Fuming Angry this afternoon's viewers turned up half an hour early and proceeded to let themselves into our back garden where the dogs were loose. OH was about to take them out, but obviously we don't count on people showing up so early. Who the hell just lets themselves in if a house is obviously occupied (cars on drive, windows open etc)?!

They just walked in 😡. Up the path, past the front door, through the side gate where they were met by the dogs. They were just heading through the back door into the kitchen when OH intercepted them - 30 mins before they were due to arrive and meet the agent Angry

We've lowered the price from 625 to 595. We're only day 9 but after 15 viewings of positive feedback and the one "but" being out of our hands (close to an estate), we don't want to endlessly get nowhere. Really hope it pays off.

Can I join?

We have sold ours and have a short chain, but we are just getting the surveys underway.

Our buyers had their survey yesterday and although our house is quite old - pre 1900s, he said it was in generally good condition for its age and only really said there was a problem with the render on the outside of the building, as it's cracking in places and he thinks the whole thing needs replacing. He also thinks we should put a damp proof course injection in at the same time. I know that you do need to regularly maintain render on the front of properties, but I thought it was more a case of patching areas that required it rather than taking the whole thing off and re-doing it. We had some parts re-done back in 2015 so its not like its never had any maintenance at all.

Whilst I'm pleased only one thing has shown up for such an old house, this sounds to me like a big job. I'm now really panicked our buyers will pull out and I'm stressing!!

Much excitement in my house this afternoon....we went to view a semi-detached cottage in the next village a week ago, house was really lovely but parking was pants and house was on a corner so street parking would be an issue. As we left we glanced at the other half of the semi, which has a double driveway and bigger garden, and said 'wouldn't it be nice if it were that house that was for sale, instead?"

Fast forward to this morning and that house only flippin' came on the market!!! Just about bit the EA's hand off (through the phone) and are going to see it at 6pm.

Assuming it is as lovely as next door was (ie they haven't done anything weird that can't be seen in the photos) we'll be very willing to offer them full asking price on condition they take it off the market.

Viewing is at 6pm, though, so EA will be closed. Would it be acceptable for us to make a verbal offer to the vendor on the spot, obviously following up through the EA in the morning? We'd just hate to have to sweat this out overnight and risk someone else going for a viewing early tomorrow morning etc.

xandersmom I think you'd probably be safe to just put the offer in first thing in the morning with the EA. Maybe see what the others on here think but I'd think even in the unlikely event they have a viewing first thing tomorrow morning you'd still have your offer in first and I doubt they would cancel a viewing at short notice even on asking price offer. I know that I might find it awkward as a seller if there was a verbal offer as I'd feel put on the spot a bit. Although perhaps you can say that you will be in touch tomorrow with a view to put forward an offer rather than stating the actual amount.

Ugh, how does everyone cope with losing houses they really want? 😕 been looking for a while now and put an offer on something perfect for me and my kids but unfortunately they had 5 other offers so it went to best and final and the vendors accepted a higher offer. Can't blame them of course, but it is a bit gutting.

I guess I just have to toughen up and detach from the whole process emotionally, seems hard though as where your family are going to be living is such an important decision! Any tips for dealing with losing out gracefully would be appreciated!?

Psychedelic - it sucks doesn't it, not even in a position to put an offer in yet, but my favourite houses keep going really really quickly. I suppose at least it's reassuring that we like the sort of houses others like, so any future resale shouldn't be too problematic?

motherofdragons - what a bizarre fixation on the lamps and heart decorations!

Has a viewing debacle today - went up for a nap Blush and woke up to some viewers estate agent hadn't bothered to notify me about. Viewers had been told property was unoccupied, and estate agents woul do the viewing Shock. I would have shown the viewers round anyway but as downstairs was clearly a touch messy, viewers said they would rearrange. No answer when I phoned estate agents 20 minutes before their closing time Angry

books have you had many problems with your EA? Don't like to judge on one mistake but thats a pretty big one to make! And annoying they didn't answer when you called.

Koala - not had problems with viewings so far, but loads of problems with description and photos on rightmove. once the twelve weeks exclusivity expires, I'm not sure whether to bin them off completely rather than add another agent in....

Psychedelic I think you have to try and psychologically steel yourself when you put an offer in, that it might fall through. I've already told DH that I won't be celebrating anything until I've got the keys for the new place in my hands...

Books I'd be giving the agent a bollocking and consider changing. As Koala says RM is absolutely critical so it has to be right.

So my daily update of no viewings is here again. DH and I have had a conversation about waiting until after the GE and then having a chat with the agent about the price. It's really confusing though because we aren't an outlier by a long shot - we're mid-priced and our photos look great (and nicer than a lot of other listings on for similar and more expensive prices). Everyone says it looks lovely and that there's nothing more we can do...so where are the viewings?

One of my pet hates is when they have photos of empty houses, and nothing is labelled. So this empty white room here is which of the bedrooms, again?

Koalas - that is what we ended up doing in the end: told the vendor that we really liked the house and would be putting in an offer, that we'd call the EA first thing in the morning. Turns out we were the fourth people to view (it only went on the market at lunchtime today) and they have viewings booked tomorrow afternoon as well. Argh! So I 'sold' us as best I could (no chain, mortgage arranged etc) and we've submitted an offer via text to the EA who has acknowledged it (from the pub!).

If anyone has a spare finger or two to cross I'd appreciate it...

Pauldacres yes I'd wait til after half term and the election. Ours was well priced compared to other houses etc but we still had to lower the price to get interest.
In my area apparently a few houses ended up getting into a bidding war as the prices were lowered and they got so much interest and offers they ended up getting more than the original price. Sadly it didn't go that way for us....

Paul - I don't know what price bracket you are in, but perhaps it's the buyers in that price range which are just nervous right now (GE, Brexit, phase of the moon or whatever). Are the other comparable properties moving at all? If not it could just be a case of sitting it out for a bit. Easier said than done, I know. But you only need that one buyer to pop up...!

Wow xandersmom it seems very popular! Though we had 4 viewings in a weekend and no offers so maybe nobody else will offer... fingers crossed! It may be worth deciding now how much you can go up to in case it goes to a sealed bid type situation.

We're in an apartment - so it's FTB or a downsizer that's going to want it. More likely to be a FTB and the agent seems to think this type of buyer might be hanging back to see what happens with the GE as they might be feeling twitchy due to what could happen to the market/economy.

We live in a small town and everyone seems to know everyone. I'm having to play down at work how excited I am about our second viewing tomorrow as I'm pretty sure it'll get back to the vendor. They know we're interested but it's offers over so we need to decide what to offer. EA commented there was one other viewing but market is really quiet. He said he'd let us know if there were any other offers so assuming other viewing last Friday didn't result in an offer, do we offer slightly under even though it's offers over? If they say no then we thought we'd go a little over. Is that a good plan? I've no clue about these things.
