truffle sounds like they make a habit of it!! How disappointing for you though. Wonder why people do things like that? Hope you find some new buyers soon.

elspeth I agree with drspouse to do the windowsills if you can. It can sometimes give the impression the windows are newer too then. We thought people would look past stuff but apparently not. Our feedback was much more positive after we repainted the bathroom ceiling and went over the sealant round the shower. Crazy!

I said the same 10.5 years ago after one buyer pulled out part way through but 2nd pg was twins and current house is 3 beds. I think it took me 10 years to recover from the stress. Previous home we were in for 2 years but that had no chain.

We've had our buyer pull out, then ask to see again, now he's looking into planning permission. We are not convinced even if he says yes again whether to go with him or not as we think he will just pull out further down the line. We are getting lounge 're carpeted on Friday as really tatty. Hopefully that might help....

Elspeth - If the house badly needs to be painted and you've acknowledged yourself It would cost a fortune have you factored this into your listing price? if you price reflects the work needing doing that should help ?

Well it's pebbledash as I said, so that looks ok. Faded but no bald patches or anything. Unfortunately our NDN painted his this year (semi d, same pebbledash) and now his looks bright as a button and ours looks pretty tired by comparison.

But the windowsills are shocking. The paint has bubbled and peeled, and also just evaporated in spots.

I suspect it would look ok if we did the windowsills. I'll get them done and then ask the auctioneer what he thinks.

I'd paint the windowsills - some buyers are put off by lack of 'kerb appeal'.

Well we've had another day of zero viewings - which now comes as no surprise to me. We've been on for 10 days now. We've seen another house which has potential - needs a lot of work doing to it but could be lovely. However it's all pipe dreams at the moment until we get a buyer - which seems increasingly remote bearing in mind nobody has even picked up the phone yet Sad

Sorry, feeling a bit crap and self-indulgent. I've dreamed of moving for years so now that we're actually on the market, it feels like so near yet so far...

I want to join in the moaning please. We've now had 16 viewings over almost 7 weeks and no offers, a few have said they're 'thinking about it' but we just can't seem to clear that last hurdle and find someone who actually wants to buy. We've had 2 viewings book today for tomorrow, which is good news but I'm so fed up of cleaning the house when it never seems to get us anywhere.

So jealous of people who cleaned their house for one day of back to back viewings then sold!

Had the 15th viewing today, it's day 8. Still no whiff of a second viewing though. Hope the EA has positive feedback tomorrow.

Got 2 in Saturday so that's another morning of cleaning. Dh and I only get one day a week off together and feel like we are giving them all up to cleaning and bloody gardening at the moment.

We had 2 big suitcases and the wash basket that we filled with crap (stray shoes etc) so we could do emergency tidying with minimal effort.

Feeling like we are on a seesaw at the minute ! Booked another viewing for tomorrow so thats 3 in total now, but then Barclays finally replied to say we can only borrow 100k - leaving us at least 25k short on the house we decided we would go for. I have spent the last week filling in every online calculator i could find and everything seemed to indicate we could afford the extra we wanted. Gutted ! We still have hope if we go to a different lender and push our buyers offer up AND borrow some from family. Not out yet but its looking less and less likely.

Have you tried a broker badgercat?
Ours found us a great rate and we can borrow more than we were offered by a few lenders on the high street.

badgercat try a broker, the difference is significant. One bank said they'd lend us 105,000 (less than our current mortgage) then our current lender said £220,000 and our broker got us £240,000 on a 1.9% fixed rate for 5 years. Definitely worth shopping around!

Koalas yes unfortunately they've all loved the house but although it's in prime area for schools/public transport etc etc it's a stoned throw from an estate which is turning them all off. Think we'll have to reduce price.

Rainsbow I'd have thought that your pricing was alright if you've had that many viewers in that quickly? It might be that you just need to wait for the right buyer.

The consensus in my area is that things are going to pick up after the election, it might be that people have been to see it, liked it but figure it's worth waiting until after next Thursday before putting an offer in?

Morning all, it's nice to see that there's been some movement for some of you - viewings at least!

We had two viewers yesterday (our first) so just waiting on the EA's feedback today....I had to restrain myself from calling last thing yesterday to hound them.

dragonmamma pretty sure my EA hates me. I'm crap at waiting for feedback. Have normally called them by 11am lol.

badgercat I've been using L&C as they are free so may be worth looking at a fee free broker. Whole of market brokers tend to have access to most deals.

Rainsbow i agree with science. Sounds like its not the price or people wouldn't view. I'd hold out if you can for the right buyer or until after the election.

Badger I'd echo the advice to use a broker - we've used L&C to get our agreement in principle ready to go in the event that anyone at all ever wants to buy our property

We also used a broker and also recommend it! We got a much better deal than with our existing lender.

Hope things pick up for you all soon! Don't forget it's half term. I found in the 8 months of being on the market that half terms bought no viewers...also it was supposed to be gorgeous weather this week and a lot of people I know have been on holiday.
