have no idea why we don’t have light shades. It’s never occurred to me.

The kick boards were removed to put the floor down, now they don’t fit and I haven’t had time to get someone round to fix them

I think it has lots of potential but needs money spent on it. You could make a lovely kitchen diner- and if you extended at the back a big kitchen/dining/family room, bigger bathroom and bedroom. you are probably talking £75, 000 including kitchen and bathroom suite, new windows etc.
I would also convert the garage into an ensuite and utility room - another £10,000.
So to do that I would want to pay less for the house . I'd also be worried about the land at the back which is lovely but I imagine prime land for housing given it already has road access and backs onto housing.

Basically going on sale is a job interview for your house. Either present smartly to get an upper range price or if your heart really isn't in it, drop the price. I have to say I'd be gutted to see £25-30k walk away for the sake of a potentially a few hundred pounds shopping and a couple of days of a carpenter. The market might pick up in the spring though, good luck!

What you could do with minimal cost:
Pots outside at the front with primulas and cyclamen in - flowering now so would add a pop of colour.
Lampshades throughout.
Kickboards in kitchen
Get rid of fluorescent light strip in kitchen and put downlighters in - probably £200
'Dress' the kitchen windowsill with a couple of small plants in matching pots.
Pictures on walls- not.lots just some carefully chosen and strategically placed.
Bathroom blind that brightens up the room and again some stuff on the window sill. Nice towels.
It looks really bare all through the house.

It has great views, is in a lovely place, has lots of potential.

It looks like it needs a lot of money spending on it.
If I were to buy I’d be putting a new kitchen and bathroom in.
It all looks very cold and bland.
As you say yourself overpriced when the buyer would need to spend more on top to get it looking up to date
