Almost there!!

Anyone else with me?

We’ve bought (or hopefully nearly bought!) a property that’s a new conversion apartment in a large listed building. When we exchanged, completion was due to be in the autumn of 2016, but unforeseen problems with the building work including bomb damage and unsatisfactory contractors have been pushing it back every few months. Several times we’ve thought we were within touching distance then something else has happened to move it back again. I used to get very stressed about it but now I’m just thinking it’ll happen when it happens, it’s been a good lesson in patience for us! Obviously we feel it’s worth waiting for but had we known in the beginning how long completion would take we’d never have gone for it.

MummyNessi · 23/03/2018 19:45

Oh gosh this tread doesn't sound promising... we have just put a ( second) offer in on a house, we are now very close to what the sellers want and hopefully they will go for it but they are so slow to respond every time... and I thought after they except an offer it's all done, just some papers to sign and no more stress.... now I see we are just getting started 🙄

ImMrsBrightside · 23/03/2018 19:48

Oh my god Mynzie how are you not an anxious, alcoholic wreck by now?! I salute you!

Kitkat sorry yours didn't happen today. Gutted for you. I honestly wouldn't wish the stress of this process on anyone.

Going to keep checking in as I really hope this thread gets lots of good news SOON xxx

KitKat1985 · 24/03/2018 09:52

Oh goodness me Mynzie. Do you have any idea yet on when you are likely to get in? I guess because you have exchanged you can't even back out of the purchase now without incurring massive costs?

Good luck with getting your offer accepted MummyNessi. But yes I'm afraid that getting an offer accepted is just the start of what can be a long and painful process (although equally it can also go very smoothly sometimes and you can be in within a few weeks). As a rule of thumb, the longer the chain you are in the longer the process is likely to take and the more obstacles you are likely to encounter.

Thanks ImMrsBrightside. I think me and DH have started to accept the odds of us moving next week now are really slim. It seems really unlikely now this contract is going to appear on Monday as the bank managing the sale at the top don't seem in any rush to send this over, and realistically if the contract hasn't appeared by Monday afternoon I think our solicitor will have to cancel our requested mortgage monies. After which I guess we would just have to await the contract turning up and then when it eventually does agree a 3rd completion date (!) with the rest of the chain, and just hope it's third time lucky and that we just actually manage to exchange this time! It's just so frustrating as I've been holding back a large chunk of this financial years annual leave to move in (we started this process in June) and eventually was told I had to take it by the end of March (I.E, end of the financial year) , so I'm in the middle of taking nearly 3 weeks annual leave and so was really pushing to move in this time, and now it's looking like we're not going to be able to move until April so I'm going to have to do around working full-time (with a 3 and 1 year old). Would have been so much easier to have moved this month when I had the time to sort loads of stuff out!

numptynuts · 24/03/2018 10:08

Can I join in!

Moving on 29th across country into rented for my new job. Ours is SSTC and moving along ok, except our house is in a property will trust so a third party involvement with the deed and we've got to set up a bank account etc etc and waiting for this. Was hoping to exchange by the time we left but unlikely now.

Just need it to be over!

veuveo · 24/03/2018 12:57

This thread doesn't inspire me with any confidence!
I've just confirmed my son's school place at his new school for after Easter and he's left his old school so I need to be in by then! 3weeks!
I just remember a previous purchase which took 10 months and we rented out my flat, so found ourselves homeless. Series of short lets and friends spare rooms to tide us over.

KitKat1985 · 26/03/2018 09:34

Basically just waiting today to get the official confirmation from our solicitor that we're not able to move on Thursday now due to the contract fuck-up at the end of the chain. I'm quite resigned to this now. In fact I've been mentally planning what else I can do this week (I've got the week off work).

Hoping everyone else gets some good news this week.

veuveo · 26/03/2018 12:04

Kit Kat- they could still get a contract change ready, no?

I'm trying to decide if I go into rented. Hoping to complete 13th April, but as my searches aren't even back yet, and we'll lose days over Easter,I'm losing hope.
My buyers are pushing to exchange.
I could rent for 6months and get the work done on the house before I move in. So undecided

DumbledoresArmy · 26/03/2018 16:17

Spoke to solicitor today, searches are back, sellers enquiries back.
I'm told they just need to read everything & make sure everything right etc.

I asked them what & the assistant basically just repeated what he just said...

Get a bloody move on!

OP posts:
veuveo · 26/03/2018 18:19

Positive though!

