It's good to vent. We can all share the pain of being thrown into the snake pits

We are so close and yet so far. Our buyers are ready, we're ready, I am getting different tales about our sellers. The first was that they were waiting on the NBC certificate, now it is still being built, despite being told ages ago by our seller that the house was done and they were just waiting on the scaffolding to come down on the house next door.

I’ll only start to get excited again when we exchange I think, until then I just don’t really believe it! Thanks for reading 😁

We are due to exchange today. Solicitors have been working towards it since 4th May but somehow I don't think it will happen.

We agreed with our buyer and his solicitor on 4th the date of 14th, after all enquiries were answered, but his solicitor never passed this information on to our solicitor.

Luckily I had the sense to email and she was able to get the contracts out to me to sign and get back to her before today, otherwise there would have been no chance.

Watch this space...but I'm not holding my breath!

Thank you. Spoken to my solicitor and she still hasn't had contact so I guess it will be a no 😔

I am feeling really fed up.

It’ll happen @Everywhichway2018. You’re just in the absolute worst bit right now. I am so bad at the false start about to exchange bit of the process - it’s so frustrating.

At the other end of the process, I’ve put in my mortgage application (got a good 5 year fixed deal) and instructed a solicitor. Apparently applications are taking around about 22 days with the lender at the moment, but it might be quicker for me as I already bank with them for everything (including the current mortgage). We’ll see though. It’s all so nervewracking!

Oh how awful for you. What a shitty thing to do.

(You’re not selling in Croydon the the FTBers in the current threads are you?)

That's horrible @Everywhichway2018

Our sellers have gone from repeatedly saying June/July moving in date to the end of July at the very earliest due to school. Surely they knew they couldn't move earlier than that the whole time? So why not say that?! I just want my own house!

@UnimaginativeUsername no that's not us.

I am so pissed. I hate the whole selling process and to have got so far and then have to start again is awful. We have both handed our notice in at work, informed schools and everything. Luckily my work have been fab but I'm not sure what will happen with hubby.

@Everywhichway2018 I’m glad your work are being helpful. It absolutely awful that the system actually allows things to get so far and still not have certainty.

I hope you sell again quickly.

Can I join in? We had offers (buying and selling) accepted in the middle of January and we still haven’t exchanged. We have to move in half-term otherwise everything is off.

Thank you @UnimaginativeUsername

What is even more annoying is, because we were sold on rightmove we now look like we have been sitting on the market for 6 months. 😩

We’re under offer and have had an offer accepted.

Now going through the torturous process of turning the decision in principle into and actual mortgage.

There is so much to do!!!

Everywhichway can you ask your agent to take it off and put it back on again so it triggers alerts for people?

And also how awful, did they say why?

My understanding is that it has to be off the market for 12 weeks to be seen as a fresh listing. I think I'm going to employ a second agent so that it goes back to the top.

Our "might" be getting close.

Threats of the legal ombudsman might be doing the trick.

Never seen two sets of solicitors (both mine) communicate more in one afternoon than the last three months!!

numpty - ours is quite frankly getting ridiculous. The hold up is with our sellers who are buying a new build, I went back a few weeks back and they told me that they had been told the 15th April and that they were just waiting for the scaffolding to come down on the house next door, then we were told a few weeks back that they were waiting on the NHBC certificate, 2 weeks later it is all a bit vague about waiting for their purchase to complete. It is a big boy builder, massive development, yet can't get this sorted.

We are going to give them to Wednesday and chase again, but seriously we accepted an offer beg of Dec 17, had an offer accepted beg of Feb 18, and not long after that our sellers made an offer, 3 people, 2 solicitors are in the same firm and yet we are still here, last time I rang I just got muttering about new builds and delays.

At what point did you contact the onbudsman? Our buyers mortgage runs out soon, and I am just hoping they don't give up and pull out.

Oh and to top it, we originally had a provisional move date of Thursday (how we got to that point without everyone being ready, goodness only knows) now we are not moving and my autistic son is completely and totally off the wall.

Complaint to solicitor first. They have 28 days to reply. That seems enough for now to get them going. After this mess is finished, I'm still following through because I'm furious that they can move fast when pushed. Arrogant arseholes.

It's your seller holding it up though, mine is solicitor and trust solicitor so they're solely responsible for my shit show. My buyers and their solicitor are tearing their hair out. There's no chain either.

Hate that the person at the top of the chain has so much more leverage though. Local to me someone at the top of a long chain on the brink of exchanging decided last minute she didn't want to move anymore...Jesus wept I can't believe this is still allowed!!!

Hope you complete soon xx

Oh and chase every day, push push push! I gave my buyers solicitor the direct line to our conveyancer and trust solicitor so he's been onto them too. They'll be glad to rid of me!

Report
Timeoftheseason · 14/05/2018 23:19

We are buying only and our vendors solicitor is on a permanent go slow.

We received a copy of the deeds last week to discover that they've breached the covenant so that needs sorting along with another couple of minor bits.
