House been up for sale for months, still not sold!

Hi,

Just looking for advice...
We are trying to sell our house but just not getting any interest...
We initially put it up 7months ago, had approx 7viewings..few had a 2nd viewing, was told all very interested but they needed to sell theirs first..was having a bad exp with the EA so we got a new one. Been with our new EA for 7weeks, nothing..so in the fourth week we reduced the price..had one viewing, they came back for a 2nd, loved the house but not in a position to buy yet as theirs is only going on the market next week.
Had chat with EA, asking why are we not even getting people through the door, they cannot understand why, photos are good, had numerous quotes and all agreed price was right before we even reduced it, nice house in good location with stunning views. EA mentioned brexit....yet I’m still seeing others selling...
Any advice I’d appreciate please

When you can buy the above for less than you are asking, I wouldn't even consider viewing. It's always price.

@JRMisOdious maybe in some parts of the country but others are still booming. I sold my house the day after it went online only 2 weeks ago and houses are still flying off the market round here x

That’s excellent, WBWIFE, very pleased for you.

Unfortunately, its stagnant here (prosperous area of the North West). Friends in London and family in Cornwall (barring sea view houses, they always fly in every market) can’t sell either unless they slash their asking prices to the bone. Not always financially viable so many people are just watching and waiting.
Even if everything turns out to be hunky dorey, it can’t be denied that the not knowing in the here are now is causing no end of problems in all sorts of ways.

I don't like the other one that used to be a pub, it looks ugly and those fairy lights everywhere are awful. It's cluttered in some rooms and minimalist and bland in the others, it's hard to see the house.

@JRMisOdious I'm shocked at Cornwall not selling. Thought that would be a fast paced market.

We're in Bristol, nothing too special about the city but have been told lots from London buying here to commute - thus pushing up prices and properties being snapped up. Guess that's why London is stagnant too x

It is in Rock, St. Mawes, Padstow, etc., you know the places. Not if you’re in Redruth, Camborne, Camelford, Bodmin etc.
Parents are in Taunton and London, pretty slow there too. Detached, 4 beds in Surbiton have dropped around 15% in the past 2 years.
Bristol is one of the country’s hot spots (I think it’s quite special 😀, especially your zoo where you can weirdly be observing gorillas with 1930s semis just a few hundred metres behind them, bizarre!).

@JRMisOdious I guess I'm used to it having lived here forever. I've only been to the zoo 3 times in my 24 years of living. Everyone usually moans how expensive it is so I haven't bothered going for probably 10 years. People travel for miles for the Bali in fiesta too but it becomes a pain for us so live here and again most moan about the traffic during those times. I suppose it is special but we just get used to it!

Ahhh we got married at St Audries in Taunton in November!

@WBWIFE I searched within 3 miles of the op so it's hardly nowhere near. And I wouldn't buy it either but my point was that there are less over looked, more interesting with a better outdoor space but selling for less money within a few miles.

Wigan seems odd. I've never been but a search throws up 99% new or modern houses, no character and heaps of black, purple and red decor.

My point is simply the same as many others. It's overpriced.

Market is stagnant in our bit of East Anglia too. My friend has been on for a year with two viewings and her house is under priced already. The house she wanted (her dream house) was on for 350 and she was willing to pay that. But she can't sell so she's missed out and it went for 255 which is ridiculous for that house.

But 3 miles from my postcode you can get a 3 bed semi with a drive and medium garden for 190k but the area is horrendous, my house is a 3 bed semi with a drive but small garden sold for 275k and is a sought after area. If we did 3 miles from Bristol then that's a whole other ball game too as Bristol is large and the prices are a lot less outside Bristol. Swings and roundabouts I guess!

There are 3 bed semis on my road that are up for 350-450k! Larger gardens and a garage though.

Well, the photos are from Christmas so doubt they're always there plus aren't a fixture or fitting. I like it (the old house) but can't tell if it has a garden.

Rather them than me, I've endured the vagaries of Great Western once too often! I'm happy working just a short distance from home, I hope too many people don't come from London.

@BrizzleMint I'm from Bristol, lived here all my Life but have bought 3 houses in the last 4 years and have friends who are estate agents and the numbers are going up and up people coming from London to live in Bristol. Each time I've bought a house I've been told that's what's pushed the prices up so much in the last few years, apparently!!

I literally live a 3 minute drive from my work in the south of Bristol and couldn't imagine a longer commute!! I love living so close especially now we have children, as everything is so local to my work I can nip off if needed x

I work about 15 minutes away from home. We've had this house for about 10 years but yes, I've seen other people saying how much more they are having to pay when they move.

We have had a brand new roof and canopy across the front and nearly 100 tonne of garden removed as it was very high up on a slope and had all new drainage fitted plus the log cabin built.

It doesn’t really matter what you have spent on it, the new buyers will be glad they don’t have all that to do but you can’t charge /expect them to pay for the work you carried out to make it your home.

The paved garden, leylandii, no garage and having to do so much painting would put me off but also seeing the price and thinking it was overpriced anyway but then seeing it listed as reduced would also put me off as I would see you as very unrealistic and probably difficult to deal with -sorry.

Our house actually sold within 12 hours of being on the market, our neighbour who stuck nearly £20,000 onto the price of hers, had to take hers off the market 18 months later unsold.
