You guys are pretty good with the constructive criticism, can you help me with my house advert please!

It’s estimated on Nesteria at £325k. It’s been on since Nov and we’ve had 5 viewings. All feedback except one says that they like it but not in position to buy yet 😖 Other feedback is too much work so looking at new builds - there’s a few going up in our village so having to compete with them. But we do have lovely views which the field won’t be built on as the neighbours collectively bought it. Also there are no bungalows for sale in the new build estate.

Ny husband is currently paining the master bedroom... then the rest of the house, all white to freshen up.

Help me please

Also outside, I am sure that view is great but what is behind the big bush? Could it not be taken from the other angle?

I would have the photos re taken.
The rooms loos spacious not possibly not the best layouts
I would re position your sitting room.
Put some large flower arrangements out
Buy some IKEA's white bedding and nice new cushions for all the bedrooms plus s throw at the bottom of a bed.
A little bit of styling- that's all
Your views are incredibly.
Perhaps some fabulous coloured pots at the front of the house too

The view is nice if you aren't used to it but again it's fairly typical for the area. There won't be many places in south Cumbria where you can't see fells in the distance so that won't be a unique selling point unfortunately.

OP I've just looked at the property ads in the Westmorland Gazette for this week (yours isn't in there sadly) and I do think other agents in the area might be a better fit for your property going by the types of properties all the agents have listed. I would also be asking why you aren't in the paper given that the most likely buyers for bungalows will be looking there first rather than on rightmove.

It costs a few thousand but it's worth it as people pay more for your house when it's presented in a particular way and you get the money back.

Home stagers offer different packages, from recommending improvements, or reorganising furniture to coming in and staging it for photos. I've been reading about it a lot as we have a BTL that we'll be selling in a couple of years and will need to rent furniture for it. It's big business but reaps dividends.

Sack the estate agent. They’ve:

  • encouraged you to overprice
  • taken terrible photos
  • hidden the floorplan in the photos
  • not put dimensions in the floorplan
  • used metric only for the dimensions
  • not mentioned the situation with the field
  • not mentioned the engineered wood flooring

If you don’t sack them, watch them like a hawk. I ended up supervising photos and rewriting details for our last house sale because, while the EA could see what was good and sellable about our house, they were apparently incapable of translating that into words and pictures Confused

I love it.
I don't know why The Cumbrian thinks the target market for bungalows would look in the paper rather than the internet. I am retired and when I moved house three years ago Rightmove was my first port of call. My friends of similar age do the same.
It is in much better condition than our house was when we bought it. We have changed a lot of it.
My only guess is that the price is too high for the area.

We’ve just had those tiles removed from our kitchen
Paid £70 new tiles and £150 for fitting.
Put the kick boards back on and paint the cupboards

Thanks for new replies. Lots of good advice.

The steps to the property never even occurred to me as being an issue 😖 Unfortunately we can’t change that. We do have a path, you don’t have to walk across the grass.

We have the new EA manager coming over next week, I will ask her to add the points above and have new photos retaken.

This week we have painted the 3 bedrooms, bought light shades throughput, new bedding and lamps for the 3 bedrooms and lots of picture frames in all shapes and sizes from the charity shop.... thinking of giving them a lick of paint and buying some of those Ikea posters.

I’ve moved the sofas closer, put the chest in the middle and it does look cosier. Just need some cushion covers and throws.

Once the EA has done different photos I’ll post a link.

We will adjust the price too, tidy up the kitchen but not spend too much in it as it needs gutting.

OP I love your property and can see lots of potential to brighten it all up but just as others have said it's too expensive for what needs doing to it.

Well the weather’s pant here, as it is all over the country. Lots of flooding in places, including to the entrance of the new builds I’m competing with. I feel sorry for the old houses opposite, filling a field with concrete is going to have an impact on surface run off.
I’m hoping being at the top of the hill is a selling point for me.

Changed my son’s room round and painted it, hopefully it shows it can be a double. Yes dog again! Fave spot! But he won’t be there when EA takes new pics

Cleared lots of crap out of daughter’s room. I need a rug to hide the stain! Curtains will be going back up today.

Lampshades now in every room.

Still need help! With decor... I’ve spent some money on charity shop photoframes, which I can paint to look nice.

I think it is still too bare OP. Have a look on Pinterest for lots of ideas. Here is one to start you off - it also has white walls, but a much more cosy feeling because it has cushions, flowers, a table, interesting accessories etc link - have a scroll through their look book and you will see what I mean.

Looks lovely OP, and the views are amazing

One comment is the bathroom, I didn't realise there was a bath in there as the angles were a bit funny. Could they retake the photo and focus on the bath maybe? The shower looks a bit weird and reminds me of student accommodation

You're right to be removing the photo that has the dog in the bed!

The presence of a dog would put me off! It may well not be the case, but my thoughts upon seeing the dog would be that the house would inevitably smell doggy - and previous experience of doggy homes tells me that the carpets would probably need to be replaced, so another expense.

It would be sensible to perhaps consider having the dog fostered elsewhere until you've sold the house, OP. My daughter was having trouble selling her house, so decided to put her 3 cats into a cattery for a month and remove all evidence of cats from the house. The house sold within 2 weeks of the cats moving out!

Yeah @babychange12 it’s a wet room shower with a bath, but cheaply done as the couple before us were elderly
