Ours was offers over but we accepted £3k under because the market is quiet here, we'd had no other viewings for weeks and we needed to secure a buyer asap in order to reserve the new build we're hoping to buy.

I delayed our second viewing to tomorrow rather than Tuesday as we have a viewing booked for Saturday (house with open day that we've been waiting almost 3weeks to view despite being in a position to proceed quickly). We planned to compare the two but I think house one has already got us imagining ourselves there so might not bother viewing house 2. Chain would be shorter but house is smaller.

2 more viewings today and a no show, both seemed keen but one said she was almost certain to offer!

We put forward an offer on the dream home which was negotiated up a little, ea said there were multiple offers today (funny that) and only us and one other were in a position to proceed. When I upped from our initial 275 to 280k she didn't say the other offer was higher just that she would take that back to the vendor so I'm either being played to bid against a fictional buyer or they're using me to up another person's offer 🤔 it's all a bit mind games for my liking !
2nd viewing on the property in the morning so should know more then

We offered 11k less on a oieo house, we managed in the end to agree on 6k less. Our house was also oieo and we accepted the first offer of eo price. Hth.
There was also "another lady interested" in our case, I was as cool as a cucumber and said I didn't think other buyers would be able to move as quick as us and there was others we were wanting to look at again (complete lie) think it shook the ea up a bit!

We had one agent for the first property we offered on where every time we viewed or called about the property they had another viewing arranged that day. I guess it's possible but it seemed odd that a house that had been on since August would have a flurry of viewings. I hate mind games. We were also used to get another buyer to increase their offer. I spoke to the vendor and he was a piece of work. I instantly disliked him due to the mind games. We walked away.

Dropped the price yesterday 2pm, already got 3 viewings today! Cross fingers! My insane cleaning is bordering on OCD though....

I'm clearly very naive. I didn't think they were allowed to blatantly lie about other viewings and offers. We get told there's interest normally.

I'm not sure if its a total lie or hopeful exaggeration - someone may have said they loved it and may well offer and thats been inflated to a definite offer on its way ??

One of yesterdays viewings has booked another for tomorrow, the people who offered have pushed to see if we have made a decision - literally all my balls are in the air right now

Congrats Xander - how exciting! Fingers crossed it all comes through. Badger that sounds mega stressful - though I'd give a lot to be in that situation right now.

Viewing 19 booked for this afternoon, no serious indication from EA that the other 6 viewings we've had this week are going to result in an offer.

Well I went for a 2nd viewing & ea said vendor wanted us to complete 2nd viewing before he considered offers. She also said other party upped when we did. She rang us about an hour after viewing to say vendor wants best and final offers. Soooo we've put forward 285,250.00 and ea is putting that to the vendor. Suddenly no mention of other party 🤔 I've gone back to our buyers to say is there any room for movement with their offer as we have another interested party. She's getting back to us.

Lastly, thank you for the advice to try a broker - they've secured us a 125k mortgage which made all the above possible ! Really grateful to those who advised to try that as I wasn't going to bother!

Oh that's great about the mortgage badger - do you think I should hint to our only offer they could borrow more?? Sadly I fear they have already tried that.

Elspeth - it was just as nice next door, and back garden is half as big again as next door which is a massive bonus for us (kids and dog).

There had already been other viewings before we got there and more booked for today, so yes - we really want it and figured we shouldn't mess around. So we offered gull ask as long as it was taken off the market and no more viewings. We're able to be very flexible with completing which suits them, so the two combined gave us 'an edge'.

The fun is already starting: EA just called to let us know the vendor's new home won't be available until the end of the year. We're willing and able to wait but of course the mortgage offer is only good for 6 months....

Nothing to lose! We've banked with Barclays for best part of 20 years and my husband nearer 40 - they would only give us up to 100k yet the broker said up to 140 was possible. Huge difference!

Error, NO. That's what renting is for! You may have to call their bluff. 6/8 weeks is usually the max and ample time for them to get a short term let.

Offer made close to asking price. Agent at second viewing was very young and seriously invaded our personal space so dh and I couldn't have any conversations re money. He came in every room except the ensuite (although he was probably trying to figure a way to squeeze in). We came out of the house (vendor was watching TV) and had to ask him to give us 5 minutes. So he waited in his car. Anyway offer is on the table so we will wait. Vendor has suggested they would rent if needed but I've no idea how genuine that was - I'm totally cynical now as to what people say and the reality!

And badger really glad the broker helped. Dh was so wary of using one and we always wanted to stick with nationwide but they decided we couldn't even afford our current morthage (eh?? We are already paying it) and the broker got us a cracking rate.

Just got a call from the EA and have someone viewing ours tomorrow and a viewing Sat too. The one on Sat is a buy to let landlady who viewed it before and said the garden was too big so hoping her coming back is a good sign she's changed her mind!

Elspeth - I went back and told the EA that the deal needed to be we'd exchange as soon as everyone was ready and were happy to have an extended completion but we must complete by X date, and we'll help the vendors with storage costs (to a specific amount) so they can move out and wait for their house to be finished. They've accepted!

No news on whether vendor has accepted our offer so not sure how to take that. I guess it's not an immediate no. We carried on with viewing another house as it was arranged and nothing is confirmed on the one we've offered on. I expected to hate it but actually it was a good size, lovely garden etc. It's a bit further than we intended to be but a good option if house 1 doesn't work out. Gosh it's hard making these decisions!

Arse. Our chain is about to collapse. It's a long and complex one so it's not surprising, but it's for very frustrating reasons. A couple of people being arsey resulting in potentially 3 or more sales falling through. SadAngryConfused

In my area it seems houses aren't really moving at all. There was a beautiful one we considered viewing a few weeks back, done up recently with great bright modern interior. But we decided against it as they had converted it into a dormer bungalow and had made the attic into a massive master with ensuite and dressing room and fabulous though it was, we didn't want to be on a different floor to the kids.

I noticed it was renewed on line today and then noticed it was first listed Jan 3rd!

I was shocked as they've put a lot of work into it. I'm sure the owners are baffled too.
