Our house has been for sale for about 5 weeks or so now and we have had one viewing. Please have a look and let me know what might be the problem. TIA.

For someone who lives in London 340 grand for a house is a bloody miracle. Here it would be 1 million+.

For all the people commenting on the garden, it would be extremely easy to fix.

The house market is suffering due to Brexit, I would just be patient.

Kitchen photos - it doesn't show the full extent of the kitchen - could you have other photos in the other direction?
Garden needs more interest, e.g. pots and better outdoor furniture & other camera views. Paving looks a bit green.
weird blocked up window things in bathroom
final bedroom picture looks cluttered
only has pictures of 3 bedrooms - I'm not sure - is it 4 or 5 bedrooms, because it is described as 4 bedroom, detailed description has 5 bedrooms, but only photos of 3 bedrooms.
no pictures of hall & stairs

Plus points - your living room is lovely, as is your kitchen.

I have no idea of prices for that area, but if I was buying a 4 / 5 bed home I would like to see a downstairs loo.

dont know why three ea wold say its worth 100k more than last year-nothing has gone up that much

its a funny time i think aswell-my dsis has has hers up since july and althugh has viewings not one offer

I think the extra is just because it's now 4 beds and 2 baths and I think 375,000 seems to be an average for that size in the area. Three different estate agents said around £390,000 although I accept that doesn't mean they're right.

It needs to be dressed to sell. It is lovely but a little soulless.
Plus every photo has a window through which you can see the close proximity of other houses - estate agents want their arse kicked!

You may have a crap estate agent - I had one that seemed great when they came to take pics etc, but no viewings.. I tried going in (only one bloke had met me in person), struggled to get anyone to help, then they didn't point out the house tho it fitted what I asked about! New estate agent, plus some thinning of furniture on their advice, and it sold in a few weeks.

If they know you, ask a friend to call or go in, and see if they make any attempt to sell ur house.

It is 4 bed and two baths, but not necessarily the sort of 4 bed/2 bath that will command a top price. If it is competing with properties that have the more usual and desirable ensuite ro the master bedroom it needs to be priced lower than those properties. I think you need to price it more in line with top priced 4 bed 1 bath properties if you want to generate viewings. I would also second dressing up the garden a bit with planters and benches.

Incidentally I think your decoration is lovely.

Is the price realistic? It seems a little bit high, but i could be wrong.

It looks like a nice, well-maintained house, good for a family. I'm really not keen on the bathroom, but I very rarely see nice bathrooms and kitchens.

The problem is probably the timing. 2 months before Christmas as we all wait to see what's happening with Brexit, and the falling pound. I think many people might be struggling to sell soon.

It was 3 beds and 1 bath before. I understand what you mean about pricing in line with 4 beds 1 bath. That makes sense. I think that although Brexit has had an effect other properties in the area are selling. Again, thank you everyone for your help. Loads to think about.

It looks lovely!
Anything problematic is simply cosmetic and very easy to fix, either by you or the buyers.
For example, the garden can easily be changed to grass if the next owners wish, you could put a few indoor plants or a large picture/canvas in the second little cove in the bathroom wall, spread out the pots that are in the corner of the garden across the fence on the left of the picture to make it more visually interesting.
To be honest, I think the last bedroom looks fine, the fact it has a sofa and a double bed can only highlight how big the room must be.
It is irritating not to have a picture of each room though, and some of the rooms maybe should have 2 to show all aspects of them (kitchen and last bedroom from what I can see).
If I was looking to buy I would deffinately (can't spell it) view this!

I don't know why everyone is giving the OP such a hard time on the price; her house is priced comparatively to others of similar size and shape in the same area. Selling a house is not an exact science, you might think it isn't worth £100k more in a year but if that's what the market indicates, then it is what is.

Having said that, if something isn't selling, generally it's the price. OP, depends how quickly you want to sell - hang on for close to market price or reduce a bit to be competitive.

House itself is fine in my view, not a fan of the tiles in bathroom but that's personal preference. Garden wouldn't bother me.

Maybe, then, for the time you're selling buy an inexpensive shallow depth washer - you can always ebay it to gt some money back, afterwards. Wander around currys at Silverlink, if you can't visualise the difference.

Good idea for shallow washing machine. We are not in a huge hurry to sell but I had thought we would be getting some viewings at this point. The house doesn't feel we've over developed it, it feels spacious and although the long thin room photographs badly it's quite a nice space. All comments help though 😊

I love the garden, much better for dc to ride bikes , play ball etc. And no grass to mow every week. Would be a plus for me.

Love your decor.

I would prefer a separate sitting room and then a big kitchen diner but that wouldn't put be off viewing.

Kitchen looks good.

Bathroom didn't look bad - not to my taste but had a separate shower and looked nice and spacious.

Need more photos. At least 1 photo of every room.

Garden wouldn't bother me - but I would spend maybe £1k making it more like a walled garden paradise than unloved paving. Planters with bamboo will be a quick fix to getting some greenery up. The place I just bought has a smallish paved gated entrance by with loads of planting and raised beds with foliage in - it was what attracted me to the property. Greener without the lawn mowing!

Floor plans are annoying - get flat ones with room sizes written on, and total sq ft clear.

It's a bit unconventional with the narrow bedroom getting the ensuite but that will work for some people.

It's overpriced. You bought it just over a year ago for £280K. Why do you think it's now worth £100K more? Putting on a garage adding a small bedroom and an en suite doesn't add on £100K. I hope you didn't pay anything like that for the work.

It is still really a 3-bed house with a small 4th bedroom. The en suite would have more value if it could be used by the 1st or 2nd bedroom or the whole family.

I think it would be best as a 3-bed house with a guest room/ en suite.

You can't add on what you have and expect to increase the price by 33%. It's still a semi, it still has a small garden that is dire, to be frank. You need to sort that and get some lawn- this is a family house.

The photos are awful- they are taken at a weird angle.

And yes, agents will over value cos they are greedy.

I think you'd be looking at £325 max. Brexit has not affected the north or anywhere really.

The other thing OP is that buyers will look at the Land Registry site and see what you bought it for last year ;)

There are quite a few period houses for sale near you- albeit terraced or semis- or the new development of town houses, or modern 4-beds on an estate with 4 beds / 2 baths for £335.

Your house is nice - the bay windows etc give it character and trad semis like it always sell, but I think you are pricing it in the wrong bracket for what it is.

You have way too much furniture in the lounge, its fine to live in and nice and cosy but it is too cluttered for photography. You need floor space. I would clear the bay window area myself.

I would remove the rug, loose a chair (. Yellow or grey) remove the footstool, remove the tub chair. The tv unit is too big. I think the table and chairs look out of scale, they would be better nearer the wall, or changed for smaller. I'd also take the coffee table out. I would paint the fireplace as it's sucking light out of the room.

I don't like the gates as they look very 80's I would prefer nice wooden gates.

Agree with other comments re bedrooms.

And whoever posted the lovely garden room...yes that's what I came on to post. The big wall needs softening. It needs nice furniture ( ikea do good outdoor stuff ) but mostly it needs big plants. Lots more green. Also looks like the fence is falling down.

I don't like the leaded windows, but that might just be me.

I'd drop the price and add in recently extended and remodelled to the blurb. Honestly it looks very hemmed in and it's a lot of money to be surrounded by houses. You may have over extended it a bit. The only way to remedy that is to drop the price. I would remove from the market and find a new EA and tweek the house ready for Jan.

Also are you on a parking permit road? Wondering about the sign outside.