KitKat1985 · 26/03/2018 18:20

Veuveo - 13th of April is tight now. Has your solicitor given any indication when the searches are back? Have they got all their enquiries already answered?

DumbledoresArmy - Hopefully you may be able to exchange this week then. Are the rest of your chain ready?

So as expected for us the contract for end of the chain never materialised and completion Thursday has had to be postponed. Can't organise anything again as until contract is returned it's not even worth discussing other completion dates.

DumbledoresArmy · 26/03/2018 19:35

To be honest I'm not sure where the rest of the chain is at.
Is my best bet to ask the estate agents for an update?

OP posts:
KitKat1985 · 27/03/2018 08:44

DumbledoresArmy - I think either your estate agent or solicitor should be able to give you some indication on where the rest of the chain are at.

veuveo · 27/03/2018 10:12

When I got stuck in a long chain I started calling the solicitors myself.

I am so annoyed with my estate agent. All along they've been a bit pushy. My buyers solicitor has today written a letter saying they were promised a quick process. I knew the estate had said this. I specifically told them I'd move when I was ready.

DumbledoresArmy · 27/03/2018 12:18

No news today from me. How long does it friggin take to read through enquiry responses HmmConfused

OP posts:
SandyDays · 27/03/2018 12:57

Judging by my solicitor about a week!

TeaMeBasil · 28/03/2018 19:31

No news at all this week. Solicitor is on leave till Tuesday & left things with her colleague so am hoping answers are rolling in & awaiting her return. 😬🤞🤞

Going to call early next week for an update & see where we're at. First time I've not been over the moon to have a long bank holiday weekend!!

KitKat, are you hanging in there?

KitKat1985 · 29/03/2018 08:11

DumbledoresArmy - Can you chase them again today?

Yeah I'm hanging in here too thanks TeaMeBasil. My estate agent e-mailed yesterday saying the chain were pushing for exchange today, but given that this contract still hasn't turned up, I can't even begin to understand how that would happen. Like you realistically I'm expecting answers next week and am trying to try and focus on having a nice few days off with the DDs over the Easter break.

HelenTheHunter · 29/03/2018 09:06

Id lost track of this thread but came on to update that we exchanged for our sale yesterday! Hurrah! Our buyers are FTB and very nervous and naive. We've really limped over the line but we are there!
Unfortunately our vendor who has been a dick throught announced they want simultaneous exchange and completion on the 6th for tax reasons. And thought the planned day of exchange was a good time to mention this. Luckily my DH is a property solicitor (not resi though) so has come up with some assurances which we are waiting on and we decided to exchange the sale anyway. Luckily my dad has a rental property which is currently vacant so he's been keeping it clear in case we need it. So we won't be homeless! It's a massive stress though and just infuriating that there's nothing we can really do about it. Should be moving in the 6th - but won't know for sure until the day itself Confused

DumbledoresArmy · 29/03/2018 10:19

Helen yay! Great news!!

I phoned solicitor yesterday for update. Still not checked through to make sure enquiries answered are satisfactory!
I'm told will be in touch before Easter break up so today then??
Doubt they'll ring me Confused

OP posts:
SandyDays · 29/03/2018 15:51

Helen that's great to hear, well done on getting to exchange.
I called our solicitors today since it's a bank holiday tomorrow and he had just received answers to our last queries in the property we are buying this afternoon. Funny that eh?
So now we are only waiting on our buyers to confirm they are happy with our replies to their queries.
However being first time buyers I expect the same as you Helen.
I hope every one has a good Easter Cake

KitKat1985 · 29/03/2018 20:26

Oh that sounds stressful HelenTheHunter. How irritating of your vendor to do that.

Any news DumblesdoresArmy?

Glad you've made some progress SandyDays. Hopefully you might be able to exchange next week then?

We finally got confirmation today that the final contract has now been returned. Hurrah! We have started to provisionally look at some completion dates (probably week after next) but didn't manage to get a date confirmed before 5pm rolled around, so hopefully will get all details sorted and exchanged next week. [Fingers crossed]!
I hope everyone else here has a lovely Easter break.

DumbledoresArmy · 29/03/2018 22:06

Solicitor didn't bloody ring!
I will be on the phone to them Tuesday morning!!

DumbledoresArmy · 03/04/2018 21:46

Any news from anyone?

Latest update for me is solicitor is actually still waiting for enquiries to come back in even though I was told last week they were in.
Perhaps not to their satisfaction then.
