Complete lack of photos!

Being picky/harsh

The phot of the bedroom with the sofa in it looks awful tbh. 3/4 photos of the lounge but none of other rooms??? Garden doesn't look great/suitable for a family. Not keen on the bathroom tbh.

Other than that - is it realistically priced?

You have a lovely house but the bedroom in the last photo looks cramped, that would put me off if I was looking for a 4 bedded house. Can you lose some of the furniture in there?

Looks lovely to me. Some people might be put off by the paved garden? Can't think of anything else. It seems like quite a high price to me but I've no idea how it compares to others in your area.

There is no grass in the garden which I would expect for a house at that price and of that size as it is aimed at the family market. The house is lively though but the picture of what I assume is the master bedroom makes it look a very boring room. Could you ask the estate agent to add a few more pictures as it isn't very many for the price and size of the house. I would want to see the bathrooms at least

Lack of back garden could be an issue for a young family and yes one of the rooms looks confused as to its purpose.

Is the floor plan wrong? The description says ensuite to the master but the floor plan looks as though the ensuite is off the long narrow bedroom.

The house is beautifully done, so I wonder if that's the reason.

It's a beautiful house, the only 2 things I can think of are the tiny garden and no link from the kitchen to the dining area without going through the lounge. Don't know the area so the other option is that it could be overpriced. It's a pretty quiet time of year though, you will probably get a lot more viewings in the new year.

I think it looks beautiful and well presented. Sorry, I'm not an expert but if it was within my budget I'd definitely have a look. How does it compare with other houses for sale in that price range in that area?

Nice house and I know the area. The only thing that comes to my mind is that if you're looking in that area you're probably looking at town house style houses? But yes the narrow bedroom looks a bit cluttered. Have read on a previous thread that buyers don't have much imagination when viewing ha! Good luck selling.

Agree, lovely house but remove the sofa from the bedroom and maybe borrow some big potted plants for the garden? I know that area fairly well and it seems a fair price. How does it compare to recent sales?

Thanks for your comments. I agree about the bathroom, it's the one room that badly lets it down. Garden not really very good for kids - agreed. Possibly overpriced but on a par with a couple in the area. I thought there weren't any lot of pics too.

the photos all look as if they were taken with the camera held at about waist height. For example, the table & chairs block the view of the kitchen & make it look small.

If you took the same photos with the camera held above your head, the rooms would look much more spacious.

Garden thing would be an issue for me - we were looking for similar recently and guess that most people like us who need a family home with 4 bedrooms would like a garden with grass for kid. In fact it was one of the criteria we gave estate agents.

You can't get from your kitchen to the dining room without traipsing in through hall and living room. Can you put a door or an entry between the kitchen and the dining area?

Master bedroom is long and thin and you've got photos of 3 rooms with beds. I'm guessing the cramped grey room is the long thin one with the ensuite, which puts me off.

Outdoor area features a huge brick wall. Bad shot on part of the photographer, and it looks to be a very small space which was shot with a macro lens, so it's slightly distorting and heavily emphasizing brick wall. Put up colourful trellis and potted plants in front to soften it.

Lovely decor throughout. Neutral but with personality left in it.
