You guys are pretty good with the constructive criticism, can you help me with my house advert please!

It’s estimated on Nesteria at £325k. It’s been on since Nov and we’ve had 5 viewings. All feedback except one says that they like it but not in position to buy yet 😖 Other feedback is too much work so looking at new builds - there’s a few going up in our village so having to compete with them. But we do have lovely views which the field won’t be built on as the neighbours collectively bought it. Also there are no bungalows for sale in the new build estate.

Ny husband is currently paining the master bedroom... then the rest of the house, all white to freshen up.

Help me please

It's quite dated but that wouldn't bother me. It's seems really expensive though. Not sure if that's what prices are like in Grange but I would be put off by that.

No clutter, but I agree with others that it looks bland and uninviting. I would add lots of fresh flowers, some nice pictures on the walls, lots of patio containers on the patio (difficult at this time of year, but flowers can be found).
Maybe some nice coloured bottles, little bits and pieces to add colour and life without making it look cluttered.Pot plants and flowers indoors.
Maybe a nice throw on the sofa, on the bed, some nice cushions to add colour?

I think it depends on what else is in the neighbourhood given the pricetag....it could be dressed a bit better. The kitchen is a bit dated and I think the wetroom, which is a bit industrial would be a big turn off to many (I say this as a wheelchair user) It only has the one bathroom which is a bit of a turn off too.

The back view though.... well, if I had that sort of money, I'd give it serious consideration. (having checked Land Registry to make sure there's not an estate approved by planning!)

I prefer the kitchen to the shiny, non-wooden ones you see in all the houses with no rooms or internal walls. However, I would want them painted properly, and if they are not real wood they would need replacing.

There is no character inside or out, it doesn't look like a home (and one of the guitars is crooked on the wall). Put just a few decorative touches in and make it look as if someone lives there. It wouldn't bother me, but people don't always 'see' what a house could look like.

All of the above, plus new photos would help. The current ones are dark and for some reason the edge of a door or some furniture is showing in nearly every one!

It really is the price op. I just went on right move and saw that you paid just over £70k below your asking price for it less than 5 years ago, I imagine everyone else has done the same!

It’s a nice enough property but it seems expensive, though I don’t know the area.

It’s bland, though, and doesn’t look loved or lived in. Bare bulbs and very plain walls, needs some artwork to break up the white. Kitchen, yes, is dated and needs to be a consideration when valuing. I’d not have your dog in the pics either, lovely though it is.

Someone on a similar thread the other day was insistent that the photos had too much ceiling in them - I think your photos have the same problem. Buyers want to see floor space. This will be especially important as you've put good flooring down, but it's not really standing out.

It's all been said ^ already, but I'd just suggest plain bedcovers, tiebacks, no wolfhound Wink, add plants, improve the dining room layout (door/path looks blocked by that piece of furniture), lampshades, and make sure the photos are fully lit, taken from higher up, and more of them so you can see how the house flows. More external pics too, from different angles.

Picture of the outside looks a bit dreary. Maybe try adding some colour to the front in the form of some flowers planted along the front or hanging baskets.
I agree with others that the inside looks a bit soulless. Maybe try adding some paintings on the wall, flowers etc. Make it look more like a loved family home.
Kitchen is dated but I wouldn't waste money on new doors. Instead, I would paint the doors white and possibly change the knobs. Would probably cost you about £30 but I think it would make a big difference. Look on Pinterest for kitchen diy makeovers. Lots of tips and they really do look so much better with a like of paint.
Price seems a little high but I don't know the area so can't really comment on that.

We have put real oak (engineered) flooring throughout, fire, carpets and painted. But other than that, nothing else. We’ve been here 5yrs

Considering this and that you bought it for nearly £75k less only five years ago, then it’s definitely overpriced.

You’d be wasting your time spending ages moving vases and adjusting curtain tie backs.

As other posters have said. It’s the price. Why have you done to justify a £75k uplift in 5 years of relatively static house prices?

I think you need a bigger dining table to make it look cosier.

Also we've painted our similar sized kitchen. Cost us 30 pounds in paint (we used Frenchic) plus 50 pounds for new handles. We then painted the ceiling and floors and it looks like a really nice, modern kitchen now whereas before it looked dated.

Also, why do you have bare bulbs everywhere?! Apart from the main bedroom I can’t see any lamps either?

I hate ‘big lights’ on but if that’s all you’ve got then they need to have decent enough fixtures.

It’s a lovely property OP, suggestions I would make would be mirror over the fireplace, paint the kitchen tiles white with tile paint, add some accent colours, with curtains, bedding, some flowers inside and out for a splash of colour. And consider reducing the price, property always sells if the price is right.

I’m just no good at decor and see my house as function rather than anything else. Part of the reason we want to sell it is so we can buy a much smaller/cheaper house as a base. Using our time/money more to be out of the house.

It’s simple and I know the village well. It’s about 75k over priced for the road it’s on. Simples ans with the new builds round the corner.

We nearly bought on Templeland a few years ago.
