You guys are pretty good with the constructive criticism, can you help me with my house advert please!

It’s estimated on Nesteria at £325k. It’s been on since Nov and we’ve had 5 viewings. All feedback except one says that they like it but not in position to buy yet 😖 Other feedback is too much work so looking at new builds - there’s a few going up in our village so having to compete with them. But we do have lovely views which the field won’t be built on as the neighbours collectively bought it. Also there are no bungalows for sale in the new build estate.

Ny husband is currently paining the master bedroom... then the rest of the house, all white to freshen up.

Help me please

Could you get some quotes to make the front entrance accessible?

I think the marketing needs to focus on the property being "ripe for refurbishment"

It's 5 years sense we relocated to north Lancashire and I can honestly say the house "trends" are many years behind the SE in general. The ones with lovely "modern" kitchens were few and far between...

OP you could make it look so much better for a relatively small amount. Nice light fitting, pictures, rugs and window dressings would make a massive difference. Paint the kitchen units, new tiles and sink. Get rid of the dated strip light.

The outside view is gorgeous ,and it looks like a lovely location .However it does seem to have the general feel of a holiday let somehow. Maybe some new white bedding ? Pictures, a few plants ? I think sadly a house is only worth what someone is willing to pay for it ,and it may need freshening up as well as a price drop!

This is a great site for all matters of home presentation and photography. Somewhere are pictures of the same room shot badly where it looks dim and poky, and by a professional properly framed and lit, the difference is impressive.

I think it is the price

There is a barn conversion near you that is very similar price if you look at £/sq ft.
The real difference is that is move in ready

The views are stunning but things like the bathroom and kitchen are dated so people will look at yours and see big bills.

Personally I think the kitchen cabinets look fine but the decoration, tiling and work surfaces, sink, taps and lighting which in the grand scheme of things are the minor cost let it down and people just think the whole kitchen needs ripping out and replacing

Equally the bathroom needs tiling.
Can’t tell what is on the floor but even if you just did the wall tiles just up to a certain height and full height around the shower and bath it would look so much better otherwise people just see having to replace the whole bathroom suite.

This is the kind of thing I meant. Looks like you have made some great progress. I’d go for some bright contemporary cushions and pictures and bedding to make it look airy and clean. Have you say Ikea or Dunelm near you?

The barn conversion isn’t really in the village, it’s right on the busy road too. It has a more modern kitchen/bathroom but they are both very different properties.

We don’t have a dunelm or an ikea nearby. There’s a range in barrow and a home base in Kendal

No worries@HelpMeSellMyHouse, I thought I must have been posting in my sleep 😂 yy Dunelm they are great for house stuff at reasonable prices, I think you can order most things online as well if it saves you a journey.

Its definitely worth a look, it's on the same retail park as a Matalan which has quite a lot of home stuff in too and a Wickes for any decorating bits.

I really like the picture of the floor and the door you have posted, shows off the floor nicely and has a nice homely feel due to the sunlight coming through the door.

Tkmaxx on line have decent bedding and some bargains to be had on EBay sometimes. Also your local Gumtree and Facebook market place worth a look.

RandomMess if the OP is in Allithwaite then shes about 40-45mins away from both Barrow and Morecambe I think.

The new paint job is a big improvement.

For your bedroom, I would move the two bedside tables just a bit away from your bed as a PP advised. I would also get bigger lamps with colourful shades for the tables. Add a little stack of books to one table, a little clock to the other. A fake orchid would be nice. I would add extra colourful pillows in a shade related to the lampshade colour. Your bed pillows and the new ones should be out on view, arranged nicely. The spares can be thrown to the floor at night.

Needs to be a bit neater than these for photos.
Look at the bedside tables here too.
Use some of your new frames above the bed, but not high. They should be hung at face height.

'Dress' the other beds for photos too.

Your hall pictures (both views) are nice to include in the new revamped photo lineup. Maybe light the hall somehow down at the end - could you plug in a lamp around that corner? Or leave all doors open so light fills the corridor at the far end?
You need a new natural fibre bristly doormat inside the front door, and the runner needs to be replaced with one in a shade closer to the floor.

Get some sort of wall decor for the big blank wall on the right in the hall.

I don't think your house would be great for a wheelchair even if the measurements make it look possible on paper. There are angles to take into account as well as steps to the front door. Of more concern are difficulties posed for a pram or even a buggy.
