House been up for sale for months, still not sold!

Hi,

Just looking for advice...
We are trying to sell our house but just not getting any interest...
We initially put it up 7months ago, had approx 7viewings..few had a 2nd viewing, was told all very interested but they needed to sell theirs first..was having a bad exp with the EA so we got a new one. Been with our new EA for 7weeks, nothing..so in the fourth week we reduced the price..had one viewing, they came back for a 2nd, loved the house but not in a position to buy yet as theirs is only going on the market next week.
Had chat with EA, asking why are we not even getting people through the door, they cannot understand why, photos are good, had numerous quotes and all agreed price was right before we even reduced it, nice house in good location with stunning views. EA mentioned brexit....yet I’m still seeing others selling...
Any advice I’d appreciate please

You are getting people through the door. But they are not in a position to buy. You could ask your EA to only allow viewings with proceedable buyers. But usually the issue is price especially if you are seeing others in the area going under offer. On Rightmove you can see actual sold prices for properties nearby. How does your asking price compare?

If you are brave enough to post a link you might get some feedback on your listing

Yeah, sounds like the price is still too high. Are you next to something that others wouldn't like - factory, pub, school drop off zone, that kind of thing? Is the floor plan a bit youneek? If not that, then it's always price.

Hi, yes it is a four bed detached, was on for£325,000 had numerous valuations, all agreed..we have been in it 6 years, had a new roof and new canopy across the front, also had all back garden fully landscaped.
We have recently reduced it too £310,000 still no interest?

It be an unsecure financial situation. I suspected this close to Brexit people are sitting right.

6 viewings is not money - you could post a link here for advice or ask another estate agent their opinion.

Although, we are in a relatively cheap town, and that doesn't sound amssively expensive

What area are you in? Can you link?

We have just sold but as we were keen to move quickly we did market it quite low (20k less than our neighbour 2 doors up are currently up for and still up for since July last year.. and to put in context we sold for 160k)
What are similar houses in the area going for?

I personally dont think Brexit is putting people off so must also be area, as alot of my colleagues have put houses on the market so far this year and being sold in a week or so!

There's nothing glaringly awful. I would ditch the "paint on the ceiling dripping down the walls" look though in the bedrooms, and what the actual FUCK is photo 13???

I love the bar and garden! I think it's probably at the higher price end of the market for Wigan as well as being a relatively new build style which are ten a penny now.

The decor won't be to everyone's taste. I wouldn't reduce it more just yet but might make it a bit more neutral. Red can be unpopular or overwhelming for example.

Looks great until you get to the pub photo - seriously remove it. Other than that wait till Brexit over. If it's ever over...

Actually on further reflection it's the pub. I wouldn't want something like that, it really is dreadful.

Strip out the carpet. Get rid of the orange pine "bar". remove the cheap and nasty bench seats. Pack away the clutter on the shelves, and those flags.

Present it as a summer house, not the local pub.

It looks good, well presented, and good sized rooms, nice location with views etc

The only thing I can think of is the garden.
It is a similar type of house to ours, ie we were looking for a house about that size etc when we bought, and I would have rejected it because of the small garden all paved over.
Is this typical of the other gardens in the area? Does everyone have small gardens? or is this unusual?

I can't comment on price (need to do some googling for that)

The only other thing that might put people off is the ceiling paint. That strong colour on the ceiling coming part way down the way is going to be a bugger to paint over. But decoration has never put me off a house, as you can change it with a pot of paint.

Dont know your area at all but... an identical house to yours sold 16 months ago for 265k
There is a brand new 4 bed detached under offer for 285k within 0.5 miles
Another 4 bed detached under offer at 270k within 0.5 miles
Not seeing anything to justify your price, sorry op

Or move your office furniture into the summer house and present it as a home office. Then dress what used to be your office as a bedroom. Makes a lot more sense.

yes and I agree about the pub, take a photo from outside so you can see there is a garden room, or remove altogether.

I live on the South Coast not much seems to be selling here either.

I know a few people who’s property have been on the market for over a year. Which is unusual for the area we live in.

Hopefully once we are through the uncertainty of Brexit the market will pick up.

If your garage is a pub can you change back into more conventional looking garage? When I was looking for my new house I needed a garage maybe someone with less "imagination" couldn't see for themselves how this could be back to a garage easily?

I think your house is too expensive. Looking at the nearby sold prices, others have sold for £230,000ish which is considerably cheaper. That looks to be a few years ago but clearly the £310,000 price is too high. You've tested it and it hasn't sold. Maybes £285,000 would be a better starting point.

Ok, it's a nice house just needs tweaking. Can you paint the front room plain, magnolia if needed.

And the ceiling needs painting white in the bedroom and the paint down the walls should ideally go too.

I'd also strip the pub out and make that a garden room, not many people want a pub in their garden and it'll be better to be an empty space.

I think if you do this you'll sell. The kitchen is great. Good luck x
