So FTB,
Latest update last week was solicitor waiting for an enquiry raised with sellers solicitor & 1 search to come back.
Almost there!!

I called our solicitors on Thursday, and I asked him directly "are you waitibg for any more information from me"
His response was no.
Sunday evening ( who knew solicitors work weekends) he emails asking for 3 additional bits of paperwork. ConfusedHmm

I called this morning - secretary said some enquiries were in last thing yesterday but not sure if it's all of them as they haven't looked yet....so that was that. Just said solicitor will review & write final report if all is satisfactory....but this is the same thing I've been told for weeks and the odds of all 10 outstanding enquires being sorted in that one email seems a bit unlikely!

So, I'll be ringing on Friday then.

Just got sent the Memorandum of sale with " target exchange date" of 15/5. I wonder how likely it is we will actually exchange on this date...?

It should be very straight forward as there is no chain just us moving from rented and seller not living there...
So I'm hoping for a easy proses but who knows?

Just found this thread, and what a relief! Need something to read while we go through this. We're right in the middle of the process.

It's been a few weeks since our offer was accepted. Since then we've had our private survey, our mortgage approved, got all the paperwork ready and completed on our side, then chased our solicitor for an update...

...only to find out the sellers haven't even given their solicitor the first bit of paperwork to allow him to move forward.

Ugh.

No idea what this means for the process now. We're chain free, and the estate agents said the sellers can move into a flat they already own - so theoretically this would be an easy process.

BUT NO.

Sellers have dropped off the radar. And it sounds like they might be house hunting now as well. No idea what this means for the sale or the simple chain situation.

WE HAVE FINALLY EXCHANGED!!!

And we complete on the 12th (hope to f* I can get the day off work now)!

No doubt the drama isn't quite done yet though. I'll let you know how things go.

We've got the packing service people coming tomorrow and fingers crossed for smooth sailing on Friday! I feel a bit like you, KitKat, I just can't believe there won't be any more drama! Though I really hope not...

DumblesdoresArmy yes my solicitor phoned me in the morning and asked if I was happy to proceed with exchange with a completion date on the 12th. I said yes, but was secretly sceptical (I've had this about 5 times previously before some cock up then occurred)! But yes, I got confirmation in the afternoon that it was done. Whoop!

Fab news KitKat! So pleased for you!

My solicitor just called me to give a better update which was a lovely surprise- well, initial panic from me that it'd all gone horribly wrong and then sheer relief at it just being a more indepth update than I got yesterday - I felt like crying!

Sounds like she is on the case chasing the other solicitor and predicts that we will be looking at dates very soon.

So pleased to have some positive news, and just to know she is actively calling them, I was pathetically grateful for that call!

Oh @kitkat1985 fantastic news! You have been on such a turbulent journey, glad to hear it os nearing it's end.

We have had a stressful week! Something is not right, we were told by the buyers that they had their mortgage in place when they viewed. We were then told their mortgage was approved 2 weeks later. Last week we were told they were waiting for their mortgage offer before starting the searches (4 weeks after we were told it had been approved???). EA is fobbing us off and a week later is still saying they are waiting. Hubby wants to give an ultimatum date to exchange or we go back on the market.
I don't think I could go through it all again!

Thanks everyone. Feeling quite stressed now as trying to sort stuff for the move on Thursday whilst also trying to juggle work and the kids and it's all feeling a bit hectic.

I think we are a little further forward. EA still insists we have nothing to worry about regarding buyers. We have asked them to start searches and enquires, even though they still haven't had their mortgage approved, which they have now instructed their solicitor to do. I am guessing they wouldn't have agreed if they were concerned. I really hate this system and cannot imagine how much more stressful it must be to be in a chain!

Wow, I'm feeling a bit better already after reading all this, see that we are not alone in this nightmare. How can this be such badly done by all parties?

We are FTB as well, we have had our searches done all came back ok, now for the last two weeks we've been waiting on the seller's solicitors to clarify about some partition walls that were removed and the papers that support that, just to have the reply today that they have no papers to that :O.

