I was going to say the garden would be a deal breaker but looking at the area, lots of amazing houses with smaller back yard type gardens - it can be grassed at least but that would cost the buyer.

The increase in cost by 100k in a year - is it warranted?Be prepared to drop the price.

Can you get feedback from the previous viewer? Get your EA to do more marketing, you are paying then after all.

I sort of know the area and agree with the point above that people are often after townhouses with bigger rooms, even if the overall space is OK. Lots of the townhouses in that general area are fairly labrynthine in comparison.

The ensuite off the elongated box room is going to make people not consider it if they wanted a master with an ensuite.

I'm not a fan of grey, but you've got nice warm touches which make it work. I like the shots of yellow, even if the photos don't convey how it would feel irl and the dark floorboards add warmth and make it feel less like breezeblock grey.

And the paved yard is offputting for many. OK, so a typical 4 bed newbuild doesn't have more garden than that, but it's greener. I think, if you could find a closing down homebase, or the like, you might find some more opulent wooden garden furniture on clearance. Maybe a couple of larger (than you already have) planters dotted around - all portable so you can take it with you. And, if you can borrow a pressure washer, use it because the flags look quite green. (And good advice from my parents - give it a blast inside door frames etc to make them look absolutely pristine!)

have u done extensive work since last year? i think ur £80k out of realistic prince range

i like the house and decor and the yard is big enough so i could turf if desired (we astro'd the last place).

the bathroom is weird, would definitely rather the en suite on the master.

pics of all rooms on advert, people don't want to look round, they want to explore ur house from their phone, give them more pics than they can shake a stick at.

in skinny room i'd empty, turn bed and retake pic to make it look bigger.

if ur not getting any interest ultimately it's down to price tho

I think we need some insight into the price.
Are you nr great schools for example? Or good commuting links to the city or airport? I know the NE and I know families could get a lovely detached house with 2 en suites for that price unless they had reasons for living in your road.

I like your kitchen. I like the lounge. I don't agree with posters who say it's not homely. I hate cluttered homes and ones in my area sell faster if they are minimalist inside.

The garden or lack of is an issue.

The skinny bedroom is a no-no. Make it a study or a better bedroom.

But the garden is the real issue. Have you thought of paying to have it sorted- turf and plants? Spend £5K on it, drop your price £75K and it will sell.

Prices in Jesmond have not gone up c 33% in a year no matter what you have done to it.

It is a nice house,well presented. It has a couple of oddities but houses will always sell at the right price so I guess that this isn't the right price. However I live in London so it looks like a bargain to me.

Personally I'd make the skinny bedroom and the smaller bedroom into one- a large master with an en suite. The skinny bedroom doesn#t warrant an en suite- it all needs reconfiguring.

With the skinny bedroom - it says on the description that it is 6ft 5inches wide, do you have a standard 4ft 6 double bed in there? If so I would turn it around so that the headboard is on the window wall, you should have almost a foot each side which is enough for a (v small!) bedside table each side and I think visually would make a difference to the proportions of the room, that and removing the sofa would I think make it look much better.

Agree with the other comments on the garden - for me that would be the real sticking point.

Gorgeous house OP ~ and Jesmond is absolutely gorgeous (I'm quiteclose to you, and I'd love to live in Jesmond Smile). I think it's probably realistically priced.

The biggest issue for me is the lack of a garden, but I'm not sure what you could do about that ~ is it possible to un-pave it? A four-bed semi is a family home and I wouldn't choose to move into one without a garden if I had young kids

Washing machine is too prominent in the kitchen pic - why is it jutting out into the room?

Agree with the other comments. Looks lovely from the front. Garden is not a terrible size but just looks a little bleak, it needs to look like somewhere you'd enjoy sitting.

What does your estate agent have to say?.

They will in order to get the bizz say its worth more then after a while a small price reduction perhaps;!

And some agents are better than others:!

Good points -
Looks well maintained and clean;
Kitchen;
Fire places.

Bad points:
Cheap looking windows;
Paved, uncared for garden;
Too much grey paint, but it would not put me off buying;
Poster in teen's bedroom;
Unfitted washing machine might put some off - not me.
Don't know the area or whether or not is overpriced but if you have put it up by nearly 100k you will need to explain why to prospective buyer - x on extension, X on kitchen etc.

Sorry not ignoring you all. We have spent a lot putting an extension on since we bought it and got three valuations from EAs. They all said a similar price. We are very close to an outstanding primary school. I'm inclined to think it is slightly overpriced though. I'm very grateful for all your comments and will consider everything suggested. Unfortunately I don't think we will be able to stretch to knocking down walls, etc but a lot of what you are all saying makes sense.

Read the copy aloud to yourself - the agents use the words 'offers' and 'showcases' way too much, to the point where it starts to sound a bit like an estate agent parody.
