It's very rare for a house this size to come
on the local market and there is just nothing comparable to look at which has sold recently.

We are moving from London where 20% under is just about viable as an offer on a house over a million at the moment. But I'm not clear what the Devon market is like.

Just thinking 20% off the price off our house would be £125k. Not a chance in hell we'd accept that!! But I guess its all relative.

We've refused an offer that was just over 10% under asking price. I wouldn't.

If it's already been reduced then 20% feels a bit steep as an opening offer and I'd be tempted to open at 10% under and see where that get's you. That said, it depends on the condition of the property and how much work needs doing to it.

I think if you can show it's a considered offer ie similar priced properties, local market competition and level of work required, then it's worth making it an opening register of interest to gauge the vendors situation and expectations.

Properties like that are hard to put a value on and there's that great saying "something is only worth what someone is prepared to pay for it"

My thoughts are that they might take an offer like that as it's been on and off the market for so long and here aren't many buyers for properties of that price in that area. I think we will give it a go because as buyers we can't lose anything with a low offer and can always up the offer if we want to/need to.

It's a beautiful old house. Decoratively it only needs re painting but there is a huge barn next door which we would need to renovate to accommodate both families long term.

Praying 🙏 for an offer following Saturday's seven viewings. One couple came back for a second time. The EA phones us between 2-4 on a Monday so cross fingers please!!

Sorry borntobe I have no knowledge or experience of part exchanging! Though that seems a good price for part ex to me.

EA left messages with the 2 people who viewed over the weekend. Heard nothing so am assuming its bad news. I always think if they are going to offer you'd hear quite early. Am so gutted.

EA said the second viewers are going to offer, they spoke to them verbally today and that they were going to email their offer through by the end of the day. EA close at 7pm so if I've not heard by 6.45 I'm phoning!

Well I rang at 6.30. They have to fill out a whole financial disclosure thing not just a plain "I offer x" which the agents haven't received so they said they'd call them now and get back to me. They close at 7 so I think we can write this one off. But, two other viewings tomorrow.

To be fair if I had to fill in a whole pack I'd probably decide to do it in the evening (to make sure it was complete and accurate as much as anything) then send it over first thing rather than rushing to get it done - our EA closes at 5 so it might be that they thought they had less time before they shut for the day. Fingers crossed you get good news tomorrow.

Isn't it rude when your EA phones the viewers and they won't even answer the phone. So they leave an answerphone message asking them to call back - but they don't even do that!

We've always gives feedback on the properties we've viewed whether good or not so good.

Thanks borntobe and yes I think its rude and drives me nuts. Especially as I wait around all day holding my breath lol. Part of me hopes that they are thinking of offering but maybe sorting a decision on their mortgage or something first - but surely if you liked a property you'd call and say you were interested even if you were not going to offer until sorted stuff. I'm pretty sure them not calling back is a bad sign - just odd that both viewers aren't calling back!

Got a viewing Friday but not holding out much hope anymore.

Rainsbow as science says I'd prob fill it out in the evening. Not sure if its different here but 90% of agents I put offers in with have negotiated the offer first and then asked for the formal paperwork. Isn't it a lot of paperwork and time wasted if they offer stupidly low or you can't agree a price?

Its my first time selling too! We were ftb but when we bought the market was crazy and we put in offers, and lost out on, 5 houses before we got one. I guess different agents etc handle it differently. At least this way you know any offer is genuine and backed up with proof of affordability.
