So FTB,
Latest update last week was solicitor waiting for an enquiry raised with sellers solicitor & 1 search to come back.
Almost there!!

Anyone else with me?

It's been a while!! How's everyone getting on?

I'm finally going in to solicitors on Thurs morning to sign my contract with a hope of completion the 25th of May. Fingers crossed 🤞

We're in! 😊 finally exchanged on the 17th, completed on the 30th and moved in on the 1st.

I love it - it's all worth the wait when you finally get those keys and go in for the first time as the owners! I still can't believe it's ours 😊

Joining in with my tale of frustration!
So we were ready and signed paperwork at Easter. My hope was to move around April 20th. Was gutted when 27th was suggested by or vendor&buyer solicitor (both using same fucking useless firm) as my ds birthday would be spoilt.
Anyway it then transpired that our buyers were abroad, uncontactable until beginning of May. Finally Monday rolls around, or solicitors abs agents chase all day then at 3pm we hear they haven't actually returned the paperwork!! Panic. 5.30 we hear it's been signed and sent special delivery. Phew. Discuss dates - end up with Thursday next week. Great. Dh is on a business trip from Wednesday night and I have 2 young children and am also only one in chain who has to move out and in bit ok, I sucked it up. Expected to exchange on Friday. Find out at 4pm buyers deposit isn't with solicitor yet so....
Please cross everything for us to exchange on Tuesday! Sodding bank holiday adding an extra day of stress.
Packers coming on Wednesday, mum looking after my 2 year old for 2 nights, 5 year old at breakfast/after school club. Thursday will be fun moving in on my own!

I've never felt so much envy for strangers reading you all exchange and complete!
We're FTB, with no chain - property we're buying is empty as seller was renting it out. Quick sale we thought Hmm.

Offer accepted at the start of the year. And then we wait. And wait. And wait.

Still no draft contracts from seller, so certainly no sign of exchange! Our solicitor is happy to work for exchange and completion on same day but even that isn't giving me much joy at the moment.

Rumour from estate agent about a month ago was that sellers ex-wife is still on title deeds - anyone got any idea how long that might take to rectify? Estate agent has gone very quiet since - and my solicitor just keeps repeating that sellers solicitor still doesn't have needed documents to issue draft contracts.

I'm getting seriously peed off - we've got to be out of our rental property early June, and have no real meaningful free time then until late July to be getting decorating and stuff done. Had really hoped for an early May completion to make the most of these bank holidays but instead we're sat around gloomily wasting time - and money on rent I'd hoped we wouldn't need to paySad so frustrating that we've got be out but our lovely home is just sat empty waiting for us!

My DDs rental lease came to an end in mid April and we had agreed to buy a flat in January. Vendor is slow at giving info and now won’t confirm that the management charge is paid up to date. We have no idea why! Nightmare as DD has had to beg a room from friends. Vendor said they would move at Easter. Still not exchanged due to their lack of cooperation. Very stressful! Vendor now wants a quick exchange and completion but we don’t know if there is a debt re the mgt fee. Just waiting, waiting, waiting. DD is a first time buyer. Money is ready to go, just a very slow vendor.

Ours is 8 weeks overdue because our property is in trust and Trust solicitors couldn't run a whelk stall. Charging us the earth with non communication, I have to chase chase chase. Fury doesn't cover it as it's FTB buying ours and we are now renting (and bloody skint now) AngryAngryAngry

Oh crap! I just new there would be something that would mess up my very straight forward buying a vacant no chain house us moving from rented no chain either and here it comes. We are due to exchange next week, as far as I know everything that needs to be done is done, everything going to plan, estate agent often calling us to check everything is moving along as sellers are keen for a quick sell. Great! There is even talk of exchange and competition on the same day as house is vacant and almost empty. Then now suddenly the vendors suggest exchange next week and completion on the 7th of July!!!! WTF...
because they need some time to empty the house.... there is 3 pices of furniture and some ski boots that's it and they want 2 months?!?!? What do I do? I want to be in buy the end of the month 😔

Try and negotiate sooner than 7 July. That’s ludicrous. Or find somewhere vacant! Ask the estate agent to help.

After the long wait, we exchanged on Wednesday and completed today. End of the marathon.

Our vendors are giving us the run around. Offer accepted late Jan, things trundling along since then, various issues such as general slowness, trying to get a surveyor in, chasing enquiries, etc, but fairly standard stuff, leasehold property so we expected most of it. But a couple months ago I suspected the vendors were stalling, they kept saying they were still looking for an onward purchase but booking very few viewings, just dragging their feet basically. We let them have the time as all the paperwork was still being gathered together. They had stated in the buyers pack, and kept stating they would try and find a property but go into rented if not, or stay with family, etc. That was the story last time we saw them, a few weeks ago. They never updated us on their house viewings, though did let us know about some documents this week... then their agent calls to say they have decided not to go into rented, and instead are looking for a chain free property.

