House been up for sale for months, still not sold!

Hi,

Just looking for advice...
We are trying to sell our house but just not getting any interest...
We initially put it up 7months ago, had approx 7viewings..few had a 2nd viewing, was told all very interested but they needed to sell theirs first..was having a bad exp with the EA so we got a new one. Been with our new EA for 7weeks, nothing..so in the fourth week we reduced the price..had one viewing, they came back for a 2nd, loved the house but not in a position to buy yet as theirs is only going on the market next week.
Had chat with EA, asking why are we not even getting people through the door, they cannot understand why, photos are good, had numerous quotes and all agreed price was right before we even reduced it, nice house in good location with stunning views. EA mentioned brexit....yet I’m still seeing others selling...
Any advice I’d appreciate please

What would put me off buying it (irrespective of whether priced for sale) is:

  1. Rear garden - small, just a paved area so not an actual garden. Just a large yard really.
  2. That pub thing. Sorry, it's awful.
  3. The ceilings. Buyers don't want to HAVE to move in and do stuff straight away. I could not live with those ceilngs. Pain them white, paint the coving white and re-paint the walls that have those wavy bands of colour on them.

You may like them but it may take a while to find others who do. You need to appeal to the widest audience as quickly as possible.

For me, it would be

  1. paved back garden. Expensive to put grass back.
  2. lack of garage. Even though you do have a good sized drive, we’d prefer a property with a garage
  3. the price. I don’t think the front view over farmland (you can’t buy a view is what we remind ourselves of - we’re house hunting now) commands that much premium. Competing sold and available in Aspull is : Corfe Close, 4 bed detached, £265,000 Parklands Drive, 4 bed detached (double garage), £270,000 Brayford Drive, 4 bed, £274,000 Holy road, 5 bed (extended, with garden room, generous plot), £350,000 Caldford Close, 4 bed, £240,000 Parklands Drive, 4 bed, extended, Asking £289,950 Shoemakers Garden, 4 bed, asking £270,000 SSTC Corfe Close, 4 bed (no garage), asking £230,000 SSTC

I think it would be helpful to have a photo of the back of your house on the listing. The decor doesn’t put me off, if that’s any comfort?

You paid 245k and put it on for 65k more.. I don't the 65k value added. Similar sold for 265k.

I think it's price personally - I'd feel the price is for me to pay for your move so would pass it

I'm not such a fan of the garden OP- it is almost to 'brick like' for me- no grass seen etc. Downstairs rooms look okay. Not a fan of the bathrooms. The master bed, whilst having a walk in and an ensuite is TINY after that! I would be wanting a larger master.

Also the separate sitting room and living room is bizarre to me.

I think it’s a great house OP, but know nothing of the area and whether the price is competitive.

It's a beautiful house, where I live that would cost over a million!! Brexit is impacting the market hugely. Can you take it off the market & put it back on when we know what impact Brexit is actually going to have on the country? I think property being on the market a long time is off putting as people assume there must be a problem if it's not sold.

It states nice views over the countryside- but I don’t see any in the photos. It looks like it needs cosmetic work- the pain colours Armand the wavy effect - I just couldn’t live with so I’d need to paint ASAP after moving in. Can’t see the bar everyone is talking about? Lack of lawn for kids to play on would also put me off for what is essentially a family home.

Looks like the photo of the pub has been taken off... there is some kind of garage / garden room which has been turned into a bar. OP I’d agree with previous comments - it’s a lovely house but I’d neutralise the decor (don’t paint magnolia though, so dated and off putting, better to go white or off white) and turn the bar / pub into a nice garden room / home office. There’s nothing wrong with it if you like it and I bet it’s fun to have but it’s very niche and most people will just think ‘it’s going to cost time and money changing this into something else’. The lack of grass would put me off too but some people are happy not to have it.

Thanks so much for your comments...will go through and answer when I can. I’ve took your advice and contacted the EA and removed pics of the pub...going to pack it all up so it’s a clean canvas, it wouldn’t cost anybody anything to turn it into a summer house as I would be taking everything with me, but can see your point that it may panic people...

Thanks to the person that noticed we have no doors on our plan🙈🙈so now getting the EA to sort that

As for the fields, the farm is a working one, they only had a house built for their son/wife few years ago so there def is no plans to build on

The square foot it nearly 1400.....

A lot of people mention how small the garden/yard is...the measurement are on the description because it is large, however we can see that the pics don’t show that so we have now re booked the photographer to have new ones and we are also going to spruce some areas up too

Seems wise. It looks like a good sized outbuilding, and photographed in situ can only be helpful.

Decor can have an effect when it’s terrible because it needs to be redone before a lot of people can tollerate living there and that money would come out of deposit savings making overall budget lower.

Its got no garage , my dh will not consider a house without a garage . Would take off £25 k for that comparably to one with .

There's a beautiful view. I think the house should be less "smart" and more restful to the eye. Blues and greens. White kitchen great, but rest of house should pick up that theme. Country classic. Black leather sofas should have a throw over them to soften the effect. No purple or red at all.

I'm afraid I would also be put off by a raised pond. But perhaps that cannot be changed. Takes up too much space. If you were selling to people with children they would probably rather have seating or a soft area, like fake grass. The garden needs softening to me. Perhaps a big wooden planter with a bamboo, black stems. Something tall and willowy looking. Curtains shouldn't be shiny in the house, they should have texture, even plain cotton ones with a waffle weave would be better, could be unlined cheap ones. willow baskets, watercolour prints. sell the country dream.
