House been up for sale for months, still not sold!

Hi,

Just looking for advice...
We are trying to sell our house but just not getting any interest...
We initially put it up 7months ago, had approx 7viewings..few had a 2nd viewing, was told all very interested but they needed to sell theirs first..was having a bad exp with the EA so we got a new one. Been with our new EA for 7weeks, nothing..so in the fourth week we reduced the price..had one viewing, they came back for a 2nd, loved the house but not in a position to buy yet as theirs is only going on the market next week.
Had chat with EA, asking why are we not even getting people through the door, they cannot understand why, photos are good, had numerous quotes and all agreed price was right before we even reduced it, nice house in good location with stunning views. EA mentioned brexit....yet I’m still seeing others selling...
Any advice I’d appreciate please

You might want to reconsider marketing at the moment. The market is dead and no one is selling and no one is buying because some stupid fuckers decided to mess all our lives up by voting for something they didn't understand. I would hold off for about 7 years, then it should be sellable

Room sizes great, though downstairs is a little disjointed. Kitchen a good size but not big enough to be a full eat in kitchen for a family, so you have a walk past the loo and possibly down the hall for either room suitable to use as a dining room. Some potential buyers might be wanting to factor ye olde sledgehammer into their budgets.

Agree about the garden being small. House more likely to appeal to families with teens than small kids, for that reason.

Some of the decor is iffy, but so is a house full of cheap magnolia.

In the end, though, people aren't moving unless they need to and I suspect people are probably holding their breath for the next couple of months at least.

The wavy paint is awful but wouldn't put me off. However the bar is bloody awful.
Looks like a football thug's gaff and would definitely put me off buying it Shock

Aside from the paint issues, it's a family house, and hard paving isn't at all a friendly surface for children to play on. Should imagine that's putting some people off. Which is a shame, since it must have been expensive to get it done. But equally it'd be very expensive to have it undone.
I expect someone childless, or with older dcs, or a hater of gardening, will eventually bite, though.

But I'd certainly repaint those 'feature' walls and ceilings. Paint is relatively cheap!

The paint is the biggest problem. All the red and pink and purple.

Too much clutter too, the guitars etc.

Take more photos of the kitchen, it's an important area of the house.

I think the garden is the big problem. It’s a family size house and you have a garden that’s not child friendly. People will still buy it at the right price though.

For me knowning you bought it for £245 in 2013... and now selling it for 310k? I wouldn’t think the price reflects the work that has been put into it? Especially when locally you can buy a property brand new for slightly less?

Brexit has nothing to do with it. 2 friends have accepted offers on theirs after having them up for sale a very short time. I also know people who are buying. I think your house is nice and I like the back garden picture. However I would paint the bedrooms with the 2 tone walls and the one that looks like it has a border.

Brand new roof on a property that old definitely doesn’t add value. It would infact make me worried that the house was a bit badly built. Heck my roof is 120 years old!

Looking at your house the paint or pub wouldn’t put any serious buyers off. A weekend DIY would resolve both issues. But it would discount you against a similar house that needed nothing doing. So very worth correcting if you have the time.

But yes the price is too high in my opinion. Looking at nationwide house price calculator your house should be around 280k. The houses for sale around you indicate that is about the right price. But I don’t know the ins and outs of catchments/little things in the area.
Yes your view is lovely. But in my opinion if you either a) don’t own the land b) it’s protected c) impossible to build on e.g a cliff. It doesn’t add value, it just makes me think Barrat homes will be there building an estate for 10 years.

And yes the market is dead at the moment. March is only going to get worse and depending on results April could see a jerk reaction on house prices either way.

The thing about the housing market at the moment is anything that isn’t 1st time buyer, one off, super catchment just isn’t selling.

Why would a buyer take a risk on losing X% of a house purchase on a type of house that can be regulary bought. I know I wouldn’t and just wait it out a bit. Supply and demand... it’s why house prices are so high to begin with and why house builders sit on land for decades. Why build 20 thousand at 300k each when you can drip feed them at 400k each.

I'm why did it need a new roof op? It looks like a relatively new house, what twenty or thirty years old? It's not a good sign it did, no one puts a new roof on unless there is a significant problem.

Another one asking what the problem was with the old roof. If the construction was that poor to start off with have the houses around you also been rebooted? If so that kind of thing gets round and would affect the salability.

A paved/cobbled garden can be really off-putting, it looks expensive to change (especially if a large area) and a lot of people wanting a 4 bed will want grass. It will sell eventually to someone but you might need to get a lot of people through the door first, and that hasn't happened. Also the garden does look like a tiny courtyard in the pic.

I think you might have spent a lot of money on things that don't add value, like the garden and the roof. You're priced with a view to recouping that money but the reality may be that it's worth similar to, or less than, the neighbours' houses.

I don't think there is any problem with the decor or presentation. It looks clean. Anyone who is scared by a bit of red paint and a wavy line on the wall will be more scared of any work they feel needs doing to the garden. You need a buyer who either likes the garden exactly as it is, or who is prepared to take on substantial graft to change it, and the latter will expect a lower price.

It appears to be a good sized house, unfortunately most people cannot see past the decor. I agree you need to lose the unusual paint style borders. I think it is likely to be over priced as I can see one went for 190k in 2018, however I cannot see any photos so it may have been in need of a lot of work. Have you had any offers at all and what does your estate agent say regarding feedback etc, they must have given you some idea?

The house on at £289 has a much more attractive layout and a garage and is decorated in more acceptable neutral tones. Slightly better garden too.

Don't know if it as nice an area or estate though.

Paint it all cream/white, including the living room. Buyers prefer a blank canvas generally. I would also put more neutral colour bedding on. I know it sounds pretty but it does make all the difference, has a cleaner and more neutral feel.

My first house took a few weeks to sell and this time we did all neutral etc and it sold on the first day.

Much better pictures especially as it explains the link between kitchen and dining room and the garden layout. You can see more why you can't are asking a premium for the property. The big issue I think is still the pub (at least take down the flags) and lack of real/artificial grass.

What is the enormous black thing sticking out of the wall in picture 8? Is it a swivel bracket for a ginormous tv? That would make me think that the room was very narrow which is confirmed by the sofa filling up the entire width of the room.

Is your EA in the Countrywide network? Made a massive difference to us in terms of number of viewings. Like it says on the tin, your house is advertised in every single shop window of each member agency up and down the UK. We had no viewings in 6 months with a local (who was on all of the online platforms) then 8 in a fortnight with a new Countrywide agent, all from people looking to relocate. Worth looking into.

Pictures are a huge improvement. Definitely make the effort to strip out the pub - from the new garden picture it looks like a lovely space with lots of natural light and would be ideal office space.

Much better pictures. But yes, take down the England flags off the roof of the pub and I still think the issue is that it’s a family house with no grass.
