We dropped the price on Wednesday. Since then we've had 7 (and counting) viewings booked in for today/tomorrow. Crossing everything for an offer.

We had 2 viewing for this evening.
One has cancelled and the agent has rung to confirm the other viewing and apparently rung the wrong number and lady who answered denied all knowledge of a viewing.
Great.
EA told us not to bother with them!
We will have to be prepared in case they do show up!
Losing faith here!

Didn't hear back from either our buyers or the estate agents for the house we want to buy yesterday and stupidly thought they would be in contact first thing but apparently not !

badgercat - I was fretting about not hearing from the EA of the house we wanted to buy yesterday morning......eventually caved and called them, then found out they have a sales meeting from 9-10am every single morning. So they don't do anything at all (didn't even pass our offer along) until 10am.

What the - I mean, do you actually want to sell some houses so you have something to talk about in these sales meetings, or not?!

They called me every day for a week to chase up feedback but now I've actually made an offer it's radio silence!!

tisapity that sounds so stressful, really hope it gets pulled together last minute.

Moving we dropped by just over 5% so we dropped into the next Rightmove bracket, I'm not sure dropping £10k is really going to make much difference? There's also an argument in waiting until after next Thursday to see if the market heats up again...

Moving what's the agent's feedback? What are similar properties in your area going for? An opening offer of £425k on a £500k house sounds like a piss-take - unless your house is massively overpriced or needs a lot of work doing to it?

Depending on how quickly and keen you are to sell, I'd be tempted to drop to £485k and see where that gets you. However if everything else around you is massively cheaper then you may need to come down further.

One thing to bear in mind is that a few of us are finding that the market is really quiet at the moment - and it's entirely possible things might pick up again after the GE. I'd get the agent feedback and assuming the house isn't overpriced compared to neighbouring properties on the market, then I'd be tempted to hang on until mid-June and then review.

What do they say in these sales meetings? They have an obligation to pass on all offers - so they can't be deciding whether to do that or not!

We dropped from 625-595 to be in the next search bracket. We did it really quickly, after only 9 days on the market but that was after 16 viewings and no offers due to external things we can't change. So rather than consistent similar feedback we dropped it on Wednesday and have 7 more viewings already booked.

We made our offer at 3pm yesterday so thought we'd hear this morning. Call came in just after 10am from agent (partner of the branch) and it turns out they've not passed on our offer yet and he wanted to confirm whether we'd sold, got mortgage arranged etc - all the info we gave yesterday when we made the offer. So frustrating - I'm not a patient person!

Our viewer just cancelled for today. 2 more tomorrow. We are also considering dropping price as on viewer 18 yet no proper offer. Its really hard as we can't afford to go much lower or this is just no point selling.

m0ther - I had that happen on a previous occasion, so annoying. This time around I texted the sales manager at 7pm after our viewing and told us we wanted to offer (she replied from the pub to acknowledge!), then sent an email to their office with all the details of our offer, and copies of our AIP, driving licenses, proof of deposit and proof of address. Then hubby was on the phone to them at 9.01 the next morning (though as they were in a meeting this bit didn't really help!).

The story is (no clue if this is true, mind) that all 3 parties who viewed on the day it went to market, put in offers at FAP. Vendor chose ours as we offered first, are not in a chain, and had all our paperwork ready and waiting (EA says sometimes people take days to send in their paperwork which leaves the vendor wondering whether it's a good offer).

Would be grateful for some advice please?
Long story short, Our sale fell through following a downvaluation. Whilst trying to desperately find a way to accept the new valuation, We then received a lower offer from someone else, but who had viewed over 2m ago and with whom we wouldn't pay any estate agent fees. Informed the EA we would be going with the new offer.

New buyer has kept us informed 100% over the last 9 weeks from their sale falling through, to briefly thinking they couldn't get a mortgage for our property, to telling us they had shuffled things and their mortgage company gave them a decision in principle - so really don't think they would mess us around.
Estate agent just rang to ask if we had confirmed their proof of finance etc, that he had told our original buyers of our decision, but that obviously sometimes things don't work out so 'that's still there'. I know he's just grabbing at his chance to still get his commission, so hope he has been honest with the original buyers.

Anyway, have swapped solicitor details with the new buyer. I gather their solicitor will send a letter to ours with the offer formally. Only thing is - should I ask to see their decision in principle? I gather the solicitor won't do that as it's not their job. And I trust the buyers wouldnt lie about having it, but now the EA has made me think I should have asked for it? It feels wrong for the vendor to see the buyers financials, but as there's no EA I don't know the alternative?

I'd not be offended if asked for one - that's what they are for. We were strung along for 3 weeks by our first buyer who was a ftb who suddenly remembered he had a house to sell that he hadn't even put on the market yet 😡 I found out by pure luck!

Our house went on the market yesterday and I can feel how tense it has made me already. I am one of life's worriers & I can remember stressing at every point during our previous house sale.
The market in our area seemed really buoyant in the first part of the year but seems to have tailed off now. We are priced competitively against similar houses on our estate so I'm keeping my fingers crossed whilst trying not to get my hopes up iyswim.
Have a toddler, a 4 week old, a dog & a cat so getting the house to viewing ready state has been tough. I hope it goes soon so I can stop stressing about keeping it clean!
We've seen a place in our ideal area which we'd love to offer on but have got to wait until we have a buyer for ours. The house has been on the market for a long time so hopefully will remain so until we're in a proceedable position.
We've had one viewing today and another booked for tomorrow. How quickly should I be expecting feedback from the agent after each viewing?

Can I join in? Our house had been on for 8 weeks and we've had about 20 viewings. This morning someone came for their 3rd viewing. That must be a positive sign - surely? Has anyone else had 3 viewings from one person? I just want this person to say yay or nay nay as it's excruciating, this waiting.

poochie we were asked when we put the offer in (granted with an ea) to show we were serious and our mortgage broker emailed them with our aip. I would do the same again if it was a private sale and would almost be concerned if I wasn't asked it.
