You guys are pretty good with the constructive criticism, can you help me with my house advert please!

It’s estimated on Nesteria at £325k. It’s been on since Nov and we’ve had 5 viewings. All feedback except one says that they like it but not in position to buy yet 😖 Other feedback is too much work so looking at new builds - there’s a few going up in our village so having to compete with them. But we do have lovely views which the field won’t be built on as the neighbours collectively bought it. Also there are no bungalows for sale in the new build estate.

Ny husband is currently paining the master bedroom... then the rest of the house, all white to freshen up.

Help me please

I think the bathroom needs to be a bit more inviting, bath towel down, something in the window etc. I'd also paint the kitchen cabinets and tiles, you just need to make it look fresh to actually get people through the door. The living room is on the right tracks so try to get that vibe in bedrooms, nicer looking bedding. Why don't you look for freebie ornaments or artwork on e.g. Facebook marketplace - anything to have it come across as a family home.

Took me a while to spot the dog then came back on here to look for comments about him/her! Grin My cat refused to move when the estate agent came for photos but thankfully she's small enough to have been able to be just out of frame. There's no way of cropping out your dog if it refuses to move lol!

Price, making it look a little loved and curb appeal will be key to your sale. Lots of helpful tips, but if it is possible to get photos done on a brighter day, it would help. Grey bricks on a grey day aren't going to inspire too many people.

Also, the first picture of the front of the house makes the path to the front door look very narrow and like you'd have to walk on the grass a bit to get to it. If that's not the case, then the photo again needs a tweak, but if it is, then it's worth getting the grass cut back (I know our lawn tries to encroach on our patio and needs cutting back every so often).

Good luck OP - I think you've had some helpful tips on here.

I fail to see the issue with having that gorgeous dog in the photos , indeed you should have moved him from room to room so he was in them all !

Its the kitchen and bathroom so you have to make them want to redo those by feeling that the rest of the house has nothing to do. Living room needs a picture over the fireplace or a mirror and some throws over the setees as they are a strange colour. Pick a colour say grey for the throws and then yellow for the cushions and then accessorise. Flowers candles maybe a cheap side table with a lamp and a magazine on. Dining room same runner on the table large vase of sunny flowers tiebacks. Kids space room look fine other 2 rooms look like student digs. Better bedcovers nice curtains and some repositioning should help.

I think your EA has let you down with the photos. They're not high enough resolution, badly lit and uninspired.

I'd have made sure there were more hi-def pics of the back garden, decking, and the view over the stone wall -- which is a real selling point.

The listing also needs a floorplan under the floorplan tab (not buried in the photos). And it needs to be clear about whether the bungalow is detached or semi.

I'd say that the kitchen is very dated and that the rooms all look very cold painted white and quite bland too, not at all homely. You could do with some pots of flowers in the garden - difficult in winter I know.
Maybe some cushions or throws and just a few personal items around to make it look like a home?

Ha ha I love my pooch but she is not allowed on my sofa only on her bed. Your house is your home to do as you please its only to sell. Its a stunning view maybe with a small price reduction and some sprucing youll get there. Dont take the soul away.

I think you need to say in the description that the kitchen is plumbed for a washing machine as well as a dishwasher because it's a lot of work and disruption to rip out a cabinet and get that plumbing done.

Beautiful views but it's bland and overpriced . It doesn't seem to have much personality. Sorry op. Like others have said knock 10-20k off and then be prepared for people to haggle.

Picture 6....cover the divan!!! Get a valance sheet and then take @pauapaua advice on the rest. It's totally bland, get yourself on Pinterest and search 'house staging'.

Get some metal handles on your kitchen cabinets, you can get them cheaply on eBay and will work a treat....

Your view is beautiful, and the house is a good size. I agree it's probably the price but second previous suggestions around warning up the rooms a bit. We're selling at the moment and bought a few nice colourful vases which we refresh with new flowers every few days, we got a few new bright cushions for the front room, and we bought 3 yukka (?) plants from ikea and have put them in nice pots in places in the house that looked a bit empty.

Are you sure you want to leave that view, though???

It's way overpriced no matter what EA says and no matter how sought after the area might be.
Kitchen and bathroom need total refurb for a house at that price
You won't get anywhere near that as there are new builds in the area
It's over priced by at least £50K

Agree it’s probably price but that Estate Agents have not done you any favours.

It’s a bungalow that will appeal to some buyers as they want one level living and plot size is often very good but it’s really hard to get a sense of whether this is the case, you need more photos of the garden.

I agree with everything that’s already been said about it looking bland, it looks like a rental.

I’d have an on trend black round mirror above your fire place and a really nice faux flower arrangement stood next to it. We got one from John Lewis at Christmas time and it’s made our fireplace pop.

Dining table looks completely lost in that room. Any potential for a bigger table so it can look like a room for hosting?

Then agree with everything else about lampshades, mirrors, artwork etc.

How do you get to your front door? It seems to be floating above a flower bed? You need a path of some sorts, no one wants to walk across the grass. Also, steps to get in a bungalow takes away all the people looking at a bungalow to not have to deal with stairs.

With regards to the price, I don’t know your area at all but to the people saying it can’t rise that much in 5 years, yes it can. We bought our house almost 5 years ago and are in the process of selling. One week on the market and we had 7 offers. Offer accepted was £78k more than we paid for it. Having said that, if you’re not in line with your competitors then it is overpriced.

My parents recently bought in the area and your house would have been perfect for them. What a shame!

I think what people are missing is the fact it is a bungalow. The area is massive for retirement, with Grange's charm, the almost Lake District location, the mild microclimate and still being accessible to the motorway and mainline railway. You aren't in competition with the new builds and when you look at the bungalow market you price isn't miles off but might be more appealing just under the 300k mark.

Definite changes I would make, based on the retirement market;

  • Tidy up the front. Some colourful pots and borrow a pressure washer to wash above the garage.
  • The living area, although clearly the room you have done is a bit sparse. Get some soft furnishings in and light the fire (ideally with the dog in front) and sell the cosy feel. Try a borrow a bigger table and fill the dining space.
  • Kitchen. You could paint the cupboards and get some new handles but at the very least get a colourful blind and some accessories.
-Bedroom with the door. Either dress this as a double (use a high airbed, you can't overly tell with a duvet on) or as day room with plain bedding, cushions on the bed, a bookcase. Sell the dream of sitting a reading in the dun with the doors onto the decking. -Others child's room. Have a move around of furniture. With it all in front of the window blocking the radiator it makes me think its a tiny unusable room, which it isn't.