Our mortgage offer expires end of June. No way will they complete on a property in time! Agent and our solicitor are both annoyed about it, and we've issued a request that we exchange soon and set a proper completion date, even if it's later, just so we know they are actually wanting to move. I don't think they are willing! I'm pretty angry and upset after sticking it out so long and being polite. They were supposed to respond back today with an answer and of course, didn't. Can't decide whether that's good or bad news.

Meanwhile we are booking viewings on other properties, but unfortunately everything suitable is out of budget now and we have to gamble with offering lower (in a fairly strong market where things are going above asking quite often). Kind of devastated, good vibes appreciated! Our suggested completion date, with they had previously said they were working to, is next week, so obviously not happening. I feel like we won't find anywhere else though :(

Well, sale solicitor shit, trust solicitor shit.


I'm employing a new one to fuck them both over. They don't know it yet. I was going to wait until after sale to sue but been advised do it now before they have our money. Buyers on board with this new tactic and prepared to wait as they've been caught up in the distress these arseholes have caused.


Benefit of buyer/seller being friends and trust with each other.

Ours is no chain too. Accepted offer in fucking January. We've paid our hundred. £270 for a fucking 20 minute phone call we had to wait 17 days for then another 15 days to write the minutes for. Trust solicitors kiss my fucking arse.

The conveyancing nightmare is just beginning for me. A guy with no chain is buying this house for a song and I’m buying something with a chain above it. I’m hoping it goes smoothly. Or, at least, as smoothly as these things ever go.

Ayup,
So Thursday morning finally went in to sign contracts. Vendors are all signed up.
I've transferred the deposit & solicitors fees to them. Still waiting to exchange! Wtf!!
We're both agreed on completion date 25th May.
Literally waiting on that phone call from solicitors office.

Perhaps they should put their bloody coffee cups down & sort it out. There's literally nothing stopping exchange now.

We have got our mortgage offer through, signed the paperwork at the solicitors too and yesterday I transferred the deposit money to them but they told me yesterday they cannot exchange without the NHBC certificate from the developer. Thought we were there and exchange iminent but now waiting to hear when developer is likely to get this.

Oh can I do that? Great if so - I will, thank you. It’s a new build so I’m wondering if the NHBC would have to come out to check whatever it is they check before issuing the certificate? At what stage do they do that? House is all built, electrics in etc. Builders are now laying floors and putting in the appliances. Do I just ring the NHBC main number and give them the address?

Not sure just that I'm a mortgage adviser and rang them to find out when a house was issued one to find out the true age. Just provided the address and they told me the details. I assume you can get a copy as well?

Can I join in with my tale of woe! I am selling a shared ownership flat and buying a house. I registered my place to sell with the housing association back in September and a buyer was identified, I then had an offer accepted on a house in October once she was vetted by the housing association and had her mortgage sorted. I received my mortgage offer in November and we were all set to go. At this point I was pushing for completion by Christmas. My buyer was first time buyer and my vendor moving to rented so nice short chain. As these things tend to do things dragged on and vendor didn’t want to move out before January. Come mid January I start to get worried about my buyer. The housing association asked about her having a second viewing and I said absolutely and that she could contact me directly etc. Then I heard nothing, I contact the housing association saying I’m concerned and they say not to worry. We reach the end of February and she pulls out. Literally at the point of exchange. By this point I have the right to sell on the open market so I get straight on the market and get several offers within days (flat amazing price due to shared ownership restrictions). My estate agent recommends a buyer and we’re all set to go again. So mid March I’m told buyer’s mortgage should be agreed by end of week. Two weeks later I’m told we should be able to exchange soon (by agent) I speak to my solicitor and she says that buyers mortgage still hasn’t been agreed. Then we have almost two weeks of my agent avoiding me, not replying to e-mails, never being available to take calls, not returning calls. At the end of that I lose my tag with the receptionist and eventually she admits that buyer’s mortgage has gone ‘Pete Tong’ and that it’s ok, he has an inheritance! This brings us to the Friday before the bank holiday. My agent calls and says everything’s good, money’s been vetted and that we are going to exchange today, if not today then Tuesday after BH. Yippee.....not! I call my solicitor and she says no way we can exchange a) buyer’s solicitor has JUST asked her to get housing association approval for cash purchase and b) she’s just noticed that MY mortgage offer is going to expire on the 14th May so I need to ask for an extension. No problem I think, except when I ask they say no! So I spend the weekend reapplying for a mortgage. In the meantime the housing association’s solicitors are making a fuss about the cash purchase and have not been able to give us an answer yet. My new offer should be through this week - they are insisting on carrying out a pointless valuation on Wednesday before it can be finalised...no, it hasn’t magically disappeared since you last did this 6 months ago!

I can’t believe anyone would bother reading this whole boring story but if you did, thank you and I apologise! It has been mildly cathartic to tap it all out 🤣
