House been up for sale for months, still not sold!

Hi,

Just looking for advice...
We are trying to sell our house but just not getting any interest...
We initially put it up 7months ago, had approx 7viewings..few had a 2nd viewing, was told all very interested but they needed to sell theirs first..was having a bad exp with the EA so we got a new one. Been with our new EA for 7weeks, nothing..so in the fourth week we reduced the price..had one viewing, they came back for a 2nd, loved the house but not in a position to buy yet as theirs is only going on the market next week.
Had chat with EA, asking why are we not even getting people through the door, they cannot understand why, photos are good, had numerous quotes and all agreed price was right before we even reduced it, nice house in good location with stunning views. EA mentioned brexit....yet I’m still seeing others selling...
Any advice I’d appreciate please

paint the pine furniture lighter colour in bedroom too? get rid of telly in bedroom to make it look bigger.

Op, that's interesting, at 1400 square foot, you're 200 square foot bigger than the one I linked to. But I'd have assumed the one I linked to was bigger. Because yours does not have the square footage on the floor plan. I'd have the agent put that on. Square footage was one of the first things I learned to look at househunting, as so many pics are taken to make rooms look bigger,,,,

Love the view, bland the decor out. It is too personalised. Have a look at new builds they are so neutral, they know what they are doing with show houses. You could view a showhouse as well for some ideas.

Maybe change estate agents and start again. If it's been up for sale for ages then maybe it's time for a proactive estate agent. The estate agent should be getting feedback for you and making suggestions like others have suggested. Have you checked what it says it's worth on zoopla as that is the first place I would check when looking at a house. If there is a major difference it could be off putting. But you can contact zoopla and give them more details for a more accurate valuation. Good luck

The only thing that jumps out at me (Apart from the pink ceiling) is there's no garden, just a small patio area. Other than that if you like new builds it's a bargain.

Omg the pub is fabulous & surely it wouldn’t take very much to dismantle shelves bar area, then you have a very useful summer room/craft/gym etc.

OP I was also desperate to see the pub. But yes, I am afraid you need to strip that out and get rid of the flags. It screams Brexit 🤦

I just think people are looking at what you paid 4/5 years ago, and looking at what you are asking for now, and thinking...eh?!

For that uplift in a shaky market, you would need to have done something amazing to the house, that would put it obviously ahead of other houses in the area.

Nice house though - wish mine was as tidy and spacious.

I know you said you've not been able to decorate but at the very least I'd make the pub into a normal usable room. That's not something I'd want to have to deal with when I moved in.

Yes, zooplankton is showing between 281-306,000
We have had a brand new roof and canopy across the front and nearly 100 tonne of garden removed as it was very high up on a slope and had all new drainage fitted plus the log cabin built.

It is a big plot, very large bk garden, can’t reme the size of it but that’s shown in the description but the photos are not showing that so we are going to have some new ones done

@TamR I think as well you're not showing enough of your garden. (Is that picture of it literally just it?) a big part of buying a house- especially a family home is a nice garden with space and grass, even some areas to plant flowers etc. Your garden photo just comes across as a small courtyard.

Ah just seen the pub, that is truly awfulGrin that would put me off 100%.

Tbh none of those things you mention will really add value... so you probably wont get back what you paid out for them

the garden looks very small, it simply doesn't give the dimensions length by breadth so how is anyone to know?

The price is too high in my opinion. There's no garage the decor in my opinion wouldn't be to everyone's taste. The sitting room dosent really seem to be a room and the pictures don't really show the room sizes very well.

I'm glad I saw the pub photo in the brochure - I was intrigued!

Who are you expecting to be interested in buying your house? Family with young kids? Family with teens? Retirees? At the moment, I can't envisage anyone in particular living there, so potential buyers will also be struggling to imagine living there

Working farms put buyers off - potential noise and smell all year round from early in the morning... And there's always the risk it will be sold and built on

New roof helps a sale but doesn't add value

Ditto the garden improvements - the buyers don't care that it is much better now than it was

I'm genuinely surprised that the agents have valued it so highly

It’s a nice home but I think maybe too expensive for your area - when I think of homes in the £300k+ price bracket I think of Standish.

I’d also suggest painting the walls neutral colours and perhaps for a bit of extra staging replace the brightly coloured bedding and cushions with more neutral options.

Ah I’ve just seen the new photos and there is a pond in the garden. That will put off anyone with young children. And it’s a raised pond so can’t easily be drained and filled in.

Much too expensive and not on a price point!! Can't believe your agent hasn't discussed this with you it's proven by the Rightmove stats year after year after year that sitting on a price point leads to 30% more exposure on the market.

Most of the things you've mentioned to justify the price actually don't add value at all. A house is only worth what someone is prepared to pay for it and clearly no ones prepared to pay £310+ for yours.

Your outside photo is over edited and there's a car sat in it. Always remove cars and bins - but oddly then they've been bothered to remove toilet rolls making it look completely unlived in, people want to be able to imagine a property as a home. No one would think twice about a toilet roll neatly on a toilet roll holder but by removing it it's become the main focus of those photos for me.

There are lights on in the middle of the day which would put me off as I hate dark houses and if you need lights on mid day on a seemingly nice day I'd worry.

How pro active are your agents? Are they targeting a more reactive than proactive market through social media boosts and targeting specific groups of people who are your target? Are they leafleting known areas locally where many people move between their current area and yours? Have they got good availability for viewings - if someone calls up and can only make a viewing in the evening or late on a Saturdays or on a Sunday would they accommodate them if they're a good buyer or are they shutting people down who may be great buyers but who work traditional hours which mean they can't view when your agents open?

Oh meant to say lots of the photos have 3 walls in the rooms - always best to just have 2 or they can appear much smaller than they are. Dining room especially.

No, not too much wrong apart from some of the colour schemes used in the rooms. I’d neutral them off a bit.

Possibly the price needs revisiting.
