We had 3 viewings and yes, it was a positive sign, but they can't afford the house...

We've just been told they like the house but concerned about the potential to extend and the price. Fingers crossed they can see past their concerns but I doubt itConfused

It's quiet on here today - hope that means you're all busy with viewings ?

We (finally) heard back from ea the the vendor accepted our offer 😁 so exciting !

We then had the 2nd viewing and they loved the place - spent a long time showing them every detail and they left saying they were happy. Received a text late last night to say actually between the asbestos (first I've heard of it) and the electrics (updated 6 months ago) they would have to spend too much money on the house so no offer from them.
Annoying but not much we can do about that - unfortunately waiting for them meant my first person to offer was scared off a little so we now have to wait to see if they're still keen.

Meanwhile I've lost 4 lbs this week due to all the stress 🙄 normally I'd be chuffed but it's not been pleasant 😁

Viewed other house and 4th bedroom is weird so no way of getting a full single bed in. It's essentially a 3 bed with a study.
Confirmed with agent on house 1 that we would raise our offer to what owners asked for and agent said "great we will call them monday." Wtf? Why make them wait? We offered they said can we go up to a set amount if they included items in the garden, we thought about it and have agreed but now they have to wait until Monday to know we've agreed. I don't get it at all. Our agent was contactable 7 days a week.

badgercat is that your dream house? What's it like?

We're going to view a house on Tuesday and today had a drive by. Its a lot smaller than it appeared online. But it may be deceptive as it's still 4 bedrooms (& 5 baths? How does that work???). Its also a bit further from my work than I'd like.

Basically we viewed the dream house already but since we're not proceedable we have to keeping looking to keep our options open. It's just that everything pales next to the dream house.

BUT the dream house is 430. This one is 365. It's a massive difference and maybe we have to be head over heart.

Elspeth yes "the dream" 😁 which is a retro 70's bungalow most people would hate ! Lots of work and tons of potential but mostly it's got the vibe.

We had the same money dilemma - homes that ticked all the boxes around 250k (we we're selling at) didn't come close to where we live at the moment. We ended up raising our budget and picking one from each end of the scale - obviously though the higher end gave us so much more ! Once you find one you love it's hard to let your head rule 😕

We've had two viewings since going to market on Thursday. Feedback on the house so far is good (it's spotless if I do say so myself!).
The first viewer has ruled it out on account of the very narrow driveway. I can agree with them on that as it is a nightmare. The second was apparently very impressed but has other properties to view over the course of the weekend. Hopefully they'll all be shitholes & they'll want this one Grin

Rainbow we were told it would be Monday but then they decided to pass our offer on and it's been accepted. They are going into rented so only ftb, us and our vendor in the chain. Fingers crossed all surveys are fine! Good luck everyone!

Feeling a bit deflated and bored of this house-selling crap already.

We've been on for 2 weeks and only had 2 viewings, both said the house was immaculate (yay!) but had genuine reasons for not offering so I'm not too offended.

The EA said not to panic as the market around here suddenly seems to have ground to a halt - nothing is coming on or leaving according to RM, which they think is due to the GE next week.

Do we reduce the price or sit and wait it out? We are in no rush to sell as there's nothing coming on that we want to buy.

I'm just worried/obsessing about languishing at the bottom of RM.

We can't do this magic 5% reduction to do whatever it does on RM (what is that anyway?!) as our house is pretty cheap already - Wales - £140k. We could drop the price by £5k or so but not more as the offers would likely mean our ltv for the next house would be higher and more expensive than we'd like.

What to do? Wait it out? Confused

Dragonmamma - you could try sharing your house details on nearby fb selling pages ? I put mine onto one for 2 towns over and that's how our buyer found us.

Mother congrats - here's hoping for a speedy and hassle free sale!

Dragon - same here, we're also worried about sitting on RM for weeks on end but the market here seems to have dropped dead. We've decided to get next week out of the way and then see what happens that weekend and the following week. If after that nothing's moved, then we're going to have a chat about reducing the price.

Dragon I'd wait till after the election but it's 2% I think - we reduced from £250K to £245K.

Dragonmamma IMO reducing price days before a GE is rash. We're all hoping things will pick up at the end of the week.

No news here, no viewings today but we've got a second viewing on Tuesday when we need the house to be spotless.

dragonmamma I would also reduce after the GE, if at all. There could be other things you could try first too - reducing the price is a last resort IMO. Maybe if things are still quiet after election then some fresh pics or description may help. Sounds random but we got our viewings for this weekend after EA just swapped some pics round!! Our EA came round after a few viewings and suggested things we could do to help - just minor jobs really.

Apparently our viewings were v positive but both had other properties to view. Fingers crossed we finally get an offer....

Dragon - we are in a very similar position. Lost our nerve and reduced by 5K, and touch wood shortly after got an offer that will progress to a sale. We were also offers above, and got rid of that. If you aren't (understandably) up for that, then I would change the pictures.

Badgercat - sorry about your disappointment.

In terms of our purchase - we are potentially interested in city centre flats. problem is our ideal building seems to be all bought up as buy to let, and the properties on the market are all currently tenanted, and I've not got the stomach to buy something where the tenants are going to be kicked out with 2 months notice. Not sure if that's going to be a problem with anything but a recent conversion.

Just found this thread. Would love some guidance on what to offer.

So we are about to put an offer in on a house in devon. The house has been on the market off and on for over a year. It was on at £1.6m but is now £1.39m. We are trying to work out what to offer. We though about 20% below asking so maybe £1.125m. Does that sound too low?

We aren't in a chain but we are two families buying together (none in a chain).

Tops - not used to that sort of price range, living oop north, but would look at what comparable nearby houses have sold for recently to see how realistic 1.39 mill is compared to 1.125 mill. If you can justify that 1.125 mill by reference to local conditions, it may give a reasonable seller food for thought.

I'd say that's too low. 20% is a massive knock down and you wouldn't want them thinking you're time wasters. 10% I'd say as opening offer.
