You guys are pretty good with the constructive criticism, can you help me with my house advert please!

It’s estimated on Nesteria at £325k. It’s been on since Nov and we’ve had 5 viewings. All feedback except one says that they like it but not in position to buy yet 😖 Other feedback is too much work so looking at new builds - there’s a few going up in our village so having to compete with them. But we do have lovely views which the field won’t be built on as the neighbours collectively bought it. Also there are no bungalows for sale in the new build estate.

Ny husband is currently paining the master bedroom... then the rest of the house, all white to freshen up.

Help me please

Thanks @80sMum but we won’t be fostering our dog out. He’s 12 and very elderly. He is nervous of the dishwasher, he’d have a heart attack if he was to go to kennels!

I will however remove any trace of dog during viewings:

That's not a dog, it's a small pony!

It looks good now OP but add pot plants, pictures and so on to brighten it up.

In your bedroom move the bedside tables away from the bed a bit and don't pull the curtains back as far for the photos.

In the child's room/s move furniture so you see the front of it in photos, not sides.

Smooth the bedding.

Look at other house details to compare.

It looks unloved I'm afraid. It needs a new kitchen and bathroom for that price. You're asking for £73k more than you paid for it 4 years ago, but you haven't spent anything on it. It needs a significant price reduction. Maybe £260k

I’m just no good at decor and see my house as function rather than anything else.

So, slightly off-topic, but do you really sit in that sitting room in the evenings with just that main overhead light on, with no shade on it?
No wonder you go out a lot.

Also,(although I'm not sure what you'd do about it), access to the front door looks problematic for anyone in a wheelchair, or even just with a rollator or zimmer. It's not very wide, for a start, and looks uneven. And that's before you get to the steps at the front door (and no porch for protection from rain (Lake District - I presume there's lots of that?)

Nothing we can do about the fro t of the house. It is wide enough for a wheelchair, it’s the steps that would be an issue.

I think I’d be thinking it needs a new kitchen and bathroom (neither of which are cheap) plus the kitchen would need knocking through. Could you not at least replace the doors in the kitchen to brighten it up and modernise it? It’s that or drop the price.
I also agree that it’s still very bare. I have mostly white walls but colourful pictures, rugs, cushions etc. I could probably see past the bland decor but I don’t think everyone can.

So many bare walls. Do put some pictures/wall art up. It would look so much better. I know we aren’t all the same but I don’t know how you’ve lived in that spartan space for so long.

@dontcallmelen, just the last few updates I’ve posted today explain why there are no curtains, but the original link shows it with curtains.