So we were expecting to exchange contract in two weeks, and now it looks like with this is will be delayed again, considering we got the offer accepted the end of February, it's not looking good.

We may need to carry a structural survey, or they may need to do one, as it's not clear whether those partition walls or not, so messed up.

I'm really tired sick that I'm thinking about pulling out from the whole thing, the issue is that we've spent already some money and we would be losing it besides all the stress.

Can anybody comment on this issues about load bearing walls/partition walls and if they need proper test and survey as mandatory? I don't want to go any longer on this situation, honestly.

god, I feel your pain everyone. What a royal pain in the neck this whole process is. We are negotiating a completion date, but I am making all the phone calls to the EA/solicitors in the chain which doesn't really seem like it's my job. But nobody else is really on it. Who's job is it really?

Bigighall and Thisnameistaken - You need to have negotiated a completion date before you exchange. Technically it's the solicitors job but I had to 'nudge' mine along in the end and e-mailed him saying ' can you propose completion on x date to the rest of the chain', which kick-started that discussion.

As for us, packers have been today and everything is in boxes! Bit stressed (not helped by someone driving into my car today and putting a big dent in it...) but excited for tomorrow!

Latest update is my solicitor has some sellers enquiries back & they'll be in touch with me about those....

They don't tell me specifics over the phone they write everything to me in letter format!!
So I'm waiting for post to come now

Can anyone explain the enquiries part of the process? Our sols sent buyers sols the draft contract a couple of weeks ago but we haven't heard from our sols since then. As our buyers have only just instructed their sols to conduct searches could this be the hold up? Or may it be there are no enquiries? I think that's probably wishful thinking!

My solicitor has dropped of the face of the earth! Three emails and a phone call yesterday to chase him and I've been promised he will call this morning with an update.

4 weeks ago I was told we would be moving in 2/3 weeks.

Yes, happy moving day KitKat! Hope it's gone smoothly and you are sitting in your new home with a takeaway & bottle of wine in amongst all the boxes....honestly, forget the Bahamas, that literally my dream scenario at the moment!

We're getting closer, spoke to the solicitor this morning and the final report is in the post today and once we've had a read over the weekend, we should be fixing exchange & completion dates! Just want to get those dates agreed and move onto the next step!

Hi. Just briefly checking in. Been a hectic couple of days. Got up at the crack of dawn yesterday, packed our old house up, and were out at 11.30am. All monies cleared by 11.45. Result we thought, we can all get in early and get as sorted as possible before we had to pick our DDs up from nursery at 5.30pm. Our movers went over to the new house whilst we went and dropped our keys off at our estate agents. Got a phone call from our removers at 12 to say that they had turned up to the new house and 10 minutes later saw the removers for the vendor had only just turned up. Yep, the vendor had done nothing all morning and didn't even start packing up until lunchtime. Angry Confused We then had to spend 2 hours sat on the street outside the house with quite a few 'tense' words had between us and them. They finally let us in at 2pm whilst they were just finishing clearing out, but still hadn't cleared out the garden (and our vendor had about 8 million pot plants and ornaments) so had to come back at 4pm and clear the garden out so it all felt very tense and uncomfortable with them hanging around most of the afternoon, and it did rather taint the excitement of the whole day a bit.

BUT, we're in!!!! Finally!!! And once the vendor and her removers had all buggered off it was amazing. We had a Chinese and the sofa and we're just like 'oh my God, this is our house'! Have been unpacking like a mad thing all day (and still only half unpacked) and I really love this house. There's a couple of minor niggles which DH has raised with our solicitors (where the vendor left in a rush in the end they literally just cut off some off the lights from the electrics leaving a load of exposed wires, which is really shit of her). But, I love the house and I'm so pleased to be here finally!

I hope everyone else is having some luck. This has literally been once of the hardest, most stressful processes I've ever had to drag through, and sometimes it's really hard to see the light at the end of the tunnel, so sending great sympathies to everyone else on this long and stressful road.
