Another newbie here. We put my flat on the market a week ago, and the EA hasn't had any calls about it at all. Feeling v down about it at the moment, the EA says it is due to Brexit uncertainty and we should think about taking it off the market again for a month or two!

Sea, before you take it off the market, ask the agents what they've actually done to market the property. Shoving it on rightmove and waiting for calls is lazy. You are paying them £££ to sell your property and they need to actually work to sell it!
Who have they rang, who have they emailed about the property? How many people have they sent details out to?
Yes brexit is affecting the market, but to suggest removing your property for a month or 2 Angry by all means remove it with them, but put it on with someone else.

Removing it makes no sense at all? This is the same agent who agreed to list it in the first place, yes? They really do come out with some tripe, don't they.

Seen quite a few things which are okay but can't decide if there's any point viewing!

We are viewing as plan to buy over an hour away and want to be ready to offer should we get an offer on ours (unlikely as the views have now dried up).

paw yes, I'm thinking as the EA are the ones who are suggesting a price reduction after less than a month then they probably have a figure in mind and it would be nice if they decided to share it with us. Still haven't heard from them. Thinking of getting another agent in to value but it might involve sacking the first agent and I have no spine so it will be traumatic. Grin

Hi all.

We've been on the market about 3 weeks now. We had one viewing in the first few days and they made us an offer £35k under asking price. We said no but suggested they come back to us when they were in a position to proceed as they were putting their house on the market that weekend.

They said they definitely wanted our house so would let us know. Spoke to E A again after that weekend and buyers had said they'd had a couple of offers on theirs but still had a couple of viewings so would get back to us.

This Monday just gone they rang and said they still had a couple more viewings but still wanted ours.

We haven't had any other viewings, ours is a very specific property, on an A road. EA rang yesterday to say he'd had a couple of people enquire about it but once they find out that the barn conversion that is next door ( detached ) is not included then they're not interested.

We're not desperate to move but it's frustrating Angry

Strangely enough, I trust these agents, they've been letting my property for a while and have been a breath of fresh air compared to the other big names in our area. Even the outgoing tenant emailed me to say that she really liked them & was sorry to have to leave us both which was nice. I was wondering if it is up for both sales & lettings whether it is putting people off?

Sealions my house was on the market for 26 weeks with an estate agent. Don't get Me wrong they were lovely. But I had 4 viewings in a 'busy' period. I changed estate agents and in 4 weeks iv had 7 viewings, and another booked in. The first agent emailed 1 person and rang nobody. My new agents ring me at least twice a week with feedback and what they have done to market it as well as sending the weekly paper with our house in each week. Maybe you need to ask what they are actually doing to market it?

Wow, 26 weeks?! I feel better now! What a nightmare for you though, what did your old EA say when you asked them what they were doing then? That's dreadful.

I know ours are newish to the area for sales, hence a very good deal on the % so I will have to give them a month or so before going elsewhere if they can't deal with it. They've put it in the local property paper, and have apparently emailed contacts in the area who have registered with them. However, this morning a neighbour contacted us directly & said they may be interested in buying from us, so we may see where that leads instead.

That sounds good. I just pretty much asked why we were having no viewers, they fobbed me off that "it's quite slow in the area, it's a first time buyer house, the price etc" houses around us were selling in days and the day of changing agents we had three viewers lined up. Its getting depressing but apparently a woman wants our house but has to sell hers, and some ftb are looking Monday who like it so fingers xd!

V annoyed with the agents, first they didn't turn up this morning (they were supposed to be letting me and the decorator in), they "thought I was ringing to confirm", apparently "yes please" wasn't enough.
Then they've changed the time of our viewing tomorrow - to later - we already asked our friends whose party we are going to if we could stay a bit longer. I know they'll be OK as we can just make it half an hour more and then drive around a bit, and they just sold their house so they are very sympathetic.

(So we are discussing changing. We only have to give 28 days notice. Tricky issue is photos - I love the photos the EA took, and we'll be moving our furniture out at the end of next month)

House went up on Weds and we have 4 viewings this morning. Not sure how to make that work in my favour- im a bit stressed about it all to be honest.

Also stressing me is the fact that there is nothing out there that I desire to buy as our next home!

We had our 8th (I think!) viewing today and she was in a grand total of about 3 minutes. Starting to think we will be here forever!

Just got back from meeting with our agent to discuss why we've had so little interest. He says we need to lower the price, which was expected, but still annoying, as the original price was the one he suggested, not us. The new price he's said we should go to is a lot lower and would mean we'd struggle to buy in the area we've been looking. So now we have to decide whether to lower it by that much, or split the difference and lower it a bit and see if it helps.

Agent says its because of Brexit. That bloody word ruining everything again... /rant

Four in four weeks, with none following up. So it isn't as bad as it could be, but the agent has other, similar flats that have come on more recently and sold already, while we've been passed by a bit.

First day of viewings - 5 today and 2 tomorrow. Had an asking price offer today from one of the viewers.

Daft question but if someone else puts an offer in does it become bidding war?!
